MCTlive! Lock Volume Indices: April 2023 Data

A broad-based view of the entire market provides a more accurate picture of mortgage originations versus indices that are influenced by mega lenders. The April MCTlive! Lock Volume Indices is broken out by transaction type: purchase, rate/term refinance, and cash out refinance.

April MCTlive! Lock Volume Indices shows that after an upward trend in March, lock volume decreased slightly across the board for the month. Purchase lock activity was down 3% compared to March, rate/term refinance volume was down 2%, and cash-out refinance volume was down 3.6%. Lock activity in total was down 3% versus March. While there was a slight downturn in April, we should see lock activity begin to trend upward as the Fed reaches the terminal Fed funds rate and we begin to move into the Spring. As it stands, total lock activity is still down 29.75% from a year ago. That is primarily due to a drop off in refinance demand, as purchase lock activity sits 24.6% lower than at the same point last year. Rate and term refinance volume is down 56.87% from one year ago, and cash-out refinance volume is down 65% over that same period.

It is important to note that MCT's rate lock activity indices are based on actual dollar volume of locked loans, not number of applications. Especially in a tight purchase market, MCT believes its methodology (using actual loans locked vs. applications) is a more reliable metric. There is a higher likelihood of having multiple applications per funded loan, and prequals do not convert at as high of a rate in the current market as has historically been the case - especially when applications are counted at the early stage of entering a property address.

MCT AOT Automation Improves Mortgage Lender Profitability and Investor Efficiency

SAN DIEGO, Calif. /ScoopCloud/ -- Mortgage Capital Trading, Inc. AOTs are an increasingly popular industry practice that involves three counterparties - mortgage originator, mortgage investor, and broker dealer - transferring loan collateral and hedge positions to a mortgage investor and executing a tri-party agreement. While the AOT process has been automated for MCT mortgage originators for several years, recent improvements to the functionality have automated the process for participating correspondent investors with support from an integration with Agile's TBA platform.

March MCTlive! Lock Volume Indices show that after a downward trend in February, lock volume increased across the board for the month. Purchase lock activity was up 23% compared to February, rate/term refinance volume was up 39%, and cash-out refinance volume was up 28%. Lock activity in total was up 24% versus February. The fall of Silicon Valley Bank and the expectation of the fed to ease rate hikes resulted in a modest drop in mortgage rates in March. As the fed reaches for its terminal fed funds rate and we begin moving into the spring, we should see the affect on purchase activity. As it stands, total lock activity is still down 32% from a year ago. That is primarily due to a drop off in refinance demand, as purchase lock activity sits 21% lower than at the same point last year. Rate and term refinance volume is down 63% from one year ago, and cash-out refinance volume is down 75% over that same period.

It is important to note that MCT's rate lock activity indices are based on actual dollar volume of locked loans, not number of applications. Especially in a tight purchase market, MCT believes its methodology (using actual loans locked vs. applications) is a more reliable metric. The news may be disappointing, but as the Fed reaches its terminal fed funds rate for this cycle, we should see downward pressure on mortgage rates, which will only help increase origination activity. For added context, total lock activity is still down 54% from one year ago. That is mostly due to a drop off in refinance demand, as purchase lock activity sits 41% lower than at the same point last year. Rate and term refinance volume is down 86% from one year ago, and cash-out refinance volume is down 87% over that same period.

January MCTlive! Lock Volume Indices show that lock volume increased across the board for the month. Purchase lock activity was up nearly 110% compared to December, rate/term refinance volume was up 124%, and cash-out refinance volume was up 93%. Lock activity in total was up 109% versus December. Though December lock activity is traditionally low, with many people focused on the holidays during the final week of the month, the lock figures for January clearly show some positive rate elasticity. As the Fed reaches its terminal fed funds rate for this cycle, we should see downward pressure on mortgage rates, which will only help increase origination activity. For added context, total lock activity is still down 54% from one year ago. That is mostly due to a drop off in refinance demand, as purchase lock activity sits 36% lower than at the same point last year. Rate and term refinance volume is down 84% from one year ago, and cash-out refinance volume is down 86% over that same period. Please note that, for the first time, MCT is including composite volume across lock type. Purchase locks accounted for 88% of total lock volume for the month, cash-out refinances comprised 8%, and rate/term refinances continue to display dismal volume, registering at 4% of total locks.

MCT First to Integrate with Freddie Mac’s Income Limits API

SAN DIEGO, Calif. /ScoopCloud/ -- Mortgage Capital Trading, Inc. (MCT®), a leading mortgage hedge advisory and secondary marketing software firm, is pleased to announce it is the first secondary marketing platform to integrate with Freddie Mac's Income Limits application programming interface (API) created for the first-time home buyer area median income (AMI) limits. Income Limits allows for the accurate pricing of Credit Fee in Price (Exhibit 19, or "Credit Fees") waivers. This is the latest in a series of successful API integrations between MCT and Freddie Mac, and helps promote both pricing transparency and housing affordability.

The API, a critical technological advancement for AMI-based pricing, allows the connecting party (either a lender or Secondary Markets Advisor (SMA)) to send income information and the property address through the API to return an answer on whether the borrower qualifies for the Credit Fees waiver. The API provides a more accurate confirmation than can be derived with a ZIP code estimation. The Credit Fees waiver is based on borrower income being less than 100% of AMI, and the API can also confirm whether the subject property is in a high-cost county, which allows for 120% of AMI. Other Duty to Serve elements are supported in this API, including rural and high needs rural areas.

"Freddie Mac continues to be incredibly responsive from a service standpoint for lenders and vendors, as well as from a capital markets technology standpoint," said MCT COO, Phil Rasori. "Freddie Mac values relationships and rapid innovation, both of which have become more critical with affordability issues, due to high interest rates and home prices plaguing the mortgage industry despite the robust credit profiles of potential borrowers."

As a refresher, a borrower's annual qualifying income must be less than or equal to 80% of the AMI for the location of the mortgaged premises for the loan to be eligible under Freddie Mac Home Possible®, Freddie Mac's flagship mortgage product. For Freddie Mac Refi PossibleSM mortgages, the borrower's annual qualifying income must be less than or equal to 100% of the AMI for the location of the mortgaged premises for the loan to be eligible. The Federal Housing Finance Agency (FHFA) directive included a key piece on Credit Fees waivers for first-time home buyers in cases where borrower income was less than or equal to 100% of AMI in the subject property census tract or 120% of AMI for high-cost areas.

Previously, price differences and best execution were difficult and tedious to calculate for lenders, as the MSA census tract (which goes within the ZIP code) for the given property address had to be geocoded into the loan file. The AMI API returns eligibility automatically from Freddie Mac's database after the subject property address and borrower income are entered, enabling lenders to accurately price Credit Fees waivers. Both the month-over-month rate/term refinance lock figure and purchase index decreased for the third consecutive month. Total mortgage rate locks by dollar volume decreased 19.8 percent month-over-month in December. Cash out refinances are down 23.5 percent month-over-month and from one year ago volume is down 90.0 percent, while rate/term refinance volume has dropped 93.3 percent from 2021. Please note that loan sizes were up more than 8 percent over the past year, with the average loan amount increasing from to $320k.

It is important to note that MCT's rate lock activity indices are based on actual dollar volume of locked loans, not number of applications. Especially in a tight purchase market, MCT believes its methodology (using actual loans locked vs. applications) is a more reliable metric. There is a higher likelihood of having multiple applications per funded loan, and prequals do not convert at as high of a rate in the current market as has historically been the case - especially when applications are counted at the early stage of entering a property address.

Cash out refinances are down 24.4 percent month-over-month and from one year ago volume is down 86.8 percent, while rate/term refinance volume has dropped 92.0 percent from 2021. Please note that loan sizes were up 8.3 percent over the past year, with the average loan amount increasing from $292k to $317k.

It is important to note that MCT's rate lock activity indices are based on actual dollar volume of locked loans, not number of applications. August MCTlive! Lock Volume Indices show that year-over-year total lock volume (-53.0 percent) continues to drop, as expected, when compared to the white-hot summer of 2021. After the month-over-month rate/term refinance lock figure increased 11 percent in August due to a slight drop in mortgage rates, the index was down 46 percent in August. Total mortgage rate locks by dollar volume decreased 28.5 percent in August, with purchase locks declining 27.8 percent month-over-month and 23.4 percent from a year ago. Cash-out refinances are down 5.3 percent month-over-month. From one year ago, cash-out refinance volume is down 80.0 percent, while rate/term refinance volume has dropped 95.2 percent. Please note that loan sizes were up 8.3 percent over the past year, with the average loan amount increasing from $291k to $315k.

June MCTlive! Lock Volume Indices show that that total mortgage rate locks by dollar volume decreased 3.8 percent in June, and total lock volume is down 32.0 percent from a year ago as purchases continue to make up most originator volume. Purchase locks declined 1.63 percent month-over-month, but a mere 4.6 percent from a year ago. The increase in mortgage rates is also evident as refinance volume continues to fall. Rate/term refinances are down 12.4 percent and cash out refinances are down 18.7 percent month-over-month. From one year ago, cash out refinance volume is down 64.5 percent, while rate/term refinance volume has dropped 90.4 percent. Given rate/term refinance volume was already down 90 percent year-over-year in the May MCTlive! Lock Volume Indices, this month's drop does not change the total much. Please note that loan sizes were up 8.3 percent over the past year, with the average loan amount increasing from $291k to $315k.

It is important to note that MCT's rate lock activity indices are based on actual dollar volume of locked loans, not number of applications. Especially in a tight purchase market, MCT believes its methodology (using actual loans locked vs. applications) is a more reliable metric. There is a higher likelihood of having multiple applications per funded loan, and prequals do not convert at as high of a rate in the current market as has historically been the case - especially when applications are counted at the early stage of entering a property address.

May MCTlive! Lock Volume Indices, which include an adjustment for the Memorial Day Holiday, show that that total mortgage rate locks by dollar volume decreased 10.6 percent in May, and total lock volume is down 29.5 percent from a year ago as purchases now make up most of the volume. Rapid rises in rates have kept would-be borrowers on the sidelines in 2022, and we saw declines in all three lock categories.

Purchase locks are now on the decline, down 1.78 percent month-over-month and 10.1 percent from a year ago. The increase in mortgage rates is also evident as refinance volume continues to fall. Rate/term refinances are down 29.6 percent and cash out refinances are down 9.0 percent month-over-month. From one year ago, cash out refinance volume is down 57.5 percent, while rate/term refinance volume has dropped 90.0 percent. Given rate/term refinance volume was already down 88 percent year-over-year in the April MCTlive! Lock Volume Indices, this month's drop does not change the total much.

Purchase locks are up 2.2 percent over the course of the month and 7.55 percent from one year ago, a bright spot even as mortgage rates have increased rapidly in 2022. That increase in mortgage rates is evident in the refinance figures, as rate/term refinances are down 36.4 percent and cash out refinances are down 31.1 percent month-over-month. From one year ago, cash out refinance volume is down 51.7 percent, while rate/term refinance volume has dropped 89.2 percent.

Mr. Putz currently resides in Minneapolis, Minnesota.
