Choyce Peterson Negotiates 39,649 SF Lease for Triton International’s Largest Global Office to Remain in Purchase, NY

NORWALK, Conn. /ScoopCloud/ -- Choyce Peterson, Inc. (choycepeterson.com), a full-service commercial real estate brokerage firm, announced the successful conclusion of lease negotiations on behalf of Triton International (Triton) (tritoninternational.com), an intermodal container leasing corporation, for a 39,649 square foot (SF) office at 100 Manhattanville Road in Purchase, N.Y. This transaction represents the largest office relocation lease on the east side of Westchester County completed in 2022. Choyce Peterson Principal John Hannigan and Vice President Charlene O'Connell represented Triton International in this transaction.

With Triton's lease expiring at 100 Manhattanville Road, they reached out to Hannigan who had represented them in their previous lease renewal at this address. Triton then appointed Choyce Peterson as their exclusive representative based in part on their favorable past experience, tenant representation expertise and distinctive knowledge of the area market. Hannigan and O'Connell met with the Triton team to understand their needs and the estimated office size they wanted to establish for their largest global office.

Regional Managing Principal Julia Lindh of MKDA Architects also joined the team to optimize the new space design and layout to bring Triton's vision of their future workspace to fruition. She had previously designed the existing Triton space at 100 Manhattanville Road. After a series of meetings with Triton executives, she calculated the square footage required for a new space and created concept plans for a collaborative, modern office. Attorney Dale Lois of Levine & Levine, PLLC advised Triton on the legal aspects of the transaction. Glenn Walsh, Executive Managing Director of Newmark, represented the landlord, RPW Group, in this transaction. RPW Group purchased 100 Manhattanville Road in October 2019.

Choyce Peterson Publishes Year-End 2021 Lower Fairfield County Office Space Availability Poster

The full-size poster depicts silhouettes of 96 buildings with a total inventory of 18.2 million square feet (sf) and tracks changes in office space availability from Year-End 2020 to Year-End 2021 in larger, primarily multi-tenanted Class A office buildings in Stamford, Norwalk, Greenwich, and Westport. The unique study illustrates the absorption and give back of direct and sublease space, as well as overall availability statistics.

This report shows there was a 0.9 percentage point decrease in total availability during 2021, from 29.8% at Year-End 2020 to 28.9% at Year-End 2021. Of the 5,277,382 sf of available space: 3,738,928 sf (70.9%) is on a direct basis while 1,538,454 sf (29.1%) is sublease space.

The following refers to the poster's "availability rate" at Year End 2020 vs. Year-End 2021 in each market surveyed:

* Stamford decreased from 34.1% to 30.4%. Of the 31 buildings surveyed, 17 experienced a decrease in available square footage, 10 had an increase and 4 were unchanged. 300 Atlantic Street, 1 Landmark Square, and One Station Place (Metro Center) combined added 145,781 sf of available space, while 290 Harbor Drive, 2200 Atlantic Street (1 Harbor Point), and 3001 Summer Street combined leased 258,461 sf. Interestingly, of the 2,913,696 sf of available space in Stamford, five buildings account for 47%, or 1,370,324 sf, of the total.

* Norwalk increased from 34.6% to 38.3%. Of the 20 buildings surveyed, 10 experienced a decrease in available square footage, 8 had an increase and 2 were unchanged. 201, 301 and 401 Merritt 7 combined added 157,689 sf of available space, and 801 Main Avenue and 20 Glover combined leased 90,914 sf. The 38.3% availability is the highest level since we started tracking these buildings ten years ago.

* Greenwich, the strongest of the four markets, decreased from 16.1% to 15.5%. Of the 25 buildings surveyed, 14 experienced a decrease in available square footage, 3 had an increase and 8 were unchanged. 100 West Putnam Avenue, 1 American Lane and 411 West Putnam Avenue combined added 196,409 sf of available space, and 1 Greenwich Plaza, 600 Steamboat combined leased 148,992 sf. A rare occurrence in the market: there is now essentially an equal amount of sublease and direct space available in Greenwich.

* Westport increased from 12.6% to 16.0%. Of the 20 buildings surveyed, 5 experienced a decrease in available square footage, 6 had an increase and 9 were unchanged. 276 Post Road W, 57 Greens Farms Road and 285 Riverside Avenue combined added 53,491 sf of available space, and 33 Riverside Avenue and 274 Riverside Avenue combined leased 25,440 sf. Two points of interest: there is almost double the amount of available sublease space versus direct, and 13 of the 20 buildings surveyed have either no space for lease or less than 5,000 sf available.

"It's certainly an interesting office market environment where two sub-markets had a decrease in availability (Greenwich and Stamford), while two sub-markets had an increase (Norwalk and Westport)," stated John P. Hannigan, co-founder and a principal at Choyce Peterson. "There's a balancing act going on right now: on one hand, sublease space continues to be added to the market, while at the same time Greenwich and Stamford in particular are attracting companies from outside the area who are absorbing large amounts of space. As a result, we expect the overall availability rate to remain relatively the same during the first half of 2022."

Adam M. Cognetta, vice president at Choyce Peterson noted, "Sublease supply, fueled by a shift in workplace trends and an underlying uncertainty, is something we continue to track closely as it remains a primary contributor to overall availability. Interestingly, we're seeing well-located assets at premium price points attract more interest and outperform the broader market."

Transactions are even being completed with companies who have two plus years of term remaining on their leases. The full-size poster depicts silhouettes of 96 buildings with a total inventory of 18.2 million square feet (sf) and tracks changes in office space availability from Year-End 2020 to Mid-Year 2021 in larger, primarily multi-tenanted Class A office buildings in Stamford, Norwalk, Greenwich, and Westport. The unique study illustrates the absorption and give back of direct and sublease space, as well as overall availability statistics.

This report shows there was a 1.9 percentage point increase in total availability during the first half of 2021, from 27.8% at Year-End 2020 to 31.7% at Mid-Year 2021. Interestingly, of the 361,923 sf increase in total availability, 88% is due to new sublease space added to the market.

The following refers to the poster's "availability rate" at Year End 2020 vs. Mid-Year 2021 in each market surveyed:

* Stamford increased from 34.1 to 35.1%. Of the 31 buildings surveyed, 11 experienced a decrease in available square footage, 12 had an increase and 8 were unchanged. 300 Atlantic Street, 1 Landmark Square, and 677 Washington Boulevard combined added 157,672 sf of available space.
* Norwalk increased from 34.6% to 35.8%. Of the 20 buildings surveyed, 7 experienced a decrease in available square footage, 9 had an increase and 4 were unchanged. 383 Main Avenue, 201 Merritt 7 and 401 Merritt 7 combined added 81,883 sf of available space.
* Greenwich increased from 16.1% to 21.8%. Of the 25 buildings surveyed, 9 experienced a decrease in available square footage, 7 had an increase and 9 were unchanged. 1 American Lane, 100 West Putnam Avenue, and 411 West Putnam Avenue combined added 249,173 sf of available space.
* Westport, the strongest of the four markets, increased from 12.6% to 13.6%. Of the 20 buildings surveyed, 3 experienced a decrease in available square footage, 7 had an increase and 10 were unchanged. 500 Post Road E, 276 Post Road W, and 315 Post Road W combined added 17,725 sf of available space.

"Over the past five years, this is only the second time that all four sub-markets have shown an increase in availability," stated John P. Hannigan, a principal at Choyce Peterson. "The total availability increased by 1.9 percentage points over the past six months. And in the twelve-month period (July 1, 2020 - June 30, 2021) it increased by 3.9 percentage points. After touring the available buildings throughout Fairfield, Southport, and Westport, Mr. Cognetta and Mr. Hannigan solicited proposals from numerous landlords. Mr. Kelly worked with a local architect recommended by Choyce Peterson to design a space that was thoughtfully laid out and aesthetically modern. The Choyce Peterson team negotiated a long-term lease with favorable financial terms for APTMetrics, including free rent and a custom build-out provided by the landlord.

Choyce Peterson Negotiates New 6,500 SF Westport, CT Office for Keller Williams Prestige Properties

NORWALK, Conn. /ScoopCloud/ -- Choyce Peterson, Inc. (www.choycepeterson.com), a full-service commercial real estate brokerage and consulting firm, recently announced the successful conclusion of lease negotiations on behalf of Keller Williams Prestige Properties ('KWPP') (www.kellerwilliamsprestigeprop.com) for a new 6,500 SF office at 276 Post Road West in Westport, CT. Choyce Peterson Vice Presidents Adam Cognetta and Charlene O'Connell represented KWPP in this transaction.

When Stephen Scott, CEO of KWPP, was ready to expand his Stamford-based residential real estate business into the Westport area, he called Cognetta, with whom he and his brokerage team had an existing professional relationship. Scott explained that he was seeking a building with excellent visibility that could offer a flexible working space. In addition, KWPP required abundant parking to accommodate a transient agent team and increased employee count during on-site training days.

After touring buildings throughout the Westport area, and soliciting proposals from numerous landlords, Scott and his team decided on 276 Post Road West. This building had existing conditions which were modified to allow the right mix of training, office, break-out and open space. In addition to negotiating a landlord-funded buildout, Cognetta and O'Connell successfully made a case for the Landlord to expedite renovations of the common bathrooms, building entry and facade which together with an enhanced landscaping program, will give the building a much more contemporary look.

Choyce Peterson Publishes Year-End 2020 Lower Fairfield County Office Space Availability Poster

NORWALK, Conn. /ScoopCloud/ -- Choyce Peterson, Inc. (www.choycepeterson.com), a full service commercial real estate brokerage firm with a specialization in tenant representation, announced the release of its 22nd semi-annual Lower Fairfield County Office Space Availability Poster. While 2020 started with a high availability rate, it was widely expected that there would be a significant amount of available office space added to the market. This report shows otherwise as there was only a 2.0 percentage point increase in total availability, from 27.8% at Year-End 2019 to 29.8% at Year-End 2020.

The full-size poster depicts silhouettes of 96 buildings with a total inventory of 18.2 million square feet and tracks changes in office space availability from Year-End 2019 to Year-End 2020 in larger, primarily multi-tenanted Class A office buildings in Stamford, Norwalk, Greenwich, and Westport. The unique study illustrates the absorption and give back of direct and sublease space, as well as overall availability statistics.

The following refers to the poster's "availability rate" at Year End 2019 vs. Year End 2020 in each market surveyed:

* STAMFORD increased from 30.2 to 34.1%. Of the 31 buildings surveyed, 16 experienced a decrease in available square footage, 12 had an increase and 3 were unchanged. Three buildings added a staggering 570,000 square feet of available space: 1 Harbor Point Square (sublease space), 201 Tresser Blvd (Purdue Pharma building) and 301 Tresser Blvd (direct space).

* NORWALK increased from 32.5% to 34.6%. Of the 20 buildings surveyed, 6 experienced a decrease in available square footage, 8 had an increase and 6 were unchanged. 200 Connecticut Avenue and 535 Connecticut Avenue added the most space (94,222 square feet).

* GREENWICH decreased from 18.1% to 16.1%. Of the 25 buildings surveyed, 11 experienced a decrease in available square footage, 6 had an increase and 8 were unchanged. 1 American Lane and 100 West Putnam Avenue combined, decreased their availability by 46,003 square feet.

* WESTPORT, the strongest of the four markets, decreased from 15.9% to 12.6%. Of the 20 buildings surveyed, 6 experienced a decrease in available square footage, 4 had an increase and 10 were unchanged. 55 Post Road West, 276 Post Road West and 285 Riverside Avenue combined, decreased their availability by 41,516 square feet.

"I'm sure this report will perplex many people," stated John P. Hannigan, a principal at Choyce Peterson. Hannigan continued, "I've had numerous conversations with area executives and read many reports about the demise of office space. To date, our regional market has weathered the storm of COVID-19. In fact, two of the four markets surveyed, Greenwich and Westport, have seen a decrease in availability rates. Greenwich benefited from NYC based companies leasing space, while Westport's absorption was mainly comprised of companies relocating within Fairfield County."

He added, "With an increase in available space in Stamford and Norwalk, landlords in these markets are now more flexible with financial and business terms when negotiating leases. In fact, in the second half of 2020 we obtained significantly favorable results for our clients including rental rates below the ask and a substantial amount of free rent, with landlords funding and providing a new office buildout based on a tenant's specifications."

Adam Cognetta, vice president at Choyce Peterson noted, "While there has been and remains a heavy focus on strong residential market dynamics, commercial office market activity was frozen for most of 2020 and since late fall has been thawing out. We expect the uptick in activity to continue through 2021, partially offset by the longer-term implications of work-from-home flexibility and post-pandemic workplace planning. As leases expire, executives will be focused on evaluating appropriate sizing and lease terms among other key considerations."
