Polyient Labs Co-sponsoring Blockchain for Good Conference in San Francisco, Oct. 25-27

SAN FRANCISCO, Calif. /ScoopCloud/ -- Phoenix-based Polyient Labs, an early-stage, blockchain-startup incubator, is co-sponsoring Blockchain for Good, October 25 -27, 2019 in San Francisco. The agenda includes keynote speakers and workshops where participants can pitch ideas, build teams and get real-world feedback from industry experts on their proposed solutions.

Best of all, the top-three top pitches will be awarded prizes - including exclusive coaching sessions with Polyient mentors.

For Polyient CEO, Brad Robertson, connecting purpose-driven initiatives to blockchain technology is a natural fit. He knows firsthand that launching and managing a successful nonprofit is a never-ending challenge.

Why Low Balance Letters Are Not Working for Automotive Lenders

MIAMI, Fla. /ScoopCloud/ -- South Florida-based AI Fintech company Aclaro, whose mission is to deliver data transparency and personalized insights to its auto lending clients, has developed an innovative, technologically advanced method of increasing borrower retention rates. Instead of sending out thousands of low balance letters with the hope that customers will open these letters and follow up with the lender, Aclaro has made the process much simpler and easier.

Ultimately, with Aclaro, auto lenders can forego the low balance letter and leverage Aclaro's innovative software to increase their retention rates.

Inefficiencies in the Auto Lending Space

The auto lending industry-like many other industries-contains certain business practices that are strictly followed even though they aren't the most efficient or most profitable practices. Inertia takes over. The legendary Rear Admiral Grace Murray Hopper, a pioneer of computer programming used to say that the most dangerous phrase in the language is, "We've always done it this way."

One commonly-held practice in the auto lending industry can be seen by the vast number of subprime lenders who send these so-called low balance letters at the end of the loan term. These letters invite borrowers to either extend their loans or purchase a new vehicle. Although it may appear to require less work, sending these notices through the mail is an inefficient and ineffective way to generate more business or build closer relationships with borrowers.

These low balance letters are intended to address customer retention, which is a mission-critical task in auto lending. The general principle holds that it is much cheaper to obtain business from a current customer than generate business from a new customer. In fact, a rule of thumb is that it costs five times as much to attract a new customer than keep an existing one.

While sending letters to borrowers at the end of the loan term is a step in the right direction, but it is an archaic and inefficient way of finding repeat business. This marketing strategy might appear cheap since the only up-front costs are postage and printing costs. However, this cheap strategy often leads to unsatisfactory and costly results.

An auto lender's follow-up letter is essentially fighting and often lost within every other piece of mail in a borrower's mailbox. More so, even if the borrower opens the letter, lenders have no way of knowing whether the borrower immediately tossed the letter out or took some time to contemplate a call to that financial institution.

Also, lenders are sending the same generic notice or follow-up to each of their borrowers. While this may seem more efficient on a larger scale, not every borrower is the same. They have their own needs and wants, and by sending them a mass mailer, lenders are foregoing a chance to treat each borrower as an individual.

Using Aclaro To Increase Borrower Retention

"We are living in a world where the use of digital technologies is almost a prerequisite for business success. And while the auto lending industry does use technology for things like evaluating the risk within their portfolios, lenders are missing out on massive opportunities to use these technologies to increase customer retention," said Carlos Galarce, CEO of Aclaro.

This is where Aclaro comes in. The company noticed these inefficiencies in the auto lending market and developed a platform to correct them by offering the first and only machine learning system for subprime lenders.

As part of this system, Aclaro predicts risk and helps lenders complete the loan lead life cycle to help increase their customer retention rate. From Aclaro's Nexus Score to the new Aclaro AutoMarket, their many tools have been built to help subprime lenders consistently generate business from their current customers. Instead of sending out a mass mailer and hoping for positive responses, auto lenders can use the alternative data developed by Aclaro to present compelling, personalized offers to current borrowers. This intense customization undoubtedly increases the odds of making further sales to those current borrowers. In addition, lenders who utilize Aclaro's ES software can offer lower rates to those borrowers who qualify via a machine-predicted low propensity of default-even though this lower risk is not indicated in the traditional credit score.

Moving Beyond Letters

"To put it simply, the customer retention rate is an important key performance indicator (KPI) in the auto loan market, yet it is often overlooked and undervalued," said Galarce. "While a lender may think that letters are the best way to generate new business from current borrowers, letters are archaic and inefficient."

Instead, there is a better way. Auto lenders who apply the tools offered by Aclaro can leverage cutting-edge technology that is designed to address this specific task. In the end, lenders using Aclaro are in a much better position to increase their number of returning borrowers.

Mark Ladd Named 2019 PRIA Carl R. Ernst Founders Award Winner

PROVO, Utah /ScoopCloud/ -- Simplifile, a leading provider of real estate document collaboration and recording technologies for lenders, settlement agents and counties, today announced that its Vice President of Regulatory and Legal Affairs Mark Ladd was named the 2019 Carl R. Ernst Founders Award winner by Property Records Industry Association (PRIA).

Ladd is the sixth recipient of the Founders Award, which was established by PRIA in 2005, to recognize proven, unique leadership and achievement in resolving issues in the property records industry. The award was presented during a ceremony at the PRIA 2019 Annual Conference, which was held August 26-29 in Colorado Springs.

"Having been a Register of Deeds early on in my career, I am all too aware of the challenges facing the property records industry and, as such, have been deeply committed to helping the industry address these challenges through technology," Ladd said. "I'm truly honored to have been honored by my peers for these efforts and proudly join the ranks of the select few that have received the Founders Award."

Given his work with PRIA, the American Land Title Association (ALTA) and the Mortgage Bankers Association (MBA) via MISMO, there are very few, if any, aspects of the real estate industry that haven't benefited from Ladd's efforts and leadership over the course of his more than 20 years of experience. Before joining Simplifile in 2011 as Director of Channel Sales, Ladd acted as a consultant for the PRIA on its Technology Committee. As part of his role with PRIA, he also worked as the vice-chair of the Residential Governance Committee for the Mortgage Industry Standards Maintenance Organization (MISMO).

In 2014, Ladd was elected as the president of PRIA and in 2015, he received the Certified MISMO(R) Standards Professional Designation, the only MISMO certification program available for individuals within the mortgage industry. As the immediate past-president, Ladd continues to serve as an ex-officio member PRIA's Board of Directors and is also involved in the Uniform Law Commission's Revised Uniform Law on Notarial Acts (RULONA) Enactment Committee.

"Mark Ladd has been a tremendous asset not just to Simplifile, but to the entire real estate ecosystem. He is a tireless advocate for efficiency and innovation in real estate from both an operational and a regulatory standpoint, and his commitment to serving this industry is second to none," Simplifile President Paul Clifford said. MACON, Ga. /ScoopCloud/ -- LBA Ware(TM), a leading provider of incentive compensation management (ICM) and performance management software and solutions for the mortgage industry, will debut LimeGear, a turnkey business intelligence (BI) platform at Source Media's Digital Mortgage Conference on Tuesday, September 24, live from the event's main stage during demo session #4, which begins at 8:55 a.m. LimeGear is designed to help mortgage lenders leverage their data in a more consistent, insightful, and actionable way.

Utilizing LBA Ware's proprietary data integration solution, LimeGear will help improve visibility and collaboration between corporate executives, branch managers, loan originators, and operations teams. The modular-based platform provides out-of-the-box dashboards and reports to improve the productivity and efficiency of the entire lending organization.

With LimeGear:
* Loan originators can build stronger relationships with referral sources and track which lead sources provide the most return on investment. Sales teams also gain a workable pipeline, with alerts and notifications configurable to user preferences, helping them stay out of the dark and close loans faster.
* Branch and area managers can zero in on profitability and identify bottlenecks with enhanced reporting that drills-down into the loan- and employee-level details. Configurable key performance indicators and balanced scorecards make it easier for management to incentivize performance.
* Leadership can define strategic goals, best practices and expectations then track attainment to easily identify who is doing what and how well.

LBA Ware's incentive compensation management platform CompenSafe(TM) is also integrated with LimeGear, providing lenders advanced reporting and analytics into their largest expense, loan commissions.

"LimeGear was engineered and designed specifically for the producers and managers who are closest to the action and strapped for real-time information on their loans and employee performance," said LBA Ware Founder and CEO Lori Brewer. "Solving the vexing challenges that have lingered in the mortgage industry, wasting lenders' time for years, is not rocket science - but it requires listening to hundreds of lender requests, which is what we have done while building CompenSafe over the last decade."

"We built LimeGear to be an off-the-shelf, low maintenance platform that can be rolled out across the organization without expensive user license fees. This makes us very different in the BI space," added Brewer.

SimpleNexus Debuts Mortgage Disclosures Auto-Fulfillment Service at Digital Mortgage Conference

LEHI, Utah /ScoopCloud/ -- SimpleNexus (https://simplenexus.com/), developer of the leading digital mortgage platform for loan officers, borrowers and real estate agents, debuted its integrated auto-fulfillment service for mortgage disclosures at Source Media's Digital Mortgage conference in Las Vegas.

The auto-fulfillment service is the latest enhancement to SimpleNexus' integrated disclosures solution, which enables mortgage loan originators (LO) and applicants to securely share, review and sign mortgage disclosures and other loan documents online or in a lender's SimpleNexus mobile app without logging into multiple portals.

Loan applicants who have consented to receive loan documents electronically ("eConsent") receive instant push notifications when it's time to review or sign disclosures. They can eSign most disclosures - including custom documents created by lenders - directly from the SimpleNexus mobile app or online. If a document needs to be wet-signed, SimpleNexus makes it easy to print, sign and upload the completed document in seconds.

In the event that a loan applicant does not eConsent, SimpleNexus will mail disclosures packages in accordance with regulatory deadlines, complete with a cover letter and table of contents to help borrowers navigate the documents. Alternatively, mortgage lenders that have their own fulfillment desk can download all of the loan's disclosure documents as a single file for easy printing and mailing.

"With SimpleNexus, borrowers can use any device and access disclosures in one place - the familiar place they've been going throughout the homebuying process," said SimpleNexus COO Ben Miller.

"We've developed our disclosures solution with lender input to eliminate more than a dozen pain points that occur in other solutions," continued Miller. "For instance, we streamline the login process by auto-filling the correct email address associated with the borrower's eConsent, and our system is smart enough to know that minor changes like the addition of a middle initial on a loan document shouldn't require applicants to eConsent again. These are just a few examples of small optimizations that add up to a better borrower experience, massive time savings and stronger pull-through."

The SimpleNexus disclosures solution fully integrates with the loan origination system disclosure tracking system, making it easy to track loan packages and create an audit report for investors. For more information, visit https://simplenexus.com/sn/disclosures/.

About SimpleNexus, LLC:

SimpleNexus is the digital mortgage platform that enables lenders to originate and process loans from anywhere. The company's best-in-class, easy-to-use app connects loan officers to their borrowers and real estate agents to easily communicate and exchange data in a single location throughout the entire loan life cycle. Instead of developing a proprietary reverse origination solution in-house, as Mid America has done with its forward LOS, the multi-state lender chose to partner with ReverseVision because they are the industry's foremost experts on reverse mortgage execution and technology development. Utilized by each of the top-ten producing HECM and reverse lenders, RVX's end-to-end reverse origination platform connects all participants across the reverse mortgage lifecycle, allowing them to exchange information throughout the loan process.

"Mid America has always sought opportunities to establish itself in underserved areas of the market, and reverse mortgages are a prime example," said Mid America Owner and Chief Executive Officer Jeff Bode. "Adding reverse mortgages to our existing product mix allows us to better cater to the unique financial needs of senior borrowers and foster customer retention by offering financial products relevant to borrowers at every stage in life. Given ReverseVision's reputation in the reverse mortgage space, we knew the firm was the only partner we could trust to power our reverse division."

To foster an informed borrower experience and strengthen customer relationships, Mid America has appointed HECM lending specialists to guide seniors through the HECM lending process, led by Mid America's newly appointed Director of HECM Lending Dan Barksdale.

"Having successfully originated HECMs and reverse mortgages for nearly a decade, I've witnessed not only the evolution of the reverse mortgage, but also the positive impact it has had on the lives of the seniors that have taken advantage of this product," Barksdale said. "When Mid America offered me the opportunity to launch its reverse mortgage program, I leapt at the opportunity to do so, and I look forward to leveraging the industry-leading digital mortgage platform Mid America has built - including RVX - to deliver this unique financial product to Mid America's senior-age borrowers."

"ReverseVision is excited to partner with Mid America as it strives to more fully meet the financial and retirement goals of its senior borrowers," said ReverseVision Vice President of Sales and Marketing Wendy Peel. "Mid America's entry into the reverse mortgage space provides lenders with an example of how a large, well-established lender can successfully integrate HECM and reverse lines into their existing business model."

ES 3.0 enables lenders to better understand a customer's propensity to purchase, offers real time inventory from multiple dealers tailored to a customer's preferences, and helps close vehicle sales and financing faster. The ES 3.0 process begins with Aclaro AI's learning a borrower's propensity to buy a vehicle. Then ES 3.0 engages the borrower to come and visit the Aclaro MarketPlace with a customized Call to Action via multiple channels including email, SMS, and Web targeting. In the MarketPlace, a borrower/consumer can select a list of vehicles to test drive, start the trade-in process, and the financing process. The financing process uses Nexus Score and the Aclaro's Alternative Data., Through Aclaro's proprietary algorithms, lenders gain a better sense of the borrower's cash flow, financial information, and their probability of paying back the loan in full.

Throughout the ES 3.0 processes, mutual value is created for lenders, dealers, and consumers. Lenders obtain granular financial information about a borrower that is based solely on cash flow. They quickly identify profitable lending opportunities while mitigating default risk. New Tools from SimpleNexus Help Mortgage Lenders Build Stronger Relationships with Borrowers’ Real Estate Agents

LEHI, Utah /ScoopCloud/ -- SimpleNexus (https://simplenexus.com/), developer of the leading digital mortgage platform for loan originators and borrowers, today announced the availability of a suite of tools designed to help originators build stronger relationships with their borrowers' real estate agents and convert more prospects into mutual customers.

SimpleNexus makes it easy for loan originators to create co-branded mobile apps for Realtor partners to share with borrowers. The shared platform enhances the borrower experience by keeping partners up-to-speed on loan progress and putting mortgage calculators and other handy tools at partners' fingertips.

The next tool, integrated home search, showcases available properties within the SimpleNexus borrower app, keeping the loan originator at the center of the home-shopping and home-buying experience for increased pull-through, referrals and long-term loyalty. Two digital home search providers are available for integration, and the integration can be configured with or without a Realtor partner.

Rounding out the suite is SimpleNexus kiosk mode, which allows loan originators to collect back-to-back loan applications on a tablet or laptop computer at open houses and model homes, where there's always a steady stream of motivated borrowers. For added security, kiosk mode automatically wipes sensitive data when a loan application is abandoned before submission.

All three tools are designed to enhance the overall home purchase experience for borrowers.

"SimpleNexus is dedicated to making the home loan process efficient, portable and pleasant for loan originators and borrowers alike," said Ben Miller, COO of SimpleNexus. "A crucial part of delivering that great borrower experience is making sure the borrower's Realtor has tools that simplify home search, streamline communication and provide instant loan status insights - and that's just what we've done with this toolset."

More than Half of Mortgage Loan Applicants Now Opting to Apply Using Their Mobile Device

LEHI, Utah /ScoopCloud/ -- SimpleNexus (https://simplenexus.com/), developer of the leading digital mortgage platform for loan officers, borrowers and real estate agents, today released data indicating that, given the choice, a majority of borrowers now prefer a mobile-driven mortgage loan application process. Mobile applications accounted for more than 50% of the 37,157 mortgage applications submitted through the SimpleNexus platform in the month of May.

Because SimpleNexus' mobile-native point-of-sale (POS) technology is used by more borrowers and loan originators than any other platform of its kind, its users' behaviors can indicate changing origination trends, such as borrowers' rising preference to complete mortgage applications from their mobile devices.

This finding comes as the firm is clocking record loan application submissions and growing at an unprecedented rate. To date, the SimpleNexus platform has connected its 20,000 active loan originators with 1.1 million borrowers and 65,000 realtor partners to produce nearly five million loans totaling over $100 billion in volume.

"Our triple-digit growth and enthusiastic adoption by loan originators, real estate agents and loan applicants shows how SimpleNexus is delivering on a market need for a mobile origination toolset that gets more loans to the finish line, faster," said SimpleNexus Founder and CEO Matt Hansen. "We are proud to be setting the bar for what a digital mortgage platform should be."

For two years running, SimpleNexus has ranked in the top 500 on the Inc. 5000 list of America's fastest-growing private companies. In 2018 the company added 60 clients to its roster, bringing the total number of enterprise lenders SimpleNexus empowers to "do more" to 223, including 15 of the top 25 retail lenders in the United States.

NotaryCam Applauds Texas for Eliminating Roadblock to Recording Remotely Notarized Real Estate Transactions

NEWPORT BEACH, Calif. /ScoopCloud/ -- NotaryCam(R) Founder and CEO Rick Triola today praised the Texas legislature for passing SB 2128, which will go into effect on September 1. The bill provides recording jurisdictions with additional clarity when conducting paper recordings of electronically executed documents.

This bill addresses several uncertainties previously acknowledged in regard to remote online notarization (RON) in Texas. Under this bill, a notary will be able to certify via an affidavit that a paper copy of a notarized electronic record is a true and correct copy, and county clerks will be required to record the transaction.

"Even though RON has been legal in Texas for nearly a year, nuances in the state's real estate laws legislation have created unforeseen roadblocks to adoption. However, the passage of SB 2128 should remove the final hurdle for RON adoption in Texas," Triola said. "By passing this bill, the Texas legislature has removed doubt that a properly executed RON transaction will be accepted by county recorders statewide, thus paving the way for mortgage lenders and title/settlement professionals to begin executing remotely notarized and closed Texas-based real estate transactions."

According to data from the Property Records Industry Association (PRIA), only 71 (*see note 1) of the 254 counties in Texas current offer eRecording. Thus, with the vast majority of counties lacking the capabilities to eRecord, the Texas legislature correctly recognized the current state of affairs and enacted a solution to allow RON transactions to move forward regardless of a particular jurisdiction's recording procedures.

"On a practical level, SB 2128 expands the definition of a paper document to include electronic records that have been 'papered out,' thus removing any doubt that these documents are eligible to be recorded in the state of Texas," said Celia Flowers, owner of East Texas Title. "After talking to my clerks after the original RON statute went into effect last year, I quickly discovered that many of them did not know about the bill, nor did they understand what RON was. As a result, many of them - especially those that did not eRecord - were not going to accept documents that had been electronically notarized. I think this bill resolves many of the concerns clerks had regarding RON by providing a legally accepted framework for converting electronic document into paper format for recording purposes."

Triola and Flowers, along with the Texas Land Title Association's Director of Government Affairs and Counsel Aaron Day and James Anderson from Championship Title, will be sharing lessons learned from Texas's roll-out of RON at the ALTA ONE conference in Austin.

The session, "Notable: Texas Title Agents are Rocking with RON," will take place on Wednesday, October 23 from 10:30-11:30 a.m. CT. For more information on the session and the conference, visit http://meetings.alta.org/one/.
