Current Builders Selected as General Contractor for Related Group’s Manor at Miramar

Manor Miramar is a conventional/post tensioned construction project with a completion date slated for the fourth quarter of 2023. Stantec is the project's architectural designer. The complex is being built on what is considered downtown Miramar's last undeveloped piece of land and will complete the City's Town Center, creating a central hub for the western suburb community.

Pompano Beach to Test SEAHIVE Shoreline Protection System at Wahoo Bay

POMPANO BEACH, Fla. /ScoopCloud/ -- Scientists, government officials and citizens concerned about climate change and sea level rise will soon have a new source of data when Wahoo Bay in Pompano Beach launches. This underwater marine park will become a global incubator for the ocean's ecosystem and will test the SEAHIVE™ marine and estuarine shoreline protection system, a research project funded by the National Cooperative Highway Research Program (NCHRP) Innovations Deserving Exploratory Analysis (IDEA) in collaboration with FDOT.

The team at Wahoo Bay collaborated with scientists and engineers from the University of Miami's College of Engineering and the Rosenstiel School of Marine and Atmospheric Science with the hope that green engineering solutions will prove to be superior to traditional measures such as the controversial U.S. Army Corps of Engineers' proposal to wall-off Miami against water.

"There are a variety of potential solutions being discussed to combat sea level rise and protect areas like South Florida from the impacts of flooding, erosion and wave attack," explained Rob Wyre, Chairman of Shipwreck Park. "However, many of the options can be detrimental to the overall ecosystem. Wahoo Bay will play a critical role in helping scientists and government officials test the SEAHIVE system, while the park itself will create an environment for local, national and international scientific experiments and collaboration."

The SEAHIVE™ configuration for Wahoo Bay combines a modular concrete structure with adequate complexity and material composition with mangroves. The projection is that the system will not only reduce flooding and erosion in the area but will be hospitable to sea life, creating an eco-laboratory for Wahoo Bay visitors.

"We are very excited to be collaborating with the team at Wahoo Bay, said Landolf Rhode-Barbarigos, an assistant professor of Civil, Architectural and Environmental Engineering at the University of Miami who is part of the SEAHIVE™ development team. "They were very enthusiastic about implementing our research in Pompano Beach, and our discussions with Rob Wyre led to the idea of utilizing red mangroves in the design, resonating our ideas towards a 'green-gray' approach. Wahoo Bay will be an important test for the SEAHIVE system and will provide invaluable data as we search for the most viable solutions to preserve coastal areas."

Wahoo Bay is a Shipwreck Park initiative that will be run by the City of Pompano Beach's Parks and Recreation Department and supported by community volunteers.

Pompano Beach Arts Music Series Welcomes Live Audiences – Allan Harris and Leesa Richards Take the Stage at Pompano Beach Cultural Center

Current Builders’ Uptown Boca Project Offers Key Lessons for Construction Industry

POMANO BEACH, Fla. /ScoopCloud/ -- Current Builders completed its largest construction project commission on-time, during the pandemic thanks to the firm's excellent communication strategies, tech savvy, and smart contingency planning. Uptown Boca is the most ambitious development constructed in western Boca Raton in the last 20 years.

The 38-acre site features a mixed-use program of approximately 156,000 square feet of retail and restaurant space along with 456 luxury rental units and two parking garages. The project is transformational for Palm Beach County and the pressure to meet the deadlines, despite the global issues, created a tremendous opportunity for the general contractor to test and enhance their skill set.

"Building a project of this magnitude during the pandemic provided some very valuable lessons for our team, ones we will be mindful of on all projects moving forward," said Brett Schreiber, Current Builders' Senior Project Superintendent and Partner, who managed both the retail and residential construction for Uptown Boca.

For Schreiber, enhanced communication was the key element for making this a successful project.

"There were a lot of curveballs thrown at us during this build," he explained, "The pandemic forced changes to the tenant mix and therefore to the structure. Often times, design and construction were happening simultaneously, with no room for error."

To keep track of all these major updates, the team relied on the technical prowess of Procore's construction management software to enhance efficiency. But also, elevated the art of transparent conversation and relationship building, even when it had to be done via Zoom.

"I cannot underestimate the importance of having excellent communication channels with the client/developer," he said. "No one wants to be blindsided, so when issues arose, we made sure the client understood the obstacles and was fully apprised of the plan to get the project back on track."

Often times, longer hours, nights and weekends were required to make that happen. For Schreiber, the relationships with the subcontractors were another critical factor.

"The subs can make or break your project," he continued. "And while we always treat our teams with respect and dignity, the pandemic heightened our awareness of using added motivation only when truly necessary. While the project managers always feel constant pressure, it is important to reserve the push for essential crunch times."

Dialogue with the inspectors was also a paramount reason for this massive project's success.

"Establishing a trusting relationship with the inspectors helped us complete this project on time," he explained. "We worked very closely with the inspectors, addressing issues immediately and keeping them in the loop at all times as to our progress. We also reached out to them to learn what to expect and what was going to be required to pass. Thanks to this strong level of confidence in our execution and follow through, the county was incredibly helpful in having us meet all the major inspection hurdles."

The pandemic also forced Current Builders to set up contingency plans in case the county's inspection department shut down, establish extensive COVID-19 safety protocols and make adjustments in staging and logistics due to the slow down of the supply chain.

"The entire Current Builders team is very proud of Uptown Boca," continued Schreiber. "Taking on the firm's biggest project, one that was in the media's spotlight, during the height of COVID-19, was a test of our abilities and management. Seeing the recognition and popularity this development is achieving now is very rewarding."

Daisy Village Grand Opening of Center for Children with Special Needs

Deborah Hampton Current Builders' Risk and Safety Director has created a series of daily toolbox talks addressing a variety of topics to open a dialogue among workers on how they can better take care of themselves and each other. In addition, Hampton offers fun competitions for workers that provide prizes to those who can spot the hazards on the daily safety boards. Also included in this year's Safety Week will be demonstrations by Milwaukee Tools and the student tour for UM AGC members to view real-world working conditions at Platform 3750, a mixed-use project in Coconut Grove on Friday, May 7.

"It is critical for all workers, both seasoned and novices, to fully understand the role mental awareness plays in keeping the team safe. Distractions can rob a worker of their focus, which can cause serious and even deadly accidents," said Hampton. "It is essential that workers look out for each other and learn to recognize the signs of someone who may be struggling. Safety Week is a reminder to all our workers that there are resources available to help them be present and focused."

Hampton has developed numerous safety protocols, both physical and mental for the team, and one of the favorite exercises of employees is the morning Stretch and Flex program. This activity wakes everyone one up and get them focused on the coming tasks.

The City of Pompano Beach Parks and Recreation Department Announces All-Inclusive Playground

POMPANO BEACH, Fla. /ScoopCloud/ -- The City of Pompano Beach Parks and Recreation Department has enhanced the Sergeant Kip Jacoby Park with a new all-inclusive playground that features equipment that will encourage side-by-side play for all children. The new pieces by the Kompan Company improve physical, cognitive, creative and social skills for all children, while offering a welcoming atmosphere for children with special needs.

"We recognized the need for an all-abilities park in Pompano Beach and felt that Sergeant Kip Jacoby Park would be an ideal choice," said Mark Beaudreau, Recreations Program Administrator. "This new playground, with its state-of-the-art equipment, will improve the quality of life for families throughout our City and the region and will encourage inclusion and foster new friendships."

During the past few months, the playground has been redesigned to include a custom-built play structure with ramps, special swings and an array of accessible equipment that encourage fun, interaction and learning.

Responsive to children's movements, the TIPI apparatus spins when pushed or pulled. Apart from being a fun negotiation and turn-taking game, the pushing and pulling build muscles and cardio. In the TIPI, children can lie, sit or stand with the support of the side bars or the top frame. This welcomes children with mobility disabilities to be part of the play, too. The spinning movement trains the sense of space and balance. The Robinia Percussion Music Panel is an invitation to play for children featuring a variation in drumming sounds and tonal responses to movements. The drums can be played alone or together. The Xylophone Music Panel trains hand-eye coordination while the tonality of the music panel stimulates logical as well as creative thinking. And the Spinner Bowl allows children to adjust the spinning speed with their body movements. This trains logical thinking and trains the sense of balance, which is mandatory for concentration skills and the ability to sit still. Pushing or being pushed by others trains social-emotional skills such as turn-taking.

Sergeant Kip Jacoby is named after a longtime Pompano Beach resident who lost his life on June 28, 2005 in Afghanistan during Operation Red Wings. To honor his sacrifice, the City renamed the park, where he loved to skateboard, in his honor. The park is located at 620 S. Cypress Road in Pompano Beach.

Current Builders Breaks Ground on Platform 3750

The project's expected completion is Fall 2022.

The project is a conventional construction build and will include 191 rental apartments, approximately 29, 500 square feet of office space, approximately 21,000 square feet of retail space and 400 parking spaces. Aldi grocery store and Starbucks have already signed on as tenants, and the Cornerstone Group will be moving its headquarters to the building. In addition, the county's Community Action and Human Services Division and City Commissioner Raquel Regalado will also lease office space.

Platform 3750 is being built on county owned land and is receiving funding from the city of Miami's "Forever Bonds" as it includes workforce housing. Of the 191 apartments, 78 are designated for people making up to 60% of the area median income. This redevelopment project was conceived to enhance economic activity in West Grove, a historically Black neighborhood, that is in dire need of affordable housing and income opportunities. According to the developer, the project will bring an expected 300 jobs to the area.

This project has a mix of financing including a $60.5 million loan through the HUD 220 program, $8 million from the county's surtax program, a $3.5 million city government obligation bond, a $1.95 million city HOME loan, $1.4 million from the county economic development fund, and $5 million in tax credit equity.

Current Builders Announces 5201 Congress Groundbreaking

The market rate rental is the seventh project Current Builders has collaborated on with Mainstreet Capital Partners and RLC Architects. Pompano Beach CRA Wins FRA Award for Atlantic Boulevard Bridge Enhancement

Focused on creating a sense of community and adding art elements to the transportation in Pompano Beach, the Pompano Beach CRA developed a bridge that would serve as a landmark, as well as offering a sense of place and destination whether traveling by land or water. This project serves multi-functional uses with its nautical themed infrastructure. Elements included in the enhancement include grand bridge entrances, repurposed pedestrian walkways and tender house facade improvements. It is now a symbolic welcome for residents and visitors.

"We are honored to have this outstanding project recognized by FRA," said Nguyen Tran, CRA Director. "And we appreciate everyone who worked with us on the beautiful transformation of this bridge including the City of Pompano Beach, Currie Sowards Aguila Architects, Burkhardt Construction and artist Dennis Friel."

One of the most stunning features of the bridge are two large sails at either end which feature a computer-operated lighting system that allows the sails to change colors for special occasions. This "sail" theme continues the style that was launched with the City's Pier Parking Garage.

Smart Growth Strategies in Pompano Beach Are Protecting City from COVID-19 Fiscal Stress

This financial stability is due in large part to the smart growth strategies that have been occurring in the City during the past few years. The City's investment in redevelopment and infrastructure has attracted quality private development bringing in new tax dollars and additional support for local businesses, allowing the City to maintain the tax rate.

"Leadership in Pompano Beach knew the importance of tapping into the City's real estate assets-- land and property, in order to create a more economically stable municipality," said Nguyen Tran, CRA Director. "By properly managing these assets and taking a proactive stance, we have been able to create new revenue streams to benefit the City and its residents, which also offer a layer of protection during unforeseen events like this pandemic."

Pompano Beach began its transformation in earnest in 2009. After decades of decline, a targeted, economically-driven plan was launched, making the City an attractive location to the private investment community. The City prepared for the growth by establishing development guidelines and zoning laws to protect the City from over development. This plan is working to eliminate blighted areas and enhance the quality of life for the community.

Developments such as Koi, Sabbia, Heritage at Pompano Station, Avery Place and the new restaurants and retailers at the Pier such as Beach House and Oceanic have added approximately $166 million in new property valuation and more than $1 million dollars in new property tax revenue to the City over the past few years. Between 2015 and 2019, the City has seen an increase of approximately $39 million or 39% in major tax and fee revenue sources including property taxes, half-cent sales taxes, state municipal revenue sharing, franchise and utility taxes, franchise fees and communication service taxes.

These enhanced revenue streams have allowed the City to maintain its financial stability even through the trying times of the COVID-19 pandemic. The 2021 millage rates were recently released, and out of 31 cities in Broward County, Pompano Beach is the 6th largest, yet it has the 11th lowest tax rate, according to the Broward County Property Appraiser's Office.

"Without the strategic growth policies that attracted this private investment, we would be under tremendous fiscal stress right now," continued Tran. "The economic impact of good growth has been extremely important for the long-term success of our City and the prosperity of our residents."

This development has been carefully managed to maximize the benefits including a strong tax base, job growth and small business support, while also addressing important resident concerns by regulating building height, creating walkable spaces and connectivity between projects and exploring ride sharing initiatives to manage traffic congestion and enhance mobility. Current Builder's expansion to the west coast of Florida meant a dramatic increase in wood frame construction. To better support this, they have been utilizing MWF PRO, a new modeling software.

"This Revit add-on gives us an increased level of detail, which is necessary as wood is much more sensitive than our standard concrete forms," Ho explained. "What we have found particularly beneficial is the intertrade clash detection. Now, our trade partners are well-aware of wood components and can coordinate their vertical penetrations to avoid wood studs. It also allows us to create accurate cut and count estimates for the reduction of wood cost and waste."

In addition, Current Builders has purchased semi-automated wall panel equipment from industry leader Panels Plus. Prefabricated wall panels produced in a controlled environment are an excellent alternative to traditional stick framing as they shorten the production schedule, reduce material waste and lower on-site labor costs.

Another tech addition inspired by the west coast expansion is the use of Open Space AI. This 360-degree camera is installed on a team member's hard hat, and as he walks around, the job site is fully captured and mapped to the plans automatically.

"This tech tool allows us to manage field-to-office communication in a much more efficient manner," said Ho. "Now, we can document the site frequently with ease and see what has been accomplished every day. This provides upper management with faster access, allowing quicker decisions based on field conditions."

Another software advancement the team has been employing is the Coordination Issues tool from Procore, a popular software utilized by Current Builders and throughout the industry. This new add-on graphically organizes every documentation about an issue with the click of a button.

"Before we had to sort through numerous documents, now all of that is synched and stored in one place so we can see every issue and its resolution status," he said. "So, if there is a wall with a clash regarding the HVAC, we can see everything about this issue at once, saving us a tremendous amount of time. The biggest time saver is being able to set a pin on a plan so the superintendent can figure out where the issues are graphically and not have to search amongst hundreds of documents to find it."

Saving time is one of the key reasons to implement new tech and for Ho, the Trimble Robotic Station is a terrific tool especially on massive projects such as the Uptown Boca development, which features both retail and residential components being built simultaneously.

"Once all the buildings are uploaded into the model, the robot will find anything you are looking for. At Modera Cornerstone, we are using precast panels on the garage. These panels slide in and are held in place with big bolt imbeds, but the bolts are installed in dirt long before the panels arrive, which can make them difficult to locate and install especially with an installation tolerance of 1/4 inch. But the Total Station can find them easily, saving us time. On that project, we did not miss one imbed location which is usually par for the course in that kind of construction."

For Ho, the rapid advancement of new tech is making the construction industry one of the hottest fields of the future. Gillette's innovation was partially inspired by bridge building techniques and his own on-going creative process. RMA contacted the owners abroad and commenced a series of meetings to discuss and define goals for the property. All agreed that the highest and best use was as a business park with logistics facilities, and RMA utilized their extensive network to reach out specifically to developers that specialized in those target industries.

Deltona's Economic Development Department, headed up by Jerry Mayes and Dr. Tom Tomerlin, had identified specific targeted industries with the stated goal of the City to attract corporate business investment and quality jobs. Early stages of RMA's discussions included meetings with Duke Energy, Halifax Health, Deltona Village, Team Volusia and other stakeholders in the region.

With the land secured and a vision in place, RMA contacted Seefried Industrial Properties headquartered in Atlanta and initiated the plan to secure the Amazon distribution center, a pivotal move for the industrial park.

The latest report covers first quarter (Q1) 2019 and provides loan quality findings for mortgages reviewed by ACES Audit Technology(TM).

"Q1 2019 revealed the loan quality correction we anticipated after Q4 2018, but while there are many positives related to the overall market's upturn, we saw an increase in defects related to key underwriting and eligibility functions," said Nick Volpe, chief strategy officer for ARMCO. "This continues a trend that persisted the entirety of 2019. Lenders shouldn't take this lightly."

The report's noteworthy findings include:
* The critical defect rate fell 6%, from 1.93% in Q4 2018 to 1.82% in Q1 2019
* Defects related to core underwriting and eligibility functions continued to increase, with more defects attributed to Income/Employment than any other category
* Critical defects attributed to missing, expired and/or incorrect documentation continued to be volatile (24% in Q3 2018, 16% in Q4 2018, and 24% in Q1 2019) and noted a substantial increase from the prior quarter
* Compliance-related critical defects fell to their lowest level since Q1 2016, likely the result of greater lender investment in compliance technologies
* Defects related to Property and Appraisal increased noticeably from the previous quarter but remained low overall
* Government-insured loans accounted for a slightly higher share of all loans in the benchmark with FHA, VA and USDA loans comprising 41% of all loans reviewed

The Q1 2019 ARMCO Mortgage QC Industry Trends Report is based on nationwide post-closing quality control loan data from over 90,000 unique loans selected for random full-file reviews, as was captured by the company's ACES Analytics benchmarking software. Defects listed in the report are categorized using the Fannie Mae loan defect taxonomy.

"Refi-dominant markets can have a positive impact on defect rates," said Phil McCall, president of ARMCO. "But when volume goes up, individual workloads increase, turn times extend and mistakes tend to increase. Lenders who leverage technology wisely scale much better and expose themselves to fewer losses as a result."
