Altavera Mortgage Services Notes Uptick in Non-QM Activity from Originators, Aggregators and Investors

DENVER, Colo., April 20, 2016 (SEND2PRESS NEWSWIRE) -- Altavera Mortgage Services (Altavera), the premier provider of third-party residential mortgage origination services, reports a marked uptick in non-Qualified Mortgage (non-QM) inquiries in the first quarter of 2016. According to President and Founder Brian Simons, staffing requests from Altavera's clients suggest the industry is preparing for increased business in Q2 and the second half of 2016.

"While non-QM still represents only a portion of our overall client portfolio, approximately 35 percent of new client inquiries are for non-QM work," said Simons. "We're seeing a rise in demand from originators for underwriting and processing support and from aggregators for pre-purchase review."

Non-QM loans are mortgages that do not meet the standards of a Qualified Mortgage (QM) as defined by the 2010 Dodd-Frank Wall Street Reform and Consumer Protection Act (Dodd-Frank). While not inherently high-risk, these mortgages do not fit into the complex rules associated with QM loans.

"One of our clients recently requested four additional underwriters and three additional processors to prepare for their projected volume over the next few months," said Simons. "We also know of several non-QM investors that are hiring extra business development and sales personnel. In our experience, these kinds of staffing trends are a good indicator of what's in the pipeline."

In addition, Simons pointed to a gradual easing of credit by some lenders as well as a greater comfort level by banks to hold non-QM product. In its January 2016 Senior Loan Officer Opinion Survey on Bank Lending Practices, the Federal Reserve reported that lending standards are beginning to ease for all non-QM loan types except subprime loans. Further, as recently reported in Inside Nonconforming Markets, origination of interest-only mortgage loans was up 8.5 percent in 2015 versus 2014, and much of the interest-only product is being held by banks.

"We anticipate that as interest rates increase, we'll see even more interest in non-QM products," said Altavera Chief Operating Officer Debora Aydelotte. "Already, our clients are originating a variety of non-QM loan types, from jumbo loans to loans with a higher debt-to-income ratio than what's allowed under the QM rules. We're also seeing increased interest in early foreclosure release and asset inclusion loans."

Borrowers who have forfeited their homes in a foreclosure sale typically must wait a prescribed number of years before applying for another QM loan. Early foreclosure release is a type of non-QM loan that allows borrowers to take out a mortgage before the prescribed waiting period ends. Asset inclusion is a type of non-QM loan where the borrower relies on assets (often income from self-employment) to cover some of the loan's income qualifications.

"Early indicators from the last three months point to a healthy non-QM market in 2016 that will exceed 2015 volumes by a material margin," concluded Simons.

DENVER, Colo., Oct. 6, 2014 (SEND2PRESS NEWSWIRE) -- On Oct, 22, 1914, less than three months after the start of World War I, one of the largest food relief programs the world has ever seen was begun when the Commission for Relief in Belgium (CRB) was founded in London by a group of prominent Americans, according to Jeffrey B. Miller, author of a new nonfiction book, "Behind the Lines, WWI's little-known story of German occupation, Belgian resistance, and the band of Yanks who saved millions from starvation" (ISBN: 978-0990689300; Milbrown Press), which chronicles the start of the CRB, the first CRB delegates, and Belgium under the harsh German rule.

The CRB, working with its counterpart in Belgium, the Comite National (CN), fed more than 9 million Belgians and northern French behind German lines for four years as the "Great War" took the lives of approximately 9 million soldiers. The CRB bought, shipped and delivered food through an English blockade into German-occupied Belgium. Thirty to fifty relief ships were in transit every day. From Rotterdam the food was transferred to more than 300 canal barges and brought into Belgium via its canal system. The food was then distributed by more than 40,000 Belgians working with the CN.

The CRB was founded and led by Herbert C. Hoover, who became known after the war as the "Great Humanitarian," and later became America's 31st president (1929-1933), in part because of his WWI work. The privately operated CRB was funded by worldwide donations and government subsidies from America, Britain, France and Belgium.

"This was a much more lasting and complex and diplomatically unprecedented initiative than anything that might arise from a temporary crisis," says George H. Nash, Hoover biographer and author of several volumes about him. "The CRB/CN relief effort was organized across the entire country of Belgium; every community was fed, every civilian had to receive assistance. That's what makes the CRB stand apart from everything that came before it in the way of humanitarian intervention."

Ultimately, the CRB not only saved more than 9 million people from starvation; it changed the way Americans saw themselves and how the world saw America.

For Hoover personally, the CRB meant a transformation from successful mining engineer to a man admired around the world. According to historian Nash, "Hoover became an international hero. How were people becoming heroes in WWI? Mostly as soldiers on the battlefield, or great generals organizing victories on the battlefields, or civilian world leaders. Hoover made his reputation not by killing people or organizing warfare, but by saving people from the consequences of warfare."

DENVER, Colo., Sept. 30, 2014 (SEND2PRESS NEWSWIRE) -- In response to the estimated 287,279 pounds of legal marijuana that will be sold in Colorado this year and the millions of containers used to package it, Higher Standard Packaging of Denver announced today the introduction of the first eco-friendly containers composed of FDA-approved, recycled milk jug plastic and manufactured specifically for the marijuana industry.

R2 Containers are created from recycled milk jugs consisting of 100 percent high-density polyethylene (HDPE-2). Manufactured in the U.S. and BPA free, this resin meets stringent purity standards through a patented cleaning process that eliminates all contaminants without exposing the resin to any chemical treatments or processes. The FDA has approved the recycled resin for food contact.

The resin meets strict sustainability standards and according to EPA data, it accounts for far less environmental impact than virgin resin used in other containers. Production of recycled resin uses 90 percent less energy and emits 78 percent less greenhouse gases than virgin resin.
