MCTlive! Lock Volume Indices: June 2022 Data

SAN DIEGO, Calif. /ScoopCloud/ -- MCT®, the leader in capital markets software and services supporting more lenders with hedging and pipeline management solutions than any other single provider, is pleased to present the MCTlive! Lock Volume Indices for June 2022. MCT Data represents a balanced cross section of several hundred lenders among retail, correspondent, wholesale, and consumer direct channels. A broad-based view of the entire market provides a more accurate picture of mortgage originations versus indices that are influenced by mega lenders. The June MCTlive! Lock Volume Indices is broken out by transaction type: purchase, rate/term refinance, and cash out refinance.

June MCTlive! Lock Volume Indices show that that total mortgage rate locks by dollar volume decreased 3.8 percent in June, and total lock volume is down 32.0 percent from a year ago as purchases continue to make up most originator volume. Purchase locks declined 1.63 percent month-over-month, but a mere 4.6 percent from a year ago. The increase in mortgage rates is also evident as refinance volume continues to fall. Rate/term refinances are down 12.4 percent and cash out refinances are down 18.7 percent month-over-month. From one year ago, cash out refinance volume is down 64.5 percent, while rate/term refinance volume has dropped 90.4 percent. Given rate/term refinance volume was already down 90 percent year-over-year in the May MCTlive! Lock Volume Indices, this month's drop does not change the total much. Please note that loan sizes were up 8.3 percent over the past year, with the average loan amount increasing from $291k to $315k.

It is important to note that MCT's rate lock activity indices are based on actual dollar volume of locked loans, not number of applications. Especially in a tight purchase market, MCT believes its methodology (using actual loans locked vs. applications) is a more reliable metric. There is a higher likelihood of having multiple applications per funded loan, and prequals do not convert at as high of a rate in the current market as has historically been the case - especially when applications are counted at the early stage of entering a property address.

INDEX VALUES TO END MAY AS A PERCENTAGE BENCHMARKED TO THE START OF THE MONTH
Category | Month-Over-Month Index Value Change
Total: -3.83%
Purchase: -1.63%
Rate/Term Refinance: -12.43%
Cash Out Refinance: -18.74%

INDEX VALUE CHANGE YEAR-OVER-YEAR
Category | Year-Over-Year Index Value Change
Total: -32.03%
Purchase: -4.63%
Rate/Term Refinance: -90.39%
Cash Out Refinance: -64.47%

MCT will be publishing the MCTlive! Mortgage Lock Volume Indices monthly, intending the data to serve as an enduring informational tool for industry participants, analysts, and watchers.

‘ALICE’ Families Focus of New Docudrama by Education Based Housing, Premieres July 21

HOUSTON, Texas /ScoopCloud/ -- A $500 or $1,000 unplanned expense is enough to send an ALICE (Asset Limited, Income Constrained, Employed) family spiraling according to a report by Bankrate. Education Based Housing, a Houston nonprofit that serves ALICE families and communities knows this to be true. The organization partnered with Cypress creative agency, PrettyWork Creative to produce a docudrama to show situations real families face and expand the national conversation on ALICE families.

"The Spiral" will premiere Thursday, July 21, 2022 from 6 to 8 p.m. at the India House, 8888 West Bellfort St., Houston, TX 77031.

Education Based Housing Chief Executive Officer, Jarvis Taylor, believes the short film will help "unpack how stereotypes affect a communities' ability to access resources and services." According to Taylor, individualist pursuits and chasing the American dream has led to deeper levels of poverty for many thus continuing the cycle of generational poverty. The solution, according to Taylor, is building successful, thriving communities. "It's going to take all of us to overcome systemic poverty," said Taylor.

The docudrama is based on a combination of news headlines and personal stories and leaves viewers asking, "what would you do?" Premiere attendees will have the opportunity to share their thoughts and ask questions of Taylor and other guest panelists.

OpenClose’s Mitch Swanson Honored by PROGRESS in Lending with Next Gen Leader Award

WEST PALM BEACH, Fla. /ScoopCloud/ -- OpenClose®, the leading fintech provider of residential mortgage software solutions for banks, credit unions and mortgage lenders, announced that its product delivery manager, Mitch Swanson, has been recognized as a Next Gen Leader within the industry by PROGRESS in Lending Association.

The Next Gen Leader award highlights rising visionaries and thought leaders who have been in the mortgage industry for 15 years or less. PROGRESS in Lending states that the winners encompass a wide range of mortgage professionals with diverse skill sets that have one commonality: helping their companies make a difference for the good of the industry. Winners of the award are creative, out-of-the-box thinkers who go beyond what's expected, are not afraid to step forward and blaze a new trail, and constantly offer bold new ideas.

Mitch Swanson, PMP has spent his entire career in the mortgage industry working for both mortgage lenders and mortgage technology vendors. This rich blend of vendor and lender experience gives him unique industry insight to better assist lenders in optimizing the use of OpenClose's solution suite.

"I am elated that the judges at PROGRESS in Lending put me on the 2022 list of young, emerging leaders who are making a difference in the mortgage industry," said Swanson. "I have been dedicated to the mortgage industry from day one and am committed to helping lenders maximize operational efficiencies via technology. I look forward to working with more lenders and introducing them to OpenClose's suite of mortgage software solutions."

At OpenClose, Mitch has been integral with delivering the company's borrower direct lending automation solution, ConsumerAssist™. This self-service model flourished throughout the refinance boom, helping lenders manage an influx of loan applications, and is now being leveraged to cut costs while offering borrowers a superb lending experience. ConsumerAssist has been implemented with great success at banks, credit unions, and independent mortgage banks thanks to Mitch's leadership and innovation.

Mitch has also worked on OpenClose's Assist series that automate specific lending functions for a wide variety of customer types. In addition to onboarding new customers onto the ConsumerAssist platform, Mitch constantly works on product enhancements that deliver innovative solutions that increase borrower satisfaction and lender efficiencies.

One of Mitch's latest initiatives includes creating a three-tiered pre-approval process based on confidence levels calculated with inputs from third party verification services. This process will have the ability to generate pre-approval letters with little to no contact with a loan officer. Consequently, it will dramatically improve a buyer's chance at securing a property to purchase while reducing the number of resources required to generate an accurate pre-approval. Mitch's efforts are ongoing, as he continually works with the OpenClose team and its customers to further enhance OpenClose's software solutions.

"Mitch is an integral member of our product development team who is well-respected by his colleagues, industry peers and OpenClose's customers," said Allen Pollack, vice president of innovation at OpenClose. "He is a dynamic, multi-faceted person who is stacked with mortgage technology experience at both the vendor and lender levels. We are pleased that the judges at PROGRESS in Lending recognized Mitch's efforts that deservedly landed him on the 2022 Next Gen Leaders list."

FormFree announces support for new Freddie Mac Loan Product Advisor enhancement aimed at expanding sustainable homeownership for renters

ATHENS, Ga. /ScoopCloud/ -- FormFree® announced that mortgage lenders using AccountChek® verification of asset (VOA) reports in conjunction with a Freddie Mac Loan Product Advisor® (LPA℠) solution will soon benefit from an enhancement that takes loan applicants' 12-month on-time rent payment history into consideration when assessing eligibility for qualified first-time homebuyers.

The enhancement, which is effective once announced in the Freddie Mac July Guide Bulletin, is designed to expand sustainable homeownership for the millions of Americans by taking their rent payment history into account when assessing eligibility. The expansion of rent payment history can increase the number of mortgage loan applicants who receive an Eligible/Accept recommendation in LPA.

"Freddie Mac is focused on offering value to our clients and improving the borrower experience as we continue to modernize the mortgage process," said Kevin Kauffman, Freddie Mac Single-Family Vice President of Client and Partner Delivery. "FormFree has been a strong partner on this journey by helping lenders assess credit eligibility for qualified first-time homebuyers."

LPA will automatically identify on-time rent payments - including those made via mobile apps like Venmo, Zelle and Paypal - within AccountChek VOA reports and take them into consideration when assessing eligibility for qualified first-time homebuyers. Only on-time rent payments will be considered; LPA will not assess late or missing rent payments.

"Freddie Mac's move to have Loan Product Advisor consider rent payment history in its assessment is part of a much larger push for more equitable home financing practices," said FormFree Chief Customer Officer Christy Moss. "People of color, who have disproportionately low homeownership rates and are overrepresented among credit invisible consumers will be most positively impacted by this enhancement to LPA."

"FormFree takes great pride in helping borrowers communicate their ability to pay and equipping lenders with the tools to confidently and efficiently verify borrower credentials," continued Moss. "We look forward to supporting Freddie Mac as it continues to deploy technology that improves access to sustainable credit for homebuyers."

Lenders can leverage rent payment history assessment through LPA asset and income modeler (AIM) when they order AccountChek reports of any length, including 30-, 60-, 90- and 180-day reports. In supplying LPA with 12 months of rent payment history, AccountChek has established safeguards that ensure the collection of extended rent payment history does not expose lenders to non-rent transactions, such as large gift deposits, that occurred more than 90 days in the past.

"FormFree remains committed to developing and supporting solutions that correct the racial homeownership gap," said FormFree Founder and CEO Brent Chandler. "Using FICO scores alone to evaluate creditworthiness excludes a large swath of minority homeowners who pay their rent on time and responsibly manage their finances without borrowing money from creditors. Direct source financial data is the key to understanding consumers' true ability and FormFree applauds Freddie Mac's efforts to help lenders finance homeownership more equitably."

Lender Price Launches Marketplace 2.0, Providing Wholesale Brokers and Lenders with Enhanced Pricing Capabilities and Deal Intelligence

PASADENA, Calif. /ScoopCloud/ -- Lender Price, a leading provider of product, pricing and eligibility technology, announced today they have released Marketplace 2.0, a major enhancement to their Broker Marketplace platform, one of the largest communities of wholesale brokers in the mortgage industry.

Created to match lenders with mortgage brokers looking to find the best rates and loan products for borrowers in a volatile market, Marketplace 2.0 gives brokers the ability to pull in pricing from their existing lender relationships automatically and run pricing comparisons of participating Broker Marketplace lenders. Eliminating a lengthy signup process and a monthly fee, Marketplace now helps brokers instantly see all of their lenders and marketplace lenders inside a single location without logging into several different TPO portals.

"Marketplace 2.0 is a game changer for brokers and lenders. It helps wholesale lenders expand their audience and gain access to thousands of mortgage brokers quickly," said Dawar Alimi, CEO of Lender Price.

"For brokers, we designed the platform to help them find the most competitive loan programs in this market and help them move away from using legacy technology that typically comes with a monthly fee. Our solution is 100% free to the wholesale broker community and it's one less cost that a broker has to worry about right now."

With Marketplace 2.0, mortgage brokers can now:

* Pull in pricing from their existing wholesale lender relationships without waiting

* Quickly add comp and rate sheets and receive accurate pricing without a monthly fee moving forward

* Invite borrowers to see tailored products and scenarios from inside the system

* Create custom rate alerts and be alerted when new opportunities arise

* Find and isolate specific non-QM, non-agency and home equity products

* Get more control and freedom and run pricing from anywhere

* Find loans that compete with all-cash offers and share with realtors

* Discover products they were previously unaware of and might not know are available

Advantages for wholesale lenders participating in Marketplace 2.0 include:

* Ability to offer product and pricing to additional brokers outside of current network

* Easy access for brokers to find their specific programs and conduct business with them

* Detailed analytics on broker pricing behavior

* Quick notifications on when brokers choose their products

* Ability to showcase non-QM, non-agency and home equity products

Onboarding is now automated, extremely simple, and brokers are up and running in minutes. Brokers only need to upload their rate sheets once and the system automatically updates product and pricing moving forward. Users will be able to see accurate pricing without manual updates.

With rates on the rise, Marketplace 2.0 can help brokers keep costs under control, stay competitive in a challenging market and get wider access to additional products that they might not know exist. The solution also gives brokers access to non-QM, non-agency and home equity programs at no additional cost. PROGRESS in Lending states that leading salespeople are consistently adding revenue to the topline for their organizations and marketing standouts are building credibility, awareness and value that pave the way for business development efforts. The commonality between the two functions is that these executives all work tirelessly to ensure that their companies and clients are successful and in the limelight; however, they themselves don't always get recognized. Currently in its fourth year, PROGRESS in Lending's Trailblazer award seeks to applaud industry standouts in this field.

Leah Sommerville of DocMagic has become an integral part of its eClosing team. Over the years, she has played a role in helping lenders make the switch to digitizing their lending processes with the implementation of eClosing, eNotarization, eNote and eVault technology. During the last few years, Leah has made significant inroads with introducing DocMagic's comprehensive Total eClose(tm) platform and ancillary solutions. She works closely with direct lenders, warehouse lenders, investors, settlement providers, notaries, and other lending entities to automate the closing process ---ultimately benefiting the entire mortgage supply chain. Leah's efforts don't stop with just a sales-based focus; she also works with DocMagic's marketing team to create awareness, participating as a speaker on many webinars and discussion groups throughout the year to educate lenders on the value of digitizing the mortgage process.

Mid America Mortgage Now Offers eNotes to Non-Delegated Correspondents through its Wholesale Channel

ADDISON, Texas /ScoopCloud/ -- Mid America Mortgage, Inc. (Mid America) announced today it is offering eNotes capabilities via its wholesale channel to enable non-delegated correspondents to operate more efficiently and competitively as they make the transition from mortgage broker to banker. Through this program, third-party originators (TPOs) can deliver the convenience digital closings provide to their customers and enhance relationships with their existing real estate and title partners amidst an otherwise challenging operating environment.

"With the rise in rates, dwell time is much more consequential as it ultimately eats into profitability. Mid America has always sought to operate from a position of providing liquidity and revenue retention options to the industry, and our wholesale eNote program is a natural extension of those efforts," said Mid America Owner and CEO Jeff Bode. "With eNotes, our approved non-delegated correspondents can decrease turn times on their warehouse line to 48 hours or less, which ultimately saves them money in the form of reduced interest charges and enables them to turn over their warehouse lines far more frequently."

To help non-delegated correspondents take advantage of this program, Mid America has established partnerships with private investors to provide lines of credit to qualified program participants. Mid America's TPO approval process captures most of the relevant financial statements and insurance exhibits requisite to the warehouse approval process, thus materially accelerating the warehouse approval timeline.

"Despite the push for 'industry-wide' adoption, the digital mortgage conversation has largely excluded TPOs, which has put them at a distinct disadvantage. Furthermore, many budding mortgage bankers have been reluctant to go down the digital path, thinking there are insurmountable operational/financial limitations," Mid America's Executive Director of TPO Lending Adam Rieke said. "Given our success as a digital-first lender, we wanted to extend this same opportunity to the next generation of rising mortgage bankers."

"Due to the secure nature of eNotes, many mortgage lenders that were previously ineligible for warehouse lines can move forward as mortgage bankers and do so with full confidence that their operations are as efficient and cost-effective as possible from the start," Rieke added.

For information on the Mid America eNote program for non-delegated correspondents, contact Rieke at adam.rieke@midamericamortgage.com or Soliman Martinez at soliman.martinez@midamericamortgage.com.

Combining this culture of innovation with a risk management mindset enables Mid America to deliver new products to market that address the challenges facing both borrowers and third-party originators (TPOs). These innovations include its USDA one-time close construction loans, Power Buyer bridge loan program, proprietary down payment assistance (DPA) program and reverse mortgage division. Its direct relationships with Fannie Mae, Freddie Mac, Ginnie Mae and private investors afford Mid America direct access to the capital markets, thus ensuring maximum liquidity for its product innovations. New MSR Technology Empowers MSR Buyers with Live Loan-Level Pricing

SAN DIEGO, Calif. /ScoopCloud/ -- Mortgage Capital Trading (MCT®), a leading mortgage hedge advisory and secondary marketing software firm, has announced today a new technology for mortgage servicing rights (MSR) buyers to produce more granular pricing for mortgage servicing. The feature leverages an application programming interface (API) to connect MSRlive!, MCT's state-of-the-art MSR valuation platform to clients' systems for more precise and accurate loan-level pricing in real time.

Especially in a volatile climate, every basis point counts. MCT's objective is to ensure that its software additions drive more profitability and increase efficiencies. With MCT's new API, users can effectively develop a pricing strategy that includes key loan-level characteristics, such as property location, FICO, loan-to-value (LTV), and much more in real-time to evaluate a comprehensive set of data that contributes to a winning pricing strategy.

The key takeaway of this new functionality is how it informs users and helps servicing buyers avoid over-paying for potentially underperforming assets. The software provides a more prudent, thoughtful, and strategic approach achieved by leveraging a granular set of data which will result in fewer missteps. The system's functionality provides insight for the servicing buyers to ensure that the pricing levels on a loan-by-loan basis are appropriate and justified.

"The competitive landscape has exposed the challenges with applying static multiples across all LTVs and FICOs and has heightened the importance of a more strategic pricing strategy," shared Bill Shirreffs, Head of MSR Services and Sales Operations at MCT. "MCT's MSRlive! API is specifically designed to provide granular, loan-level, MSR pricing based on your cost assumptions and return expectations. Ultimately, giving you more confidence."

Q4 2021 Critical Defect Rate Rose to 1.95%, Per ACES Quality Management Mortgage QC Industry Trends Report

DENVER, Colo. /ScoopCloud/ -- ACES Quality Management® (ACES), the leading provider of enterprise quality management and control software for the financial services industry, announced the release of its quarterly ACES Mortgage QC Industry Trends Report covering the fourth quarter (Q4) and full calendar year (CY) of 2021. The latest report analyzes post-closing quality control data derived from ACES Quality Management & Control® software.

Notable findings from the Q4 2021 report include:

* The overall critical defect increased 0.08% to 1.95%, a change of 4% from the prior quarter, as lenders transitioned to a purchase-heavy lending environment.

* Income/Employment defects declined in overall share but remained the No. 1 most frequently cited issue, even after pandemic-related verification issues had subsided.

* Appraisal-related defects rose in Q4 2021 after experiencing minimal levels throughout the last refinance cycle.

* Purchase review share was 20 points higher than refinances.

* Conventional lending share is now 8 points below the pandemic peak amid a mini-resurgence in FHA lending.

"While the overall defect rate rose slightly in Q4 2021, defect rates have improved in totality when comparing 2021 to 2020," said ACES Executive Vice President Nick Volpe. "Given the uptick in Q4 and the persistent issues we're still seeing in the Income/Employment category, lenders should focus their efforts on shoring up this component of their underwriting process."

Findings for the Q4 2021 ACES Mortgage QC Industry Trends Report are based on post-closing quality control data derived from the ACES Quality Management and Control® benchmarking system and incorporate data from prior quarters and/or calendar years, where applicable. All reviews and defect data evaluated for the report were based on loan audits selected by lenders for full file reviews.

"As lenders battle over volume, quality control and compliance teams are more important than ever to ensure that the loans that make it through the door meet all regulatory and eligibility requirements," said ACES CEO Trevor Gauthier. "On the origination side, we're seeing the credit box expand to help qualify more borrowers and maintain share. And with 1.3 million loans still in active forbearance along with the renewed focus on servicing from the CFPB and other regulators, servicers and lenders alike must be diligent in their compliance practices to survive this increased level of scrutiny. Leveraging a system like ACES helps both sides of the house ensure they are auditing to the best and most up-to-date standards."

Mortgage QC Industry Trends Reports are available for download, free of charge, at https://www.acesquality.com/resources/reports.

OpenClose Adds DataVerify Solutions to its LenderAssist™ LOS

WEST PALM BEACH, Fla. /ScoopCloud/ -- OpenClose®, a leading fintech provider of mortgage software solutions for banks, credit unions and mortgage lenders, announced that it has integrated its LenderAssist™ loan origination system (LOS) with the DataVerify® DRIVE® platform to seamlessly validate borrower provided data.

Directly from within LenderAssist, users can initiate a comprehensive data verification analysis that compares borrower information across multiple data sources to validate their information. The lender receives a full DRIVE report and is alerted when variances occur during the origination process.

"Incorporating the DataVerify technology into our LOS helps protect our customers and offers time saving efficiencies," said Vince Furey, CRO at OpenClose. "Our integration with DataVerify takes the validation of data many steps further than manually checking information on the borrower's loan application in order to accurately assess and mitigate risk. The value of this new interface is clear-cut."

Using the DRIVE® platform, OpenClose customers can now cross check key information on the borrower's loan application such as phone numbers, addresses, NMLS licenses, both custom and industry watchlists, and more. DataVerify automatically combs and compares the results from many different databases to pinpoint the same risk factor in order to confirm or deny its existence.

The DataVerify DRIVE platform also checks the borrower's background for bankruptcies, foreclosures, liens and judgments, real estate property owned, driver's license validity, and other information that affects lender and investor risk assessment. In addition, DataVerify offers the ability to efficiently manage the Undisclosed Debt Monitoring product through DRIVE® in partnership with Factual Data®.

"We are excited to have a direct integration with OpenClose and are confident that DRIVE®'s added functionality will benefit users residing on their LenderAssist LOS," said DataVerify President Brad Bogel. "The detailed reporting that DRIVE returns into LenderAssist will help our mutual customers identify potential fraud and streamline the process."

The DRIVE® platform is proven to automate aspects of the underwriting process including many tasks that are often manually completed by an underwriter. DRIVE® is based on a set of rules that a mortgage fraud expert would typically follow in diagnosing a problem, and its technology is able to identify nuances. The platform can identify instances of possible fraud, data inaccuracies, compliance issues, and highlights risk that lenders could potentially be exposed to throughout the lending process. Lenders are also empowered with the ability to configure specific rules in the platform to better fit their business model and adjust as their needs change.

About OpenClose:

Founded in 1999, OpenClose is the preeminent fintech provider that developed the mortgage banking industry's first SaaS-based lending automation software platform. Today, the company has expanded to become an award-winning, comprehensive loan origination software suite that slashes the cost to manufacture loans by up to 40 percent, reduces processing and underwriting cycle times by up to 50 percent, and requires minimal support to install and manage. OpenClose is the only vendor in the industry able to offer a true end-to-end, omni-channel, 100 percent browser-based, workflow-driven platform that effectively consolidates the digital POS, LOS, PPE and BI functions via a single provider, with easy access from any browser or mobile device. The CAA program equips administrators with the best practices, processes, workflows and troubleshooting expertise to guide internal teams on the highest and best use of the ACES platform. Upon completion of the CAA program, administrators will receive a digital certification badge and a digital certificate that includes date of certification and date of expiration to keep for personal records or professional use.

In addition to the announcement regarding the CAA program, ACES ENGAGE attendees also heard from an array of industry experts. Mortgage Bankers Association economist Eddie Seiler, Fannie Mae's Senior Director of Loan Quality Duane Gilkison, Ballard Spahr attorney Richard Andreano and SWS Risk Advisory's Steve Spies addressed topics such as housing and consumer finance industry trends, the current economic outlook, quality control, fraud/risk management and compliance.

The event's keynote speaker Aron Ralston, the author of Between a Rock and a Hard Place and the basis for the feature film 127 Hours starring James Franco, shared his story of survival and what it taught him about overcoming life's challenges and struggles with the right mindset. Attendees also received an overview of the current ACES product roadmap and previews of upcoming features and functionality to be added later in the year.

"ACES ENGAGE was a huge success, and we are thankful that so many of our users, prospects and partners could join us for this one-of-a-kind event," ACES CEO Trevor Gauthier said. "We are constantly looking for ways in which we can deliver more value to our customer base. Given that our NPS score increased to 88 post-event, I feel confident that we delivered on that promise and look forward to delivering even more value at next year's ACES ENGAGE."

ACES ENGAGE will return to The Broadmoor Hotel in Colorado Springs on May 17-19, 2023.

Down Payment Resource analysis finds that 33% of declined mortgage applications are declined for reasons addressable with homebuyer assistance

ATLANTA, Ga. /ScoopCloud/ -- Down Payment Resource (DPR), the nationwide database for U.S. homebuyer assistance programs, today announced findings from an analysis showing that a substantial share of mortgage loan applications are both declined for reasons that can be addressed with homebuyer assistance and eligible for homebuyer assistance programs.

Methodology:

Findings were derived by analyzing HMDA data for tens of thousands of declined purchase mortgage loan applications representing $3.7 billion in volume furnished by mortgage lenders. Loan applications declined for either insufficient cash-to-close or disqualifying debt-to-income (DTI) ratios were categorized as potentially recoverable with homebuyer assistance. Homebuyer assistance eligibility for this group of applications was determined by running loan application data - including location, home price, loan amount, income and homeownership history - through the DOWN PAYMENT RESOURCE® database.

Matching assistance programs were then applied to each loan to determine how applying homebuyer assistance to eligible declined loan files would have impacted loan-to-value (LTV) ratios.

KEY FINDINGS

Key findings are as follows:

* A large share of declined loan files were eligible for homebuyer assistance. 33% of all declined purchase mortgage loan applications were declined for either insufficient cash-to-close or disqualifying DTI ratios and also eligible for homebuyer assistance at the time of declination. The large share of loans potentially recoverable with homebuyer assistance highlights a significant, low-cost opportunity for lenders to increase purchase volume.

* Declined loan applications were typically eligible for multiple programs. On average, declined loan applications were eligible for 10 homebuyer assistance programs, indicating there are often multiple options available to homebuyers financing with homebuyer assistance.

* Many declined loans could have been recovered with homebuyer assistance. Applying homebuyer assistance to eligible declined loan applications would have reduced LTV by an average of 5.85%, making many of the loan applications recoverable. Lowering LTV can open the door to better and more affordable first mortgage scenarios, including conventional (rather than FHA) financing, reduced mortgage insurance costs and better interest rates.

"In light of National Homeownership Month and the state of the housing market, it is important for the mortgage industry to reflect on ways it can improve financing outcomes for homebuyers," said DPR CEO Rob Chrane. "Our analysis definitively shows that homebuyer assistance programs are the most promising pathway to homeownership for a sizable share of the homebuyer population. Yet, homebuyer assistance programs are seldom offered as an option. It is my hope that this information will help lenders better serve their communities by showing that qualified homebuyers who need down payment assistance are not a niche market, but a major market that continues to grow."

About Down Payment Resource:

Down Payment Resource (DPR) is a nationwide database of down payment assistance and affordable lending programs. The company tracks funding status, eligibility rules, benefits and more for approximately 2,200 programs in 11 categories. Its award-winning technology helps the housing industry connect more homebuyers to the down payment help they need. DPR has been recognized by Inman News as "Most Innovative New Technology" and the HousingWire Tech100(tm). DPR is licensed to Multiple Listing Services, Realtor Associations, lenders and housing counselors across the country. DPR's subscription-based service, Down Payment Connect, helps agents and loan officers match buyers to available programs. MCTlive! Lock Volume Indices: May 2022 Data

SAN DIEGO, Calif. /ScoopCloud/ -- MCT®, the leader in capital markets software and services supporting more lenders with hedging and pipeline management solutions than any other single provider, is pleased to present the MCTlive! Lock Volume Indices for May 2022.

MCT Data represents a balanced cross section of several hundred lenders among retail, correspondent, wholesale, and consumer direct channels. A broad-based view of the entire market provides a more accurate picture of mortgage originations versus indices that are influenced by mega lenders. The May MCTlive! Lock Volume Indices is broken out by transaction type: purchase, rate/term refinance, and cash out refinance.

May MCTlive! Lock Volume Indices, which include an adjustment for the Memorial Day Holiday, show that that total mortgage rate locks by dollar volume decreased 10.6 percent in May, and total lock volume is down 29.5 percent from a year ago as purchases now make up most of the volume. Rapid rises in rates have kept would-be borrowers on the sidelines in 2022, and we saw declines in all three lock categories.

Purchase locks are now on the decline, down 1.78 percent month-over-month and 10.1 percent from a year ago. The increase in mortgage rates is also evident as refinance volume continues to fall. Rate/term refinances are down 29.6 percent and cash out refinances are down 9.0 percent month-over-month. From one year ago, cash out refinance volume is down 57.5 percent, while rate/term refinance volume has dropped 90.0 percent. Given rate/term refinance volume was already down 88 percent year-over-year in the April MCTlive!

Total: -10.65%

Purchase: -10.11%

Rate/Term Refinance: -29.57%

Cash Out Refinance: -8.99%

INDEX VALUE CHANGE YEAR-OVER-YEAR

Category | Year-Over-Year Index Value Change

Total: -29.54%

Purchase: -1.78%

Rate/Term Refinance: -90.03%

Cash Out Refinance: -57.52%

MCT will be publishing the MCTlive! Mortgage Lock Volume Indices monthly, intending the data to serve as an enduring informational tool for industry participants, analysts, and watchers.
