Timber Ridge at Talus, a thriving senior living community in the Cascade Mountain foothills, makes living a quality 100-year life possible

ISSAQUAH, Wash. /ScoopCloud/ -- Timber Ridge at Talus, a thriving 62+ community, announced that despite the life expectancy decline in the U.S. during the last several years, largely due to COVID, the number of centenarians is increasing at the same time, which means many will be planning for the 100-year life in 2023.

The adage "live long and die short" was coined by Roger Landry, MD, MPH, in his book titled, Live Long, Die Short: A Guide to Authentic Health and Successful Aging, and it means we could all focus on living physically and intellectually active lives until the end.

Timber Ridge at Talus, managed by Life Care Services®, provides a setting to make this possible. The resort-style community, located in Issaquah, Washington, is perched on Cougar Mountain, surrounded by the Pacific Northwest's world-famous evergreens, and is part of a 630-acre master-planned community featuring a collection of well-designed neighborhoods.

Due to its location, Timber Ridge residents spend more time hiking, kayaking, birdwatching, swimming, and so much more while leaving the cleaning, cooking, and mowing to the amazing Timber Ridge team.

"When I approached 70 years old, I knew I didn't want to put the burden on my family to manage my life as I aged, and I also wanted to live near fun, active neighbors, so I chose Timber Ridge. I'm more active today than I ever was when I was working. Last year, my friends and I hiked our local trails, and we continue to stay on the move in the mountains," said resident Dawn Brislawn.

Life Plan Communities like Timber Ridge are entrance fee communities, which means residents move in when they are healthy and active and have a full continuum of care, such as assisted living, memory care, and skilled nursing, should they ever need it. Many communities such as Timber Ridge, feature lush amenities like resort-style swimming pools, multiple dining venues, cocktail bars, robust fitness programs, and much more.

Life Care Services (LCS), Timber Ridge's management company, was recently ranked highest in customer satisfaction with independent senior living providers for the fourth consecutive year in the J.D. Power 2022 U.S. Senior Living Satisfaction Study. LCS also achieved the highest score in all six factors of independent living resident satisfaction: resident activities, community staff, the price paid for services received, resident apartment/living unit, community building and grounds, and dining.

"We are proud to be a part of the LCS family, a team recognized for providing the best independent senior living experience to residents," said Heather Turner, Executive Director at Timber Ridge.

Timber Ridge offers a high-quality, personalized, and compassionate continuum of care, should residents ever need it. U.S. News 2022-2023 Best Nursing Homes ranked Briarwood at Timber Ridge among the elite 16% of Skilled Nursing Facilities that earned the highest possible achievement.

Historic Lancaster Tavern – Almost As Old as the United States Itself – Heads to Auction

LANCASTER, Va. /ScoopCloud/ -- Might America's first president have quenched his thirst at the Lancaster Tavern and Inn, which was built circa 1790 in the Virginia town where George Washington's mother, Mary Ball Washington, resided? While we will probably never know for sure, he did visit the area five times during his presidency. Since the Tavern was the only public house at the time, it's quite likely Mr. Washington bellied up to the bar and dined here. Regardless, this tavern and inn is only slightly younger than America itself, and has borne witness to much history. And now, it can be yours as it hits the market via online auction, with bids closing the morning of February 22, 2023, says the auction firm, Tranzon Fox.

Tragically, the Tavern was heavily damaged by fire in April 2020 and the innkeepers did not carry fire insurance. Two circa 1832 antique cottages - a couple of doors down from the Tavern and also in need of full renovation - are also up for auction. The cottages are colloquially referred to as the Yellow House and Purple House.

"Given the Lancaster Tavern's historical interest and its location across the road from the Lancaster Virginia Historical Society and Mary Ball Museum and Library, this is a singular opportunity to bring customers and overnight guests back to Lancaster. A quality chef could be attracted to take up residence for a revival of the inn and tavern, with supplemental income flowing from its use as an event venue with a cozy cigar lounge and wine bar cellar. Additionally, tiny homes could be added to the grounds of the cottages to accommodate more guests and tourists, and the yellow house would make a great bakery/coffee shop! I invite interested parties to attend the open house Saturday, February 18, 2 p.m. to 3:30 p.m.," says broker/auctioneer Linda Terry.

To see photos of when the Lancaster Tavern was a thriving restaurant and B&B, visit the following link: https://tinyurl.com/Lancaster-Tavern-on-the-Web

Sequoia Real Estate Hires Regional Sales Manager to Grow Business and Maintain Unique Culture

SAN FRANCISCO, Calif. /ScoopCloud/ -- Statewide growth and local expertise - while that may sound like a bit of an oxymoron - it's actually what Sequoia Real Estate has in mind for its future. And Jim Enes, a Bay Area native, is the right person to propel its growth. He's been hired as the company's Regional Sales Manager and brings more than 32 years of experience to the table.

Enes' appointment to the executive team represents the beginning of an era - one that will be built on a series of stepping stones from growing and expanding new communities throughout the Bay Area to eventually being a nationally-recognized real estate brand.

Kelvin Kam, Managing Broker of Sequoia Real Estate, says that the company's short-term goal is to have 1,000 agents in 20 northern California cities and - long term - to be located in several select states coast to coast.

"We want to be that local option in every market," Kam says. "And, while that may sound like a lofty goal, with the right team and culture in place, it's achievable."

Enes is excited to enter into this new role. Prior to joining Sequoia Real Estate, Enes was the San Mateo County Team Manager at Redfin. His expertise resulted in an impressive $1.77 billion in closed sales volume.

"This was a deliberate move for me," Enes says. "After nearly three years at Redfin, I started to re-evaluate my career direction. At one point, I had run my own company for 20 years and I really enjoy helping start-ups and other businesses grow. So, when Kam presented this new opportunity, I knew it would be a great fit."

Over the years, Sequoia Real Estate has managed to grow organically and as one of the few independently-owned brokerages left in the Bay Area, it plans to keep that "stay local" momentum going. It's also committed to its culture which - according to Kam - is one that everyone wants, but is difficult to find.

"Everyone knows us for our culture," Kam says. "Our associates take it upon themselves to support each other whether it be business or personal. It's this collaborative environment that's allowed our associates to focus on their strengths and grow in their own way."

Their agents are involved with the community and multiple non-profit organizations that provide education on real estate matters such as the Women's Council of Realtors (WCR), Asian American Real Estate Association of America (AREAA), along with local real estate boards and their affiliates.

Sequoia Real Estate is known for its events throughout the year such as InvestNOW, where speakers from across the country are invited to discuss the real estate opportunities in their area. They also participate in toy drives, food drives, local races, schools and other charitable events throughout the year.

And, it's this involvement that only helps to further deepen the company's commitment to local, regional and eventually - national - relationship and community building.

About Sequoia Real Estate:

Sequoia Real Estate was founded by Kelvin Kam in 2010. Currently, it has over 100 associates in four offices in the Bay Area: San Mateo, Oakland, Pinole and San Francisco. There's also a commercial division Sequoia Commercial Group and a nonprofit Sequoia Arts Foundation.

We Inspect Acquires Certified Mold Inspections and The Mold Guy: Customers Benefit

SAN DIEGO, Calif. /ScoopCloud/ -- We Inspect, LLC, a global mold inspection, consulting and health technology company, recently acquired Certified Mold Inspections and The Mold Guy. Its acquisitional goal is to unify these individually-owned family businesses under one name and to better serve the community as a whole.

We Inspect was founded in 2018 by Corey Levy and Brian Karr; Certified Mold Inspections was founded by Steve Levy in 2004; and The Mold Guy was established by Mark Levy in 2005. As individual companies, the Levy family serviced different territories and were collectively known as the number one mold and biotoxin resource for medical practitioners across the country.

"These acquisitions have provided the company with the expertise and human capital needed to expand its educational and consulting capabilities, allowing it to fulfill its mission of empowering people everywhere with the tools and services they need to create healthy homes," Karr says.

Streamlining the family business under the one We Inspect name, will now allow it to serve significantly more mold-sensitive individuals by deploying its 42 years of experience across in-person home inspections, remote consulting and educational offerings.

Unlike other mold inspection companies that rely on antiquated inspection and testing practices which oftentimes dismiss the presence of mold contamination in homes, We Inspects' #FindProveRemove framework has been shaped by the most current scientific findings and proven by more than $20 million dollars of successful mold remediations.

"The majority of mold contamination in homes is hidden, but most mold inspection companies don't understand how to find it," Karr says. "They often rely on outdated testing methods that provide false negatives 70 percent of the time which is dangerous and gives occupants a false sense of security and perpetuates chronic illness."

Karr says that what sets them apart from other mold inspection companies is their ability to find the hidden sources of mold contamination in a home.

"Once we know where it's coming from, it can be remediated and the occupant can begin to heal in their home," he says.

Additional advantages of streamlining these businesses include free training and actionable resources for medical practitioners and their patients (bridging communication gaps), #moldfinders: RADIO podcast, scholarships, discounts for mold-affected people worldwide, DIY home screens and consulting services for anyone regardless of where they live or their financial situation.

About We Inspect, LLC:

We Inspect is a global mold inspection, consulting, and health technology company that helps mold-sensitive individuals regain their health through education and the environmental assessment and testing of their homes and buildings for mold, mycotoxins and other indoor pathogens. It has helped thousands of people across six continents to create homes that support their ability to heal from mold-related illnesses.

Down Payment Resource’s Q4 2022 Homeownership Program Index shows homebuyer assistance programs have increased in number for fifth consecutive quarter

ATLANTA, Ga. /ScoopCloud/ -- Down Payment Resource (DPR), the nationwide database for U.S. homebuyer assistance programs, today announced findings from its latest Homeownership Program Index (HPI). The firm's analysis of 2,351 homebuyer assistance programs in its DOWN PAYMENT RESOURCE® database revealed that the net number of homebuyer assistance programs increased by 1.82% from Q3 to Q4 2022. This marks the fifth consecutive quarter the number of homebuyer assistance programs has grown.

Methodology

Published quarterly, DPR's HPI surveys the funding status, eligibility rules and benefits of U.S. homebuyer assistance programs administered by state and local housing finance agencies, municipalities, nonprofits and other housing organizations. DPR communicates with over 1,200 program providers throughout the year to track and update the country's wide range of homeownership programs, including down payment and closing cost programs, Mortgage Credit Certificates and affordable first mortgages, in the DOWN PAYMENT RESOURCE® database.

Key Findings

The Q4 2022 HPI examined a total of 2,351 homebuyer assistance programs that were active as of January 6, 2023. Key findings are as follows:

* The net number of homebuyer assistance programs is up. The total number of programs increased by 42 in Q4 2022. Among them were five nationwide or multi-state programs and seven statewide programs.

* Support for first-time homebuyers increased. The number of programs dedicated to supporting first-time homebuyers now totals 1,315, up from 1,291 in Q3 2022.

* Support for multifamily homebuyers increased. Programs that support multifamily homeownership saw a 5.5% increase over Q3 2022. These programs now make up 29.3% of all homebuyer assistance offerings.

"While economic roadblocks caused the percentage of programs actively receiving funding to decrease marginally in Q4, homebuyer assistance still saw steady growth in 2022," said DPR CEO Rob Chrane. "Until home prices and mortgage rates decline and the housing market recovers, down payment assistance will be a crucial source of financial support for homebuyers that lack the savings to cover an inflated down payment."

A more detailed analysis of the Q4 2022 HPI findings, including infographics and examples of many of the programs described in this release, can be found on DPR's website at https://downpaymentresource.com/professional-resource/homebuyer-assistance-offerings-increase-for-the-fifth-consecutive-quarter-in-q4-2022/.

World’s Only Truly Immersive Sports AirBnB Gets Visits – and Competition – from Pro Athletes

ORLANDO, Fla. /ScoopCloud/ -- A massive 54 acre sports-themed AirBnB style resort near Orlando is defying what market experts are calling the "AirBnBust," Orlando Area Luxury Rentals LLC announced today. The Lake Louisa Chateau, adjacent to the beach at Central Florida's Lake Louisa State Park, is a dream come true for sports lovers and outdoor enthusiasts. Sports legends and celebrity athletes have already begun to take notice and are vying not only to stay at The Lake Louisa Chateau but also to compete there.

During his staycation at the estate, recently retired NBA player DeMarre Carroll toppled the high score on the Chateau's arcade basketball game but his achievement was soon outdone by a high school teen whose family rented the estate soon after. Only weeks later, former Titans player Michael Harrington stayed at the estate and tied what now remains the current high score of 422.

With families travelling from all over to stay at The Lake Louisa Chateau, it's only a matter of time before another amateur athlete pummels a pro's high score.

While AirBnBs around the nation are beginning to go belly up, The Lake Louisa Chateau has clearly hit a home run and stays impressively booked throughout the year.

Owner David Canther says that part of the secret to what he terms his "AirBn-SLAM DUNK" is providing a unique and immersive experience. "When you pour your heart and soul into making a house, people will pick up on that energy and come to play - and stay."

The Lake Louisa Chateau sports mansion also offers a huge screened-in pool, karaoke, home theater, inflatable human foosball, Connect Four hoops, boating, fishing, and more.

Down Payment Resource presents Richmond Association of REALTORS® CEO Laura Lafayette with 2022 Beverly Faull Affordable Housing Leadership Award

ATLANTA, Ga. /ScoopCloud/ -- Down Payment Resource (DPR), the housing industry's leading technology for connecting home buyers with homebuyer assistance programs, today announced that it selected Laura Lafayette, CEO of the Richmond Association of REALTORS® (RAR), as the winner of its 2022 Beverly Faull Affordable Housing Leadership Award. Now in its fifth year, the award program recognizes an individual or organization that has exhibited a steadfast commitment to expanding access to affordable homeownership.

The Beverly Faull Affordable Housing Leadership Award was created in memory of one of DPR's first employees, Beverly Faull, for her wholehearted dedication to the company's mission to provide greater visibility and access to homebuyer assistance programs. DPR received 51 nominations for this year's award cycle. A housing professional with three decades of experience in the industry, Lafayette was selected for her work expanding access to affordable housing as CEO of RAR and the Central Virginia Regional Multiple Listing Service.

Lafayette's most notable accomplishments include organizing local Affordable Housing Awareness Week initiatives for ten years running, which mobilized hundreds of volunteers across Richmond to help local affordable housing nonprofits build and repair homes. She also launched the Partnership for Housing Affordability, a nonprofit that champions affordable housing policies and programs in the Richmond region, and she led the creation and implementation of the Richmond Regional Housing Framework.

Some affordable housing initiatives that Lafayette is currently spearheading include a regional home repair program for low-to-moderate income seniors, a pilot low-income real estate tax relief program and a pilot initiative that provides partial real estate tax exemption to Richmond's affordable housing providers as a way to preserve existing affordable housing.

"Affordable housing accessibility has been a passion of mine for decades because I believe that everyone should have the opportunity to secure safe, sustainable homeownership for their family," said Lafayette. "I am incredibly grateful to DPR for their recognition and for supporting my mission to help industry professionals better meet the housing finance needs of the diverse Richmond community."

In recognition of her achievements, DPR will make a $5,000 donation on Lafayette's behalf to the charitable organization of her choice. Lafayette has opted to contribute the funds to the Maggie Walker Community Land Trust, a 501(c)(3) nonprofit that seeks to create affordable, sustainable homeownership opportunities for low- and moderate-income households. Lafayette established the organization in 2015 and has helped it become one of the fastest-growing community land trusts in the country. She currently serves on the board as the immediate past chair.

AIRBNBUST? Nope! Thousands are Busting Down Doors To Get To Stay At This One

ORLANDO, Fla. /ScoopCloud/ -- During what market analysts are calling the "AirBnBust," at least one savvy host has found a way to thrive. While thousands of AirBnB owners are bemoaning losses and contemplating selling off their properties, Orlando Area Luxury Rentals' "Great Escape Parkside" is already 86% sold out for 2023. In fact, this game-themed AirBnB now has a waiting list for June and July.

How is success possible in what analysts are predicting will be the worst year in history for many AirBnB hosts?

Owned by designer Andrew Greenstein, The Great Escape Parkside, which can sleep a whopping 54 guests (but regularly caters to groups of just 20-30 people), specializes in family reunions and corporate retreats. Greenstein's "game house" re-defines the "AirBnB" concept by providing not just a place to sleep but rather, an entire resort-like vacation "experience." The home's proud owner says many of his guests come to Central Florida just to experience this property and do nothing else locally during their visit.

The success of this 10 acre gated "game house" mansion has captured global media attention over the last few years. Its gigantic swimming complex includes the world's only billiard table pool (yes, a "pool pool"). A super fast waterslide plunges swimmers towards a mosaic "cue ball" while a theme park worthy lazy river wraps around the whole thing. Behind the swimming "pool pool" is a 12-foot tall inflatable "soccer dartboard." Next to that is "human whack-a-mole." Oh, and there's a one-half basketball court, inflatable soccer billiards, and a custom-designed gigantic "Never Be BOARD Game" out back too!

Inside, there's not one but two fully immersive escape room experiences themed around popular games like CLUE and RISK. The are multiple arcades and even a carnival midway "tent" area including a skeeball machine and a hammer strike. Not to be outdone, there's also an actual high-tech laser maze bedroom and, of course, a karaoke sound stage and a movie theater too.

Great Escape Parkside isn't Greenstein's only unique AirBnB style property. He owns 4 of these themed giants and helped design and list a 5th one. Each one's calendar is filling up quickly for 2023 despite analysts' gloom and doom reports about the impending "AirBnBUST."

But Greenstein says there's "more to his secret sauce" than just unique home concepts. "Part of it," he divulges is "just plain good old-fashioned customer service."

While AirBnB has is becoming sometimes known for impersonal hosts, unavailable property managers, and jacked up pricing, Greenstein prides himself on providing customers with what he calls a "6 star experience" from the moment they first contact his team through checkout and beyond. Their response time to any questions is lightning fast and extremely personable.

They go out of their way to make each family feel special and everyone in Greenstein's employ knows to "spare no expense" and "do whatever it takes" to keep guests not just happy but "blown away."

As a result, Greenstein has built up an enormous client database with tremendous goodwill and repeat business. "This," he says with the grin of a kid who just won their favorite board game, "is our security. THIS is what provides us with enough bookings in a 'down economy' to persevere. We have built our own audience and brand loyalty."

Indeed, the Great Escape Parkside has earned nearly 300,000 loyal Facebook followers while most AirBnB operators debate whether social media is "worth it." Essentially, it's an AirBnB that has transcended AirBnB.

Struggling with your rental during the "bust?" Greenstein's example proves that with the right attitude, there is hope.

News from Orlando Area Luxury Rentals LLC

During what market analysts are calling the "AirBnBust," at least one savvy host has found a way to thrive. In fact, this game-themed AirBnB now has a waiting list for June and July.

Choyce Peterson Negotiates 39,649 SF Lease for Triton International’s Largest Global Office to Remain in Purchase, NY

NORWALK, Conn. /ScoopCloud/ -- Choyce Peterson, Inc. (choycepeterson.com), a full-service commercial real estate brokerage firm, announced the successful conclusion of lease negotiations on behalf of Triton International (Triton) (tritoninternational.com), an intermodal container leasing corporation, for a 39,649 square foot (SF) office at 100 Manhattanville Road in Purchase, N.Y. This transaction represents the largest office relocation lease on the east side of Westchester County completed in 2022. Choyce Peterson Principal John Hannigan and Vice President Charlene O'Connell represented Triton International in this transaction.

With Triton's lease expiring at 100 Manhattanville Road, they reached out to Hannigan who had represented them in their previous lease renewal at this address. Triton then appointed Choyce Peterson as their exclusive representative based in part on their favorable past experience, tenant representation expertise and distinctive knowledge of the area market. Hannigan and O'Connell met with the Triton team to understand their needs and the estimated office size they wanted to establish for their largest global office.

Regional Managing Principal Julia Lindh of MKDA Architects also joined the team to optimize the new space design and layout to bring Triton's vision of their future workspace to fruition. She had previously designed the existing Triton space at 100 Manhattanville Road. After a series of meetings with Triton executives, she calculated the square footage required for a new space and created concept plans for a collaborative, modern office. Attorney Dale Lois of Levine & Levine, PLLC advised Triton on the legal aspects of the transaction. Glenn Walsh, Executive Managing Director of Newmark, represented the landlord, RPW Group, in this transaction. RPW Group purchased 100 Manhattanville Road in October 2019.

Hannigan commented, "It was an honor to once again work with the Triton team on this exciting project. After a comprehensive search and consideration of various other prospective locations, Triton chose to relocate within 100 Manhattanville Road and create a brand-new workspace designed and built exactly to their needs."

"We are very pleased to have worked with John and Charlene on this project. With their support, we were able to negotiate favorable lease terms customized to our specific needs. We look forward to creating a new office space that perfectly captures our culture and vision for a more collaborative work environment. Their professional guidance was key to providing us with the best results for our needs," said Chelsea Hogan, SVP, Chief Human Resources Officer for Triton.

Swift Homes Honored in IMN’s Single Family Rental Awards

ATLANTA, Ga. /ScoopCloud/ -- The Information Management Network (IMN) recently announced its Single Family Rental (SFR) Awards and named Swift Homes to the shortlist for Online Marketplace of the Year. The awards celebrate excellence in the single-family rental industry.

"We're honored to announce that we have been shortlisted," Zach Fertig, Swift Homes President and Co-founder, said.

Swift Homes is a marketplace that sources off-market, single-family homes for institutional single family rental funds directly from homeowners. The company has already seen exponential growth which is expected to continue into 2023.

The founding of Swift Homes was inspired by the realization that, when selling to flippers and traditional wholesalers, many who sell off-market get significantly less than the value of their homes. The company saw an opening to help meet the needs of those seeking to sell easily and efficiently, but at the best possible price.

Today, Swift Homes provides SFR buyers with high-quality and high-yield deals while minimizing the use of the SFR fund's in-house resources. Swift Homes employees treat the company's buyers as partners and assist them by managing the transaction for them from start to finish. They also strive to improve the home selling experience for their sellers.

To speak to that effort, Swift Homes has 500+ 5-star reviews and an A+ rating from the Better Business Bureau. The positive experience for customers stems from the company's unique approach. "We believe the personalized concierge service we provide for both our buyers and sellers helps to set us apart from others in the industry," Fertig said.

Swift Homes currently focuses on the southeast and midwest regions, with 17 active markets - and anticipated growth into new markets. Swift helps homeowners sell their home in Atlanta, Dallas, Charlotte, Houston, and more. In 2023 and beyond, the company plans to add more products paired with increased functionality for its online presence. Fertig said, "In a constantly evolving industry, we will continue striving to find innovative ways to simplify and optimize the real estate transaction and launch new products for sellers, buyers, and renters alike."

The SFR Awards Ceremony will be held in Scottsdale, Arizona, on December 4, 2022. IMN will announce the winner for Online Marketplace of the Year and all of its other categories at the event.

About Swift Homes:

Swift Homes' mission is to help homeowners achieve the best outcome when selling their home. Listing a home on the market comes with huge fees and uncertainty. Local investors reduce that uncertainty, however, capitalize on homeowners in distress by purchasing their homes for very little and reselling them at massive profits.

Swift looks to put those profits back in the hands of homeowners by connecting them with a network of institutional single-family rental funds that provide competitive cash offers, complete all the repairs, and close quickly. Together the Swift Homes team has over 20 years of experience buying homes across the United States and has successfully closed on over 5,000 homes. Learn more: https://www.selltoswift.com/.

By bringing buyers and sellers together, the Beycome platform empowers people to become their best do-it-yourself agents. Up to 2% cash back is offered to buyers on the platform, and sellers can list their properties for a flat fee, saving them up to 6% on commission.

Beycome's platform is available in Florida, Illinois, Georgia, Alabama, California, North Carolina, and South Carolina. Beycome is even the third largest brokerage in Florida and Illinois based on volume.

Texas homeowners looking to sell their property can do so with Beycome for a flat fee of $99. Buying and selling offers can be handled entirely online through Beycome's platform. A full suite of resources is available, including marketing materials that keep buyers in the loop about a listed property. To add value to a listing and sell faster, sellers can also hire a photographer with Beycome. Buyers and sellers can manage their offers completely online.

Since its launch in July 2020, Beycome has saved customers more than $50 million in commissions and averages a closing every 40 minutes. With a goal of educating homeowners to become their own realtor, Beycome prioritizes service and support over sales.

"The main focus of our company is to help homeowners become their own real estate agents. They handle all negotiations and showings themselves, which in turn allows them to get the most out of their sale or rental. Our users closed two weeks faster than the industry average, and that's proof that the model works," says Nico Jodin, Happy Founder and CEO of Beycome.

San Antonio Board of REALTORS® implements Down Payment Resource to raise Realtor and homebuyer awareness of down payment assistance programs

ATLANTA, Ga. /ScoopCloud/ -- The San Antonio Board of REALTORS® (SABOR) today announced that it has partnered with Down Payment Resource (DPR) to provide its approximately 16,000 multiple listing service (MLS) subscribers with access to DPR's toolset that helps real estate agents connect clients with programs that can help save on down payments and closing costs.

SABOR is a primary resource homebuyers and sellers in the San Antonio area use to search and list local property listings and connect with a REALTOR®. SABOR's partnership with DPR will enable its REALTOR® members and MLS subscribers to identify SABOR listings that are eligible for homebuyer and down payment assistance (DPA) programs funded at the state, local and national level.

DPR reports that almost 86% of SABOR's property inventory is eligible for one or more of the 64 total homebuyer assistance programs in the Greater San Antonio area. Assistance amounts range from $5,000 to $30,000 and can be used by homebuyers that earn as much as $104,000 per year toward homes priced up to $647,000, though income and price limits are even higher in certain targeted areas. On average, homes in SABOR's service region are eligible for roughly $16,000.

"SABOR members have long been champions of the San Antonio community, and we are dedicated to helping homebuyers access safe and sustainable homeownership," said SABOR CEO Gilbert Gonzalez. "Our partnership with DPR will help our real estate members better serve their clients by shedding light on the ample homebuyer assistance programs available in our region. SABOR looks forward to further supporting homeownership in San Antonio with DPR's support and user-friendly digital tools."

"San Antonio is one of the least affordable U.S. cities for renters, which is why it is so important for residents to be connected with resources like down payment assistance to make the leap from renter to homeowner," said Rob Chrane, CEO of DPR. "We are proud to share our comprehensive database of homebuyer assistance programs - including down payment assistance, grants, affordable first mortgages and more - to help SABOR members better serve their communities with the financial resources that help make homeownership achievable."

About Down Payment Resource:

Down Payment Resource (DPR) is a nationwide database of down payment assistance and affordable lending programs. The company tracks funding status, eligibility rules, benefits and more for approximately 2,200 programs in 11 categories. Swift Homes Makes It Easy for Georgia Homeowners to Sell Their Homes Fast

ATLANTA, Ga. /ScoopCloud/ -- Swift Homes, a nationally-recognized enterprise that facilitates home sales for customers across the United States, has worked on many transactions in the State of Georgia. The company is composed of experienced and highly knowledgeable individuals committed to helping homeowners sell their properties as swiftly as possible for competitive cash offers.

Many sellers in Atlanta, Columbus, and beyond choose Swift Homes because they offer a streamlined process with exceptional customer service. By providing offers on houses in as-is condition, Swift Homes also eliminates some of the hassle and stress that homeowners might otherwise experience.

Having operated in the industry for many years now, Swift Homes recognizes the numerous downsides that can come along with traditional real estate deals. Homeowners opting to work with real estate agents have commission fees to contend with, as well as the potential inconvenience and frustration of home showings and back-and-forth negotiations. A lot of Swift Homes' appeal stems from the fact that they operate in a different, more customer-friendly manner. While the company typically works on transactions for single-family properties that are subsequently rented out to local families in need of housing, they do occasionally consider other kinds of properties as well.

Homeowners in cities like Augusta, Savannah, and Roswell also choose to work with Swift Homes because the company's cash offers are consistently dependable. This reliability stems from the company's backing by a robust private equity fund. Most sellers also greatly appreciate that they are not required to invest substantial time or money into making extensive repairs or large-scale renovations. All of this translates to transactions that are concluded as rapidly and smoothly as possible.

At this point, the Swift Homes team has facilitated the purchase of an astounding number of homes: more than 5,000 from coast to coast. Whether they're experiencing unexpected financial hardships, changes in occupation, or anything else necessitating selling a residential property quickly, homeowners have peace of mind knowing that the team at Swift Homes is in their corner.

Swift Homes' time-tested process has a number of clearly-defined steps for sellers to follow. The first matter of business is for homeowners to submit their property details to the company directly. Once that is sent to Swift Homes, their associates will analyze the information presented and put together a personalized deal proposal with the cash offer attached. Prospective sellers are under no obligation whatsoever to accept the offers they receive, and will not face any pressure from Swift Homes to go along with deals they are not comfortable with. For those that do want to move forward, Swift Homes schedules standard third party inspections so that the houses can be assessed in full. As soon as the agreed upon closing date has arrived and all requirements have been met, the company furnishes cash payments to the customers.

With an effective process, highly competitive cash offers backed by private equity, and exemplary customer service, Swift Homes remains confident in its ability to provide homeowners in places like Sandy Springs, Alpharetta, and Marietta with an unmatched home selling experience. Sellers seeking to work with Swift Homes are able to maintain control of the process from beginning to end, and can decline to move forward at any time.

Residents of Georgia and other states interested in selling their homes can call (877) 861-2466 to speak with a friendly Swift Homes representative.

The company also encourages those desiring additional information to visit https://www.selltoswift.com/ or send email correspondence to hello@SellToSwift.com.

TOUR HOMES INCLUDE:

* 819 E. 31st Street, is a two story live-work space. The home's first floor is dedicated work and play space and includes the homeowner's office, collector car space, and a golf simulator. The second floor is a soaring modern style space built for entertaining.

* 2 Janssen Place, an Italianate Revival built in 1905 by lumber businessman John Henry Tschudy. Interior woodwork features eleven different woods. The current owners bought the home in 1985 and have done an extensive restoration, for which they received a special Preservation Award from the Historic Kansas City Foundation in 1994. The home has also been featured by Hallmark on holiday cards.

* 4343 Campbell Street, a Kansas City shirtwaist built in 1900. The home was formerly the Rockingham Academy for girls, where Joan Crawford attended and lived from 1919-1922. The home was derelict for decades until recently when it was renovated and restored to its former glory.

* 4346 Harrison Street, a stately 1908 brick home featuring original and unique millwork throughout. The home has been renovated and features a large kitchen with wraparound island and a third floor primary bedroom suite.

* 3801 Gillham Road, Pilgrim Chapel and its parsonage house were built in 1941 and 1942. The structure is stone with exposed stone interior walls and timber trusses.

Down Payment Resource releases Q2 2022 Homeownership Program Index

ATLANTA, Ga. /ScoopCloud/ -- Down Payment Resource (DPR), the nationwide database for U.S. homebuyer assistance programs, today announced findings from its latest Homeownership Program Index (HPI). The firm's analysis of 2,273 homebuyer assistance programs in its DOWN PAYMENT RESOURCE® database revealed that the net number of homebuyer assistance programs increased by 1.6% from Q1 to Q2 2022. This marks the third consecutive quarter the number of homebuyer assistance programs has grown.

The Q2 2022 HPI examined a total of 2,273 homebuyer assistance programs that were active as of July 5, 2022. Key findings are as follows:

* The net number of homebuyer assistance programs increased. The number of programs increased by 35 Q2 2022. Among them were five nationwide or multi-state programs and 12 statewide programs. Assistance for first mortgages, combined down payment and closing cost support, community second mortgages and deed restriction programs were also added.

* Support for manufactured homes increased again. For the third consecutive quarter the number of programs that support manufactured home purchases have increased. 625 programs now support manufactured home loans, up from 594 in Q1 2022.

* Programs offering veteran exemptions grew. The number of programs that waive first-time homebuyer requirements for veterans increased from 176 to 184 (4.5%) this quarter.

"Despite a slight increase in the number of inactive and suspended programs, our analysis indicates that opportunities for homebuyer assistance are continuing to grow," said DPR CEO Rob Chrane. "With inflation reaching 40-year highs, aggressive interest rate hikes and limited housing inventory, connecting consumers with financial support for down payment and closing costs is more important than ever. In this especially challenging housing market, program providers are finding creative ways to help qualified homebuyers overcome economic obstacles and achieve the long-term financial benefits of homeownership."

Further analysis of the Q2 2022 HPI findings, including infographics and examples of many of the programs described in this release, can be found on DPR's website at https://downpaymentresource.com/professional-resource/more-homebuyer-assistance-programs-are-introduced-as-mortgage-rates-and-home-prices-swell/.

Trion Properties Makes Largest Acquisition To Date With $108.75 Million Off-Market Acquisition In Highly Desirable Denver Submarket

EDGEWATER, Colo. /ScoopCloud/ -- Trion Properties, a multifamily investment sponsor and private equity real estate firm based in West Hollywood, California and Miami, Florida, has successfully completed the off-market acquisition of Terra Village, a 402-unit multifamily community in Edgewater, Colorado, a rapidly gentrifying urban submarket of Denver, for $108.75 million.

Terra Village, which Trion will be rebranding as Edge 26 at Sloan's Lake, is the firm's largest acquisition to date and fifth acquisition in Colorado, bringing their total multifamily portfolio in the state to more than 1,500 units.

"Through the unique opportunity to acquire this stand-out asset at an attractive basis and completing strategic upgrades, we will be able to unlock tremendous value potential," explains Max Sharkansky, Managing Partner at Trion Properties. "The Edge 26 community will meet an underserved need for quality apartment communities at an affordable price point relative to new construction in the area, especially as the wider metro area is projected to increase by another 700,000 residents by 2030, and reach nearly 4.1 million by 2040, according to projections by the state demographer."

David Moghavem, Director of Acquisitions at Trion Properties, adds: "By leveraging our strong broker relationships across Denver's middle and institutional markets, we were presented with a favorable off-market deal by Elliott Polanchyck at Unique Properties Brokerage. Steady collaboration and direct communication throughout the process allowed us to negotiate an effective deal ultimately resulting in a win-win for both parties."

The asset sits on nearly 16 acres of land, which is the largest site area of 10 multifamily properties comprised of more than 300 units in Wheat Ridge, Edgewater, and Sloan's Lake, positioning it as a rare low-density community within a high-density urban pocket, notes Moghavem.

"The urban environment in a suburban setting continues to flourish in this submarket, drawing a new resident demographic seeking an attractive alternative to downtown Denver," continues Moghavem. "Tucked between Sloan's Lake and Wheat Ridge, the area borders some of Denver's most popular dining neighborhoods with many restaurateurs looking westward for new locations, as well as longstanding establishments remaining in the mix."

Trion will implement its proven value-add strategy and renovate the property to meet the needs of the changing demographic and the heightened demand for quality in the area, according to Farhan Mahmood, Partner and Director of Acquisitions at Trion Properties.

"Previous ownership put a strong emphasis on curing deferred maintenance and transferred the property in excellent functioning condition," says Mahmood. "Prior maintenance items include complete re-piping of the two-pipe heating system, adding new mini split systems to all units, new landscaping, repaving asphalt, replacing windows, sliders, roofs, and renovating all the common area amenities. With less risk and overhead, we can now focus on strategically elevating the asset by fully rebranding the property, modernizing classic interiors and incorporating a complete tech package, implementing in-unit washers and dryers, and adding additional amenities such as a gym and outdoor fitness area, a dog park, and improving the overall curb appeal with new paint, signage, and landscaping."

Constructed in 1970, Terra Village is a three-story, 402-unit, garden style community comprised of one-, two-, and three-bedroom apartments, of which 66% are two- and three-bedroom units. Individual units offer residents private patios or balconies with open floorplans. The property has 23 buildings, built in two phases, with two and three-story walkups. Existing amenities include a pool, basketball court, playground, pet play area, courtyard, picnic area, and walking and biking trails.

The property's West Denver location of Edgewater offers residents ample employment opportunities and ease of transport. Only 10-minutes from downtown Denver, public transit options and Interstate 70 run through the heart of the submarket, connecting Interstate 25 and the rest of the Denver metropolitan area. Additionally, less than 1-mile to Sloan's Lake Park-which is considered Denver's second largest park and largest lake-residents can enjoy various athletic fields, basketball and tennis courts, multi-use trails, picnic areas, and playgrounds.

Terra Village is located at 6201 W 26th Ave, Edgewater, Colorado.

Ari Rastegar and His Childhood Friends Go from Selling Baseball Cards to Cutting Multi-Million-Dollar Deals

AUSTIN, Texas /ScoopCloud/ -- What do you get when you combine two old friends and a younger brother? It may sound like the start to a bad joke, but these real estate powerhouses are not playing. Ari Rastegar, founder and CEO, Rastegar Property Company; Dustin Mehaffey and Major Miller of American Realty Consultants; and Nic Costello, real estate broker, and Rastegar's younger brother, have joined forces to make real estate deals that are turning heads. Rastegar's recent sale of Lamar Oaks, a vintage apartment community in northeast Austin, is just one example of a deal sold off-market by American Realty Consultants.

"Working with your childhood friends and family at the highest level of productivity is a rare blessing. Of course, they all know me and the Rastegar Way," Rastegar says.

Miller and Rastegar met in seventh grade and used to sell baseball cards. Years later, Rastegar met Mehaffey while studying abroad in Mexico. Little did they know these friendships would develop into a profitable, business career.

"Ari is not only one of my best friends, but has more integrity and care for his clients and colleagues than anyone I've met; he's always been that way. In my opinion, he's the best real estate investor in the country. Craig Irvin, our internal multifamily expert, led the charge on finding the buyer and together we closed the sale," Mehaffey says.

On May 24, 2022, Rastegar completed the sale of 8071 North Lamar Boulevard in the rapidly growing Austin corridor, Georgian Acres. The property was initially purchased in November 2020 and just sold at a profit on behalf of their JV partner, a large Texas-based insurance company.

Rastegar takes a distinctive approach to real estate targeting recession-resilient opportunities. This strategy helps to manage downside risk, by focusing on capital preservation and passive income as well as growth. He's successfully invested in more than 38 cities, 12 states and seven different asset classes. Their current area of focus is on the growing sunbelt region.

Taking it Down to Earth: Debunking Myths about Lightning Protection

CUMBERLAND, Maine /ScoopCloud/ -- Old and new myths about lightning protection continue to circulate through the internet and unsafe lightning protection products still manage to find their way into construction job specifications in many parts of the U.S. To help safeguard properties from a leading weather threat, the National Lightning Safety Council (NLSC) is stressing the importance of separating fact from fallacy about lightning protection systems (LPS).

"Despite the wealth of accurate information on lightning, lightning safety and lightning protection, there are still many myths and misunderstandings that persist," said John Jensenius, a lightning safety specialist with the NLSC.

Just in time for Lightning Safety Awareness Week, the NLSC debunks five common myths about lightning protection:

1 - Lightning rods attract lightning

Unfortunately, this is a common misconception about lightning protection. Lightning protection systems and strike termination devices (industry name for lightning rods which are part of the system) work in conjunction with a grounding network to intercept a lightning strike and provide a safe and effective path that dissipates lightning's harmful electricity into the earth.

2 - Tall trees protect a structure against lightning

False. Lightning can side-flash from a tree and hit a nearby structure. Additionally, when lightning strikes and travels underground along tree roots, it can enter a structure by jumping onto nearby telephone, cable and electrical lines, introducing harmful surges. Lightning can also injure a tree from a direct strike, causing limbs to split and fall onto a nearby structure.

3 - Homes and building are already grounded and don't need lightning protection

The electrical ground installed by an electrician is there to protect the internal workings of the electrical system in a building to accommodate everyday electricity usage-it's not designed to handle the mega electricity (100 million + volts of power or 200 kA of electrical energy!) that a lightning strike can pack.

4 - A lightning rod is easy to install

Lightning protection is a complex system (not just a "rod") of UL-listed materials and methods which comply with nationally-recognized safety standards of the Lightning Protection Institute (LPI), the National Fire Protection Association (NFPA) and Underwriters Laboratories (UL). LPS is not a do-it-yourself project. Only trained experts like LPI-certified lightning protection contractors should install lightning protection systems, since design and installation is rarely within the scope of expertise held by homeowners, general contractors or roofers.

5 - Surge protection and "whole house" arresters protect structures from lightning

False. Surge protection is only one element of a complete lightning protection system. A grounding network for lightning (lightning protection system) must be implemented to provide structural protection. A LPS that meets national safety standards includes strike termination devices, down conductors, bonding, grounding and UL-rated surge protection devices.

"Lightning just wants to get to ground and a safety standard compliant lightning protection system helps it get there without harmful impact to the structure, contents or building systems," said Kimberly Loehr, a lightning protection specialist and member of the NLSC. "The concept is simple, but the safety standards are complex and detail principles including zone of protection, common bonding of grounded systems, potential equalization of ground impedance, lightning risk assessment and much more," explained Loehr.

ATLANTA, Ga. /ScoopCloud/ -- OneKey® MLS, the largest multiple listing service (MLS) in New York, today announced that it has partnered with Down Payment Resource (DPR), the nationwide database for U.S. homebuyer assistance programs, to indicate MLS residential listings that may be eligible for down payment assistance and other homebuyer affordability programs.

In addition to providing home directories to its subscribers, OneKey MLS enables consumers to search home listings on a public-facing search site.

"Many prospective buyers do not realize the wealth of down payment assistance programs available to them, even at the state and regional levels," said OneKey MLS CEO Jim Speer.
