Current Builders Announces Final Phase of Construction at University Pointe

Current Builders Promotes Brett Schreiber to Vice President of Construction

Current Builders Launches ESOP to Retain and Attract Top Construction Employees

Credits will be allocated to employees based upon longevity and salary. Eligibility begins after one year of employment and is open to a wide range of employees, including hourly laborers, receptionists and all levels of management, as long as the key criteria have been met. This program is above and beyond Current Builders' already generous benefit programs which include a 401k, health insurance, disability insurance, life insurance and a bonus program.

Current Builders’ Uptown Boca Project Offers Key Lessons for Construction Industry

POMANO BEACH, Fla. /ScoopCloud/ -- Current Builders completed its largest construction project commission on-time, during the pandemic thanks to the firm's excellent communication strategies, tech savvy, and smart contingency planning. Uptown Boca is the most ambitious development constructed in western Boca Raton in the last 20 years.

The 38-acre site features a mixed-use program of approximately 156,000 square feet of retail and restaurant space along with 456 luxury rental units and two parking garages. The project is transformational for Palm Beach County and the pressure to meet the deadlines, despite the global issues, created a tremendous opportunity for the general contractor to test and enhance their skill set.

"Building a project of this magnitude during the pandemic provided some very valuable lessons for our team, ones we will be mindful of on all projects moving forward," said Brett Schreiber, Current Builders' Senior Project Superintendent and Partner, who managed both the retail and residential construction for Uptown Boca.

For Schreiber, enhanced communication was the key element for making this a successful project.

"There were a lot of curveballs thrown at us during this build," he explained, "The pandemic forced changes to the tenant mix and therefore to the structure. Often times, design and construction were happening simultaneously, with no room for error."

To keep track of all these major updates, the team relied on the technical prowess of Procore's construction management software to enhance efficiency. But also, elevated the art of transparent conversation and relationship building, even when it had to be done via Zoom.

"I cannot underestimate the importance of having excellent communication channels with the client/developer," he said. "No one wants to be blindsided, so when issues arose, we made sure the client understood the obstacles and was fully apprised of the plan to get the project back on track."

Often times, longer hours, nights and weekends were required to make that happen. For Schreiber, the relationships with the subcontractors were another critical factor.

"The subs can make or break your project," he continued. "And while we always treat our teams with respect and dignity, the pandemic heightened our awareness of using added motivation only when truly necessary. While the project managers always feel constant pressure, it is important to reserve the push for essential crunch times."

Dialogue with the inspectors was also a paramount reason for this massive project's success.

"Establishing a trusting relationship with the inspectors helped us complete this project on time," he explained. "We worked very closely with the inspectors, addressing issues immediately and keeping them in the loop at all times as to our progress. We also reached out to them to learn what to expect and what was going to be required to pass. Thanks to this strong level of confidence in our execution and follow through, the county was incredibly helpful in having us meet all the major inspection hurdles."

The pandemic also forced Current Builders to set up contingency plans in case the county's inspection department shut down, establish extensive COVID-19 safety protocols and make adjustments in staging and logistics due to the slow down of the supply chain.

"The entire Current Builders team is very proud of Uptown Boca," continued Schreiber. "Taking on the firm's biggest project, one that was in the media's spotlight, during the height of COVID-19, was a test of our abilities and management. Seeing the recognition and popularity this development is achieving now is very rewarding."

Current Builders Celebrates Construction Safety Week with Focus on Holistic Health for Workers

The project is a conventional construction build and will include 191 rental apartments, approximately 29, 500 square feet of office space, approximately 21,000 square feet of retail space and 400 parking spaces. Aldi grocery store and Starbucks have already signed on as tenants, and the Cornerstone Group will be moving its headquarters to the building. In addition, the county's Community Action and Human Services Division and City Commissioner Raquel Regalado will also lease office space.

Platform 3750 is being built on county owned land and is receiving funding from the city of Miami's "Forever Bonds" as it includes workforce housing. Of the 191 apartments, 78 are designated for people making up to 60% of the area median income. This redevelopment project was conceived to enhance economic activity in West Grove, a historically Black neighborhood, that is in dire need of affordable housing and income opportunities. According to the developer, the project will bring an expected 300 jobs to the area.

This project has a mix of financing including a $60.5 million loan through the HUD 220 program, $8 million from the county's surtax program, a $3.5 million city government obligation bond, a $1.95 million city HOME loan, $1.4 million from the county economic development fund, and $5 million in tax credit equity.

"This 3-D structural program allows accurate modeling before the construction phase," he explained. "And now, we can react faster to required changes while we are still in pre-con, saving us time and money."

Current Builder's expansion to the west coast of Florida meant a dramatic increase in wood frame construction. To better support this, they have been utilizing MWF PRO, a new modeling software.

"This Revit add-on gives us an increased level of detail, which is necessary as wood is much more sensitive than our standard concrete forms," Ho explained. "What we have found particularly beneficial is the intertrade clash detection. Now, our trade partners are well-aware of wood components and can coordinate their vertical penetrations to avoid wood studs. It also allows us to create accurate cut and count estimates for the reduction of wood cost and waste."

In addition, Current Builders has purchased semi-automated wall panel equipment from industry leader Panels Plus. Prefabricated wall panels produced in a controlled environment are an excellent alternative to traditional stick framing as they shorten the production schedule, reduce material waste and lower on-site labor costs.

Another tech addition inspired by the west coast expansion is the use of Open Space AI. This 360-degree camera is installed on a team member's hard hat, and as he walks around, the job site is fully captured and mapped to the plans automatically.

"This tech tool allows us to manage field-to-office communication in a much more efficient manner," said Ho. "Now, we can document the site frequently with ease and see what has been accomplished every day. This provides upper management with faster access, allowing quicker decisions based on field conditions."

Another software advancement the team has been employing is the Coordination Issues tool from Procore, a popular software utilized by Current Builders and throughout the industry. This new add-on graphically organizes every documentation about an issue with the click of a button.

"Before we had to sort through numerous documents, now all of that is synched and stored in one place so we can see every issue and its resolution status," he said. "So, if there is a wall with a clash regarding the HVAC, we can see everything about this issue at once, saving us a tremendous amount of time. The biggest time saver is being able to set a pin on a plan so the superintendent can figure out where the issues are graphically and not have to search amongst hundreds of documents to find it."

Saving time is one of the key reasons to implement new tech and for Ho, the Trimble Robotic Station is a terrific tool especially on massive projects such as the Uptown Boca development, which features both retail and residential components being built simultaneously.

"Once all the buildings are uploaded into the model, the robot will find anything you are looking for. At Modera Cornerstone, we are using precast panels on the garage. These panels slide in and are held in place with big bolt imbeds, but the bolts are installed in dirt long before the panels arrive, which can make them difficult to locate and install especially with an installation tolerance of 1/4 inch. But the Total Station can find them easily, saving us time. On that project, we did not miss one imbed location which is usually par for the course in that kind of construction."

For Ho, the rapid advancement of new tech is making the construction industry one of the hottest fields of the future. Current Builders Introduces Innovative Parking Garage Building Technique

"We are very proud of Mike's innovative advance which is helping accelerate our completion times."

"Aura Boca is the first project to utilize this innovative shoring system for the perimeter beams," explained Gillette. "The system consists of a 60,000-pound column mounted jack supported by wide flange W beams. This system eliminates the need for re-shoring under the beams which reduces costs and time, and additionally provides a 7-foot working table for iron workers and carpenters."

Gillette's innovation was partially inspired by bridge building techniques and his own on-going creative process. For the Aura Boca project, the Current Builders team was able to build a new floor every 12 working days, which is very rapid pace compared to the industry standard of 15-17 working days.

Tunnel form construction allows the contractor to cast walls and slabs in one operation in a daily cycle. The process combines the speed, quality and accuracy of factory/off site production with the flexibility and economy of in-situ construction. While this form of construction has been available for over 50 years, it is recognized as a modern method of construction that offers energy savings both during construction and the life of the building. Current Builders has always had a concrete structures division, but expanded CB Structures in 2006, and has been able to offer the tunnel form option, when others have not, because they have their own forms and employ their own crews.

"One concern developers face when considering tunnel form construction are the limited number of subcontractors that use tunnel forms," continued Severtson. "That is why we developed our own division, so we could provide the best options at all times to our clients."

The saving of construction time of tunnel form construction versus traditional ranges from 15-percent to 45-percent according to Concrete Society, depending on the project. One of the key factors in that time savings is the need for less employees on the job site.

"The number of overall employees needed on the site is greatly reduced with tunnel form construction," he said. "And when the labor market is tight, as it is now, smaller crews are important."

Current Builders explained the benefits to Broward Student Housing LLC, developer of the University Pointe/ Downtown Davie student housing project, which will offer upscale off-campus housing, featuring 860 beds and a variety of amenities. The project, which broke ground in June 2017, will have its topping out ceremony in April 2018 and is projected to be open in the spring of 2019.

"With 65,000 students attending the multiple universities in the area, the need for more housing in Davie was critical," said Severtson. "When we explained the benefits to the developer, they quickly realized a project like this was perfect for tunnel form."

Current Builders Introduces Drone and Virtual Technology to Enhance Onsite Safety and Resolve Issues in the Field

Ho sees this level of this immersive VR being about a year or so away, as currently the controls need to become more intuitive and user-friendly.

"Changes are coming rapidly -- it is an exciting time in the industry. Years ago, we would spend hours with clients showing them a variety of samples for kitchens and baths finishes, now they watch 3D models and instantly click through hundreds of different combinations," said Ho. "This has eliminated days, if not weeks, from this process because they are experiencing it in 3D instantly. The next step will be even more productive as it will be a truly virtual walk-through experience."
