IDS Honored as Bronze Stevie® Award Winner In 2021 American Business Awards®

SALT LAKE CITY, Utah /ScoopCloud/ -- Mortgage document preparation vendor International Document Services, Inc. (IDS), announced today it was named the winner of a Bronze Stevie® Award in the Customer Service Department of the Year category in The 19th Annual American Business Awards®.

Customization and knowledgeable client service are two of the hallmarks of working with IDS. For the team members of the customer service department, embodying those commitments means going above and beyond to resolve client questions, issues and concerns as quickly as possible, even if it means stretching themselves outside the bounds of the typical customer service agent.

This dedication has directly contributed to IDS' consistently high customer satisfaction rates. In 2020 IDS maintained a 99% satisfaction rate, which is much higher than Global Benchmark at 94% and Software Industry Benchmark at 96%. IDS had an average of 12.0 hours average first reply time, better than the industry average of 14.8 hours. Remarkably, this was all accomplished during the pandemic, which caused a shift to remote operations amidst a refinance boom, both of which also contributed to a significant increase in the number of tickets IDS received.

"IDS has always focused on meeting our customer's needs and 2020 was no different," said IDS Vice President and General Manager Mark Mackey. "Our customer service department ensured IDS continued to provide fast and effective service in the middle of a global pandemic, all while adapting to new levels of customer expectations with extreme flexibility and dedication."

The American Business Awards are the U.S.A.'s premier business awards program. All organizations operating in the U.S.A. are eligible to submit nominations - public and private, for-profit and non-profit, large and small.

"The American economy continues to show its resilience, and as we're poised on the beginning of what should be a phenomenal period of growth, we celebrate the remarkable achievements of a wide range of organizations and people over the past 18 months," said Stevie Awards president Maggie Gallagher. "This year's Stevie-winning nominations in The American Business Awards are testament to the ingenuity, the commitment, the passion, the adaptability, and the creativity of the American people. We look forward to celebrating this year's winners during our virtual ceremony on June 30."

Nicknamed the Stevies for the Greek word meaning "crowned," the awards will be virtually presented to winners during a live event on Wednesday, June 30. Tickets for the virtual event are now on sale.

IDS Expands Settlement Agent Roles in Solitude Solution

SALT LAKE CITY, Utah /ScoopCloud/ -- Mortgage document preparation vendor International Document Services, Inc. (IDS), announced it has updated and expanded several features within its eClose platform Solitude Solution to streamline the closing ceremony and better support the settlement agent's role in the closing process.

Settlement agents now have the ability to view the signing progress alongside borrowers in the eSign Room, making it easier for agents to answer questions that may arise during the closing ceremony. Additionally, settlement agents have access to view all documents in the closing package, rather than just those assigned to the agent as a task.

"By granting more access to settlement agents, we have enabled our clients to more efficiently manage borrower inquiries and keep their process moving," said IDS Vice President and General Manager Mark Mackey. "This change also helps our clients build borrower trust by equipping agents with the knowledge to support each closing package."

To further enhance the efficiency of the process, agents can print wet-signed documents prior to the note date in preparation for the closing ceremony, saving time at the table. Agents also have the capability to create eSign, wet sign or acknowledgement documents and upload them during the preview phase. This functionality simplifies the closing process for the borrower by allowing settlement agents to add their proprietary documents into the final closing package for signing in advance, for their review.

"These updates have been made in IDS' ongoing effort to offer our clients and their borrowers the best possible experience," said Mackey. "Digital closings are constantly evolving, as is Solitude Solution. The role updates will allow settlement agents to more easily complete tasks and lend to a smoother closing process."

IDS Caps Off a Successful 2018 with New Mortgage Doc Prep System Functionality, LOS Integrations, and Individual Honors

SALT LAKE CITY, Utah /ScoopCloud/ -- Mortgage document preparation vendor International Document Services, Inc. (IDS), announced it completed 139 updates to its flagship mortgage document preparation platform idsDoc in 2018. These updates were made in response to regulatory, client and investor directives. They also included the addition of new digital mortgage functionality and loan origination system (LOS) integrations.

As a result of these efforts, several IDS employees were honored by national industry trade publications for their contributions to both IDS and the mortgage industry.

"2018 marked a significant year of growth and development for IDS and the idsDoc platform, and as we move into 2019, IDS is on track to continue that trend, with several major system updates in the works," said IDS Vice President and General Manager Mark Mackey. "With nearly 60 percent of our employees working in New Product Development, Software Development and Customer Service, our top priority is to provide our clients with the tools they need to succeed in today's market, and having the industry recognize our talented group of employees for those efforts was truly an honor."

IDS kicked off its major system updates in 2018 by announcing the addition of hybrid eClosing capabilities in idsDoc. The new functionality was designed in response to "real-world" investor acceptance of digitally executed mortgage transactions and allows borrowers to electronically sign and execute the majority of closing documents.

Next, IDS announced the addition of an integrated XML file creation and submission system specifically for the Uniform Closing Dataset (UCD) to help clients avoid critical and fatal errors in the GSEs' delivery systems. IDS also made significant changes to idsDoc in advance of the October 2018 implementation deadline for TRID 2.0. Changes to the system included Loan Estimate (LE) Estimated Cost Expiration date inputs, the availability of Alternative LE/Closing Disclosure (CD) forms for simultaneous subordinate financing, disclosure of seller paid fees and principal reductions, data entry for the Summary of Transactions and Liabilities and Payoffs, and updates to the rounding and truncation of percentages. There were also TRID 2.0-related updates made to the LE/CD and Totals pages and the 1003 and Construction Lending sections in idsDoc.

In addition, IDS rolled out a brand new interface with MortgageFlex Systems in October 2018 that operates on the MISMO Version 3.3 data standard, ensuring joint IDS-MortgageFlex customers are able to fully comply with a host of regulatory requirements that operate off the MISMO Version 3.3 standard, including the UCD and TRID 2.0.

These efforts earned several IDS employees industry recognition in 2018. IDS In-House Counsel and Compliance Officer Vince Wilson was named to HousingWire Magazine's 2018 HW Rising Stars list, and Implementation Expert Tobias Griffith was also recognized by the publication as a 2018 Insiders Award honoree. Additionally, Beckie Santos, IDS's New Product Development Manager, was named to Mortgage Professional America's 2018 Elite Women in Mortgage list as well as HousingWire's 2018 Women of Influence list.

Continuing to strive for internal excellence, IDS announced in November the promotion of two employees to provide additional support in mission-critical areas of the organization. Former Manager of Implementation Clint Salisbury moved to the Sales and Marketing team, and Travis Carroll, who previously worked on the Integrations team, moved into Salisbury's role as head of the Implementation department.

"By building on the achievements and strategic personnel decisions we made in 2018, 2019 promises to bring even more exciting changes for IDS and its customers, and we look forward to continuing to help our clients meet the challenges of today while planning for the demands of tomorrow," Mackey said.

IDS Completes TRID 2.0 Updates to Mortgage Document Preparation Platform

SALT LAKE CITY, Utah /ScoopCloud/ -- Mortgage document preparation vendor International Document Services, Inc. (IDS), announced it has completed modifications to its flagship mortgage document preparation platform idsDoc related to TRID 2.0.

The changes, which went live in idsDoc earlier this month, include updates to the rounding and truncation of percentages, Loan Estimate (LE) Estimated Cost Expiration date inputs, the availability of Alternative LE/Closing Disclosure (CD) forms for simultaneous subordinate financing, disclosure of seller paid fees and principal reductions, and data entry for the Summary of Transactions and Liabilities and Payoffs. In addition, TRID 2.0-related updates were also made to the LE/CD and Totals pages within idsDoc, as well as the 1003 and Construction Lending sections.

"While the next iteration of TRID doesn't represent quite the sea change that the October 2015 rule did, there are still quite a few elements in TRID 2.0 that will change how lenders operate day-to-day, and we feel confident that the modifications we've made to idsDoc will help smooth our clients' transition to TRID 2.0," said IDS Vice President and General Manager Mark Mackey. "If they have not already done so, we highly encourage our clients to make themselves familiar not only with the amendments to the TRID rule, but also the corresponding changes with idsDoc prior to October 1 to ensure a successful implementation."

In addition to the document-related changes outlined above, TRID 2.0 also closes the "black hole" created by the initial version of the rule, thus allowing lenders, in certain instances, to reissue a CD to reset tolerances after the original CD was issued.

"With TRID 2.0, the Consumer Financial Protection Bureau has offered some much-needed clarity on the issue of under what circumstances lenders can re-issue the CD without penalty," Mackey added. "This, along with the other rule clarifications contained in TRID 2.0, should give lenders greater certainty that they are operating within both the letter and spirit of the regulation."

IDS clients can find additional information on TRID 2.0, including webinar recordings and other documentation, under the "Resources" tab in idsDoc. Non-IDS clients wishing to gain access to these materials should contact can contact marketing@idsdoc.com.

IDS Adds Hybrid eClosing Capabilities to Its Mortgage Doc Prep Platform

SALT LAKE CITY, Utah /ScoopCloud/ -- Mortgage document preparation vendor International Document Services, Inc. (IDS), announced that its clients now have the capabilities to conduct hybrid electronic mortgage closings through its flagship mortgage document preparation platform, idsDoc. Hybrid eClosings allow for faster, more seamless mortgage real estate closing transactions, which can help lenders meet the Consumer Financial Protection Bureau's (CFPB) "Know Before You Owe" mandate to improve the borrower experience for consumers.

"IDS's philosophy has always been to provide solutions that help our clients meet the challenges they face today while planning for the challenges they could face tomorrow," said IDS Vice President and General Manager Mark Mackey. "Now that investors are starting to accept hybrid eClosings, we felt the timing was finally right to add that capability to idsDoc so that our clients are able to keep pace with industry acceptance of electronic processes along the eMortgage continuum."

Through this new functionality, lenders will be able to have borrowers electronically sign and execute the majority of closing documents through the idsDoc eSign room. The promissory note and any documents requiring notarization will still need to be wet-signed, though IDS plans to add eNotarization and remote notarization capabilities as those processes become legal in more states.

"Even though 21 states allow some form of eNotarization, investors are still wary of accepting loans with electronically notarized documents. In addition, only three states - Nevada, Texas and Virginia - have enacted legislation allowing remote notarizations," Mackey explained. "Once eNotarization and remote notarization become reality for the vast majority of IDS customers, we will be ready with the functionality to allow them to meet this new challenge head on."

IDS Gains Market Share in 2017 Despite Industry Downturn

SALT LAKE CITY, Utah /ScoopCloud/ -- Mortgage document preparation vendor International Document Services, Inc. (IDS), announced it increased its share of the mortgage document preparation market in 2017, even though the industry overall experienced a decline in volume.

According to the Mortgage Bankers Association's (MBA's) "MBA Mortgage Finance Forecast" for December 2017, total mortgage originations are expected to reach $1.71 trillion by the end of the year, which is nearly 17 percent below 2016's total mortgage origination volume of $2.051 trillion. In spite of this decline in volume, IDS Vice President and General Manager Mark Mackey reports the firm increased its market share by 5.9 percent in 2017.

"With the mortgage industry shifting from a refinance-driven environment to one fueled by purchases, it was widely expected that there would be an overall drop in originations, and one would expect mortgage doc volume to track alongside that decline," Mackey said. "However, our numbers indicate that IDS gained ground in 2017, which is always encouraging to see in a down market."

In February, idsDoc introduced new borrower data collection fields that support compliance with the 2018 changes to Home Mortgage Disclosure Act (HMDA) reporting. The following May, IDS announced that it was the first mortgage document vendor to have its UCD XML file certified by Fannie Mae and Freddie Mac.

To further aid clients' efforts in complying with these changes and others, IDS also updated idsDoc to include the most recent reference model from the Mortgage Industry Standards Maintenance Organization (MISMO), Version 3.4 and is working on implementing Version 3.5.

Other major changes to idsDoc in 2017 included:

* Lender customization capabilities in the eSign room, including custom docs;
* Loan officer digital "sticky notes" for electronic documents;
* Spanish-language electronic documents;
* Pre-closing document preview capabilities; and
* New LOS pushback notifications.

Additionally, IDS increased its staff in several key areas including IT (75 percent), Development (35 percent) and Customer Support (33 percent). Also new in 2017 was the formation of its New Product Development team to guide development of new IDS solutions, led by former IDS developer Beckie Santos.

"Continuous refinement and improvement of idsDoc is always a top priority in any given year, and 2017 was no exception," Mackey explained. "Over the course of the year, we added 218 new audits to idsDoc, bringing the total number of audits available in the system to 2,929. Now that investors and regulators are becoming more accepting of electronically executed documents, our focus for 2018 on expanding the capabilities of idsDoc to allow our customers to execute fully electronic mortgage closings through our platform."

IDS Expands eSign Room Customization Capabilities

SALT LAKE CITY, Utah /ScoopCloud/ -- Mortgage document preparation vendor International Document Services, Inc. (IDS), announced it has expanded the settings and capabilities of its eSign room within the idsDoc mortgage doc prep platform. These new features enable lenders to create a more seamless and unified eSign experience for borrowers.

The expanded capabilities allow loan officers (LOs) and borrowers to upload custom documents to the eSign Room. When a document is uploaded, the LO is prompted to assign a signature type to the document - either eSign, wet sign or acknowledgment - or to simply insert the document into the package. From there, LOs can add signature lines and/or checkboxes to indicate where and how the borrower should sign. LOs can then insert the document(s) into the appropriate borrower document eSign list.

"eSignatures are a critical first step in the eMortgage process. If this part isn't working successfully and with precision, adding additional pieces like eClosing and eNotes is nearly impossible," said Mark Mackey, vice president and general manager of IDS. "By expanding the capabilities of the idsDoc eSign room to include custom docs and branding, we are helping our clients build trust with borrowers in the security and ease-of-use of the eSign process, which helps move those clients down the eMortgage path."

In addition, lenders can now incorporate their own branding within the IDS eSign room, creating a visually cohesive environment to preserve borrower trust with the eSign process. Another function to help consumers through the eSign process is the new LO comment feature, which allows LOs to insert digital "sticky notes" with directions or other pertinent information into documents.
