Pendo Executive Alicia Branstetter Receives NAWRB’s Roaring Thirty Award

LEE’S SUMMIT, Mo. /ScoopCloud/ -- Pendo, a nationwide appraisal management company, announced that Alicia Branstetter, the company's vice president of marketing, has received the NAWRB (National Association of Women in Real Estate Businesses) Roaring Thirty Award.

The NAWRB Roaring Thirty Awards honor women leaders in the housing industry who are making positive changes in the industry for all women. There are 15 categories covering various aspects of professional life. Each category has a winner and Leading Lady. Branstetter was named Leading Lady in the Renaissance Woman category, which recognizes women who enjoy multiple successful careers.

Branstetter, a newcomer with less than one year in the mortgage industry, has achieved quantifiable success not only in the housing space, but also in the technology and consumer goods sectors. At Pendo, Branstetter created the company's brand platform, effectively differentiating Pendo in the commodity-based appraisal space, while also creating a repeatable formula that could raise the standard of service among AMCs.

Previously in her career, Branstetter created multiple marketing strategies that quantifiably increased sales volume, revenue, reach, and close ratios for firms that range from established Fortune 100 companies to start-up and non-profit organizations.

"I changed industries and joined Pendo because of the opportunity to work with two former tech consultants who are determined to raise the standard in the appraisal industry," said Branstetter. "They're proving that industry outsiders can be great change makers. It's such an honor to have my accomplishments, both in the housing space and in other industries, recognized and supported by the NAWRB. When industry old-timers and newcomers all work together, we really can accomplish great things."

The National Association of Women in Real Estate Businesses (NAWRB) is an organization that supports women in the housing ecosystem by providing them with the tools and opportunities for economic growth and expansion, while advocating and promoting women-owned businesses.

Pompano Beach CRA and Urban Land Institute Symposium to Reveal Half Billion Investment Opportunity

POMPANO BEACH, Fla. /ScoopCloud/ -- The Pompano Beach CRA (www.pompanobeachcra.com) has partnered with the Urban Land Institute to host a unique symposium outlining the $500 million investment opportunity available for developers in the Pompano Beach Innovation District. Nationally recognized redevelopment experts and invested developers will provide comprehensive details about the last 24 acres of undeveloped parcels in Broward County with prime visibility from I-95.

The event will take place on June 23 from 8 a.m. - 11:30 a.m. at the Pompano Beach Cultural Center, located at 50 W. Atlantic Blvd. Admission runs from $25-$65, tickets at: http://seflorida.uli.org/events/.

"The Pompano Beach Innovation District is one of the most exciting development opportunities in South Florida," stated Emily Marcus, Project Manager with Redevelopment Management Associates, which manages the Pompano Beach CRA. "The Innovation District already has anchors and assets including three major cultural facilities, a culinary and tech industry presence, proximity to the Pompano Beach Airport, and contiguous access to over 30 million square feet of industrial space."

The symposium will feature over 15 esteemed speakers who will provide strategic insights about developing this prime location including Mitchell Weiss, now a Harvard lecturer, who was the Chief of Staff under Mayor Thomas Menino of Boston.

Mitchell will lead a session on how Boston used their public clout to launch their Innovation District and how the city of Pompano Beach can benefit from their experiences. In the afternoon, he will entertain roundtables of local stakeholders, business leaders and elected officials to share his depth of knowledge to assist the city in adopting a sound approach to building the area.

The CRA's reinvention of the original downtown is already visible with the transformation of the Ali Building and the Bailey Hotel into vibrant arts and culture venues. In addition, they spearheaded the plans for building the Pompano Beach Cultural Center and Library, which recently opened and the building of the City Vista apartments. Two new residential projects are also in the planning to permit stage, and multiple restaurants and retailer are scheduled to open in 2018.

The CRA has created a master plan for the 38-acre site, where 24 acres are owned by the CRA or the City. This plan is designed around a linear waterway system - narrow drainage canals between the parcels - to replace conventional man-made lakes that take up lots of space for drainage and result in suburban development patterns. This plan not only helps to free up more property for development but establishes an urban and walkable environment. This model is based upon similar linear waterways in locations such as San Antonio, Texas and the Netherlands.

Recent land use and zoning updates have made it possible for this type of development to take place in the downtown. The innovation district can accommodate approximately 750,000 square feet of office space; 165,000 square feet of retail; 35,000 square feet of restaurants; 1,500 residential units and two hotels with a combined 420 rooms.

For a complete list of speakers and topics please visit: http://seflorida.uli.org/events/.

New Legislation Enables Massachusetts Jurisdictions to Electronically Record Land Court Documents

PROVO, Utah /ScoopCloud/ -- Simplifile, a leading provider of real estate document collaboration and recording technologies for lenders, settlement agents, and counties, announced that it is now electronically recording Land Court documents in the Commonwealth of Massachusetts for the first time.

In the Commonwealth of Massachusetts, about 80 percent of real property is "recorded land" whose record keeping is conducted by the recorded land department. The remaining 20 percent of real property, called "registered land," is subject to stricter policies and managed by the registered land department, also known as the Land Court. Land registration documents related to registered land are commonly referred to as "Land Court documents."

Until recently, Massachusetts law dictated that recorders must retain original, hard-copy Land Court documents, making electronic recording of those documents impossible. Early this year, however, the governor of Massachusetts signed into law House Bill 3862, overturning the requirement and allowing registers of deeds throughout the state to e-record Land Court documents for the first time.

Hampden County, Norfolk County, and Southern Essex District were the first Massachusetts jurisdictions to record Land Court documents on April 12. All three jurisdictions have been e-recording recorded land documents for years and were eager to extend the benefits of e-recording to the Land Court.

"In 2004, the Hampden County Registry of Deeds was the first governmental agency on the east coast to perform an electronic recording. On April 12, 2017, we once again made history by being the first registry in the Commonwealth of Massachusetts to record a registered land document," said Hampden County Register of Deeds Donald E. Ashe. "These historic events would not be possible without Simplifile's hard work, dedication, and innovation in the field of electronic recording of documents."

E-recording enables document submitters to avoid the time and expense of mailing documents or making a trip to the registry of deeds. Instead, they can scan and securely submit documents directly from their home or office.

Registers of deeds also benefit from the efficiency of e-recording. If a submitted document has an issue that must be resolved before it can be recorded, the recording clerk can electronically reject the document, immediately informing the submitter why the document is ineligible for recordation. Without e-recording, it can take days to notify the submitter of a document error. With e-recording, the submitter can receive notification and re-submit a corrected document in minutes.

"Simplifile has been helping Massachusetts jurisdictions e-record documents related to recorded land since 2007," said Paul Clifford, president of Simplifile. "Registers of deeds throughout the commonwealth have come to appreciate the efficiency, cost savings and customer service benefits of e-recording - and now they can apply those benefits across their recording workload."

More than 1,606 recording offices throughout the United States now record deeds, mortgages, and other documents electronically using Simplifile. For an up-to-date list of all jurisdictions currently e-recording with Simplifile, visit https://simplifile.com/e-recording-counties.

Housing Advocates and Los Angeles Residents Call on Los Angeles City Council to Limit Short-Term Rentals in LA

LOS ANGELES, Calif. /ScoopCloud/ -- A growing alliance of affordable housing advocates, local neighborhood renters and homeowners, hotel employees and hotel representatives gathered today in front of Los Angeles City Hall to call on City officials to adopt smart regulations for short-term rentals, according to Keep Neighborhoods First.

Participants urged the City Council to adopt a low limit on the number of days per year a host could rent a unit short-term.

"Regulations must include a cap on the total number of days hosts are permitted to rent short-term. This cap must be low enough as to not economically incentivize landlords to rent short-term instead of long-term," explained Becky Dennison, Executive Director of Venice Community Housing Corporation. "The current draft has a cap that is much too high. We believe the right number is 60 days per year - and other cities agree."

Dennison mentioned caps in Santa Monica and Amsterdam of 60 days; as well as 90-day caps recently implemented in San Francisco, New Orleans and London. Palm Springs enacted a cap of 32 days. The draft ordinance currently being considered in Los Angeles includes a cap of 180 days, or six months out of the year.

The group also expressed strong support for banning any type of short-term rentals in rent-stabilized (RSO) units, arguing that allowing RSO units to be rented short-term will result in significantly more risk for some of our most vulnerable renters than any possible benefit.

"As a longtime tenants' rights advocate, I can assure you that short-term rental practices has literally put a target on the back of every renter living in RSO housing. Tenants are being evicted and units are being converted to short-term because landlords make MUCH more money renting short-term," said Larry Gross, Executive Director of Coalition For Economic Survival. "We can no longer allow short-term rental companies to continue to operate practically unchecked. Their practices of taking critically needed affordable rent control units off the market is making our already dire housing situation worse."

Also on hand were hotel representatives that called on the City to enact regulations built on sound politics, not false budgetary needs. Specifically, the California Hotel and Lodging Association quoted a recent report related to the downfall of cities accepting voluntary taxes from Airbnb and other short-term rental platforms. The voluntary agreements are being questioned all over the nation.

"We're adding the voice of the state's hotel industry to the Los Angeles community asking for a city ordinance that ensures a level playing field for those of us in the hotel industry and full transparency from all short-term rental platforms," said Lynn Mohrfeld, President & CEO California Hotel & Lodging Association.

The City Council is expected to take up the current draft ordinance in coming weeks, beginning with the Planning and Land Use Committee (PLUM).

New Tiny House Zero Percent APR Financing Available with National Vermont Company

SOUTH LONDONDERRY, Vt. /ScoopCloud/ -- Jamaica Cottage Shop, Inc. was getting at least five to 10 requests per day. Potential customers wanted financing options so they could easily afford a tiny house of their own. The Vermont-based retailer acted and now people can apply to pay over time for numerous cottage, cabin, tiny house and shed options.

"Homesteading and tiny house living are growing trends," Domenic Mangano, owner, Jamaica Cottage Shop, says. "However, few financing options exist for these types of structures, plans and kits. Our newly available pay-over-time solutions change all that and now a much larger pool of people can afford to join the movement."

Mangano reports that last year Jamaica Cottage Shop had its best year since they have been in business. And as the tiny house trend continues to evolve so must business operations.

As a result, Jamaica Cottage Shop teamed up with a new partner that allows its customers to pay for purchases over time. These financing options are available starting at zero percent APR and are available in most of the U.S. For many customers, these options provide freedom from credit cards with high rates or complicated loan processes.

"We've taken the stress out of paying for products over time," Mangano says. "The new financing options make it easy for people and several different solutions are offered to meet varied needs and goals."

For example, financing for pre-cut building kits are now offered and there are no pre-payment penalties. Turnaround time is quick too. Customers apply for credit on Jamaica Cottage Shop's website and within seconds, they'll know if they're pre-qualified.

"With favorable financing options like these now available, more people will be able to invest in the buildings they need to take part in homesteading, tiny house living or simply to expand their current living space," Mangano adds.

And on top of new financing options, Jamaica Cottage Shop also offers free shipping in the U.S. and Canada. They're clearly ready for what 2017 has to bring.

Real Estate and Paint launches Networking site for Homeowners, Agents and Contractors

DANVILLE, Calif. /ScoopCloud/ -- It was out of necessity that Tom Gore from Thomas Realty Pros learned to market his real estate business. His new website reflects that experience. Tom helps consumers find the best real estate agents with his newly created Real Estate and Paint networking platform. It started with Tom getting his real estate license right before the crash of 2008. That fact necessitated originality when it came to marketing his business. Tom was new to the real estate sales business and needed clients to list their For Sale properties with him.

Having come from a background in home improvement Tom decided to add extra value to his real estate service by freely painting the homes he listed. The results were amazing because he sold houses more quickly and for more money. His business grew, 98 A+ reviews on Angie's List, and he survived as a new agent in one of the toughest real estate markets in years. As the market improved Tom never wanted to lower the standard of service that he was providing to his clients, so he continued to over perform. Today he is launching a free service to help other real estate agents and brokers do the same.

The site is http://www.realestateandpaint.com/ and it could have an impact on the future of real estate industry when consumers come to expect this added value.

The Networking site is designed to connect Home Owners looking to sell or list property and agents who want to provide an added free service.

Tom Gore, of Thomas Realty Pros/Excel Realty, is both a real estate agent and a licensed CA Paint Contractor. It is not unusual for Contractors and other people who do home improvement work to dabble in real estate. Often Contractors work with Real Estate Agents offering to make home repairs and later be compensated for their work when the home eventually sells, but there is nowhere for sellers to turn to find agents and brokers willing to do this service for free, until now.

The Real Estate and Paint site is allowing Home Owners, Agents and Contractors to connect in cyber space free of charge. Tom is building a network for consumers to reach agents and for agents to get new clients/listings.

Tom said, "I decided to allow home improvement Contractors and Real Estate Agents willing to do more, both of whom are licensed by their States, to list on the website because it is more added value for the consumer. My whole career has been based on giving superior service." He continued explaining the network is an extension of his worth ethic, "The listings will be done by on a State-by-State basis with people and services listed in an alphabetical order."

"New clients mostly come from word-of-mouth referrals and I am starting to get calls outside of the Bay Area. Recently, I received a referral request from outside the State. It was that call that made me realize I needed to create the Network to see my idea grow beyond me." Tom believes that his approach of being an 'added value' agent is desired by consumers across the country. "My goal is to bring agents and home sellers together while providing a platform for contractors to reach these two groups as well to offer their services."

Tom imagines his Network continuing as a free service for years the way Craigslist started. This is a way to market my services and help other agent/brokers develop their businesses as well. Tom does a variety of marketing to get new clients, but claims most clients are sold on his added value proposition of their house being painted after listing. Statistics bear out that fact that newly pained homes sell faster and for more money.

Tom is currently holding a drawing for people in his area at http://www.thomasrealtyproscontest.gr8.com/ and does a variety of other unique marketing ideas he'll share with Agents and Brokers who join his free Network. The drawing is for July 4th. It is a paint your house for free contest to help spread the word about his services in the East Bay. "I always go that extra mile for my clients and want to network with people around the country that do the same for their clients."

Free Land and Incentives for Builders Looking to Develop in Osceola, Iowa

OSCEOLA, Iowa /ScoopCloud/ -- As part of a new housing development initiative, Osceola, Iowa's Clarke County Development Corporation (CCDC) is offering home builders and developers shovel-ready sites at no cost for residential projects as well as reimbursements on interest for construction loans for a 12-month period. The CCDC launched the Zero-Cost Development initiative in an effort to capitalize on the recent growth trends and development throughout south central Iowa. While tax abatements and other incentives are offered throughout the state, the concept of Zero-Cost Development offers builders and developers a bigger opportunity for establishing profitable programs throughout Osceola.

Even with Iowa's housing bubble leveling out and market prices becoming steady, builders are still seeing costs of materials and equipment climb. Tax abatements offered to buyers still leave builders struggling to cover the gap costs between development and sale of the homes. If a home sits on the market longer than 60 or 90 days, many builders can see a considerable loss of revenue and even end up losing profit altogether on the development. By offering the builders and developers Zero-Cost, shovel-ready land, the initial investment for the building is considerably lower and gives an advantage back to the builder before the sale. By also providing reimbursements for construction loans over a 12-month period, the builder can better manage their investment risks - enabling faster return and reinvestment of moneys for additional development.

Over the last decade, Osceola and Clarke County's population and workforce have steadily grown at a time when many rural areas are losing residents in droves. With a population of over 5,000, Osceola offers over 4,400 non-farm jobs, making it a hub for commerce for southern Iowa counties. As commerce continues to expand, a sense of community is growing and the urgency to build homes to suit the burgeoning workforce has become a priority.

"Development Land in Des Moines, Waukee and Ankeny as well as surrounding communities can cost builders upwards of $80,000 to $200,000 per lot. By offering developers free, shovel-ready lots, they're given the opportunity to build quality homes at an affordable price and pass that savings on to the buyers," Bill Trickey, Executive Director of Clarke County Development Corporation stated. "With Osceola's proximity to metropolitan amenities added to a quality of life you can't find in larger cities, developing in Osceola offers safe neighborhoods for children, a sense of community among neighbors, and peace of mind for growing families."

The goal of the Zero-Cost Development initiative is to encourage an economical connection to an estimated 2,500 commuters in Osceola, helping them become not only a permanent asset to the local workforce but be part of the community as well. Research has shown, when families put down roots in Osceola, their children and generations to follow are likely to remain a part of the community.

"The key is giving them the resources to plant roots," Trickey continued.

Employment opportunities and a quality school district are two of the city's bigger selling points. At just under 1,400 students, the Clarke school district is small but advanced beyond even some suburban Iowa schools. The district recently integrated over 1,500 Chromebooks, offering each student a chance to take this technology home. It's an attractive option for families who'd prefer a smaller district without sacrificing quality of technology and curriculum.

Families in Osceola also benefit from several new recreational developments, including an expanding trail system, city parks, and the future development of a community Recreation Center.

Officials hope the Zero-Cost Development initiative will continue to strengthen the area's neighborhoods, encouraging families to call Osceola home.

If you're a builder who is interested in the Zero-Cost Development initiative and would like to see if your project qualifies, contact Bill Trickey at the Clarke County Development Corporation at info@clarkecountyiowa.com or 641-342-2944.

Simplifile Q1 2016 Report Reveals Three Out of Four Transactions Eligible to be E-Recorded

data workflow platform

PROVO, Utah, April 20, 2016 (SEND2PRESS NEWSWIRE) -- Simplifile, a leader in electronic document and data workflow technology for lenders, settlement agents and counties, today released quarterly figures summarizing the organization's activities and achievements from January through March 2016.

The company announced the addition of 49 e-recording counties across 20 states during the first quarter of the year, bringing its total number of e-recording jurisdictions nationwide to 1,410. This sets a pace of about one new e-recording county every other day.

"County recorders are embracing e-recording at a brisk tempo that points to a growing awareness of the advantages offered by this technology," said Paul Clifford, president of Simplifile. "The number of e-recording counties has grown steadily over the last several years, but it looks like we could be on track for a banner year in 2016."

Using Simplifile's secure, web-based service, customers ranging from title companies to banks, attorneys and lien filers can scan or upload and submit documents directly to the recorder's office. In minutes, the recorder can review, stamp, record and return the documents back to the submitter electronically.

"We're already electronically submitting land record documents to the tune of over 2.5 million documents per quarter, and the infrastructure is in place to support e-recording of three out of four transactions," Clifford said. With its latest additions, Simplifile serves 39 percent of U.S. recording jurisdictions, including all 20 of the nation's most populous counties. Simplifile's e-recording county network is home to some of the nation's most populous metropolitan centers, representing more than 75 percent of U.S. residents and the vast majority of all recording transactions.

Simplifile also saw significant first-quarter growth in adoption of its loan estimate and closing disclosure collaboration solution that enables lenders to share, receive and validate documents and data with their network of settlement agents. "Now is the time for lenders who've been on the fence to join with settlement agents and counties in embracing technology that makes real-time collaboration and post-closing easier, more compliant and more auditable," Clifford said. The Simplifile Collaboration service provides a platform for collaborating on fee data, documents and transaction details and allows users to share changes, updates, deficiencies and statuses within one system, in real time.

High-speed internet access and a browser are the minimum requirements for customers to begin collaborating or submitting documents for e-recording through Simplifile.

In January 2016, Simplifile VP of Strategic Planning Nancy Alley was appointed to the Mortgage Industry Standards Maintenance Organization (MISMO) board of directors. Also in Q1, Simplifile was named to HousingWire magazine's 2016 TECH100(TM) list. The TECH100(TM) represents the housing economy's 100 most innovative technology companies. Simplifile was recognized for its dominance of the e-recording space and the release of its Collaboration and Post-Closing solutions for lenders and settlement agents.

NOVA Home Loans Chooses ReverseVision Exchange (RVX) Software to Originate Reverse Mortgages, Deliver to Investors

reverse mortgage industry

SAN DIEGO, Calif., March 30, 2016 (SEND2PRESS NEWSWIRE) -- ReverseVision announced today that NOVA(R) Home Loans (NOVA), a Tucson, Arizona-based mortgage lender serving the Southwestern United States, has selected RV Exchange (RVX) as its reverse mortgage loan origination software (LOS). NOVA has originated reverse mortgages as a correspondent lender since 2014.

According to Glen Smart, manager of NOVA's reverse mortgage division, the lender selected RVX for its superior integration with secondary market investors. "Frankly, the first question we ask whenever we partner with a new investor is, 'Will you work with RV Exchange?'" Smart said.

RVX is San Diego, Calif.-based ReverseVision's flagship product. The LOS serves as a centralized exchange, connecting all participants in the lifecycle of a reverse mortgage by allowing them to log in to a single system to share documents and information for each part of the loan process.

"RV Exchange allows us to deliver the same reverse mortgage package to any number of investor partners," Smart said. "We don't have to learn and open a bunch of different investors' systems to compare options. We absolutely love that."

RVX encompasses everything from point-of-sale, processing, underwriting, funding and post-closing to secondary marketing. This central exchange model is unique in the mortgage industry and offers benefits to all parties that include reduced document errors, heightened information security and shorter fulfillment timelines.

At NOVA, loan officers refer all reverse mortgage leads to a team of dedicated reverse mortgage specialists. Referring loan officers receive a referral fee when the loan closes.

"We've found that when leads are handled exclusively by certified reverse mortgage experts, customer interactions are better and loans close more frequently," said Smart. "I would love to see everyone in the industry shift to a model that relies on specialists versus the loan officer that tries to do one or two reverse mortgages a year. That's where mistakes get made, files are delayed, seniors are upset and the program gets a bad name."

NOVA is the largest independent mortgage bank in Arizona. Licensed in 12 states, NOVA currently operates branches in Arizona, Colorado and Nevada.

"Through RVX, NOVA Home Loans matches the needs of senior borrowers and investors, both of whom receive unique benefits from HECM loans," said ReverseVision Vice President of Sales and Marketing Wendy Peel. The HUD-insured home-equity conversion mortgage (HECM) is the most widely used reverse mortgage product. It allows homeowners age 62 and older to tap into their home equity as a source of income or line of credit.

"HECM can be an ideal solution for Baby Boomers who want to age in place and extend their finances throughout retirement," Peel said. "NOVA's commitment to the reverse mortgage business and to educating REALTORS(R), financial planners and seniors on reverse mortgage products is a boon to the communities it serves."

Smart also acknowledged the role of education in growing NOVA's reverse mortgage division. "We teach continuing education classes on reverse mortgages to real estate agents," Smart said, "and my goal for 2016 is to increase the number of interactions we have with financial planners, CPAs and estate attorneys. These professionals serve as trusted advisors and can help seniors and their families compare options and make the best possible financial decisions for their situation."

About NOVA(R) Home Loans:

Licensed in 15 states with branch locations throughout Arizona, Colorado and Nevada, NOVA has served the needs of homeowners and homebuyers since 1980. As one of the fastest-growing lenders in the Southwest, NOVA provides customers with the lending strength of a large financial institution and the flexibility of a local business, including specialized loan programs that traditional banks may not offer. At NOVA, loan applications are handled in-house from start to finish for exceptional service and closing speed.

About ReverseVision:

Recognized as a Deloitte's 2015 Technology Fast 500(TM) Company, ReverseVision, Inc. is the leading software and technology provider for the reverse mortgage industry, offering products and services focused exclusively on reverse mortgages. More reverse mortgages are originated monthly using ReverseVision technology than all other reverse mortgage LOS combined. ReverseVision has partnered with some of the finest and fastest-growing lending organizations in the U.S. to provide the leading reverse mortgage technology to brokers, correspondents, lenders and investors.

ReverseVision is recognized as a driving innovator in the reverse mortgage industry. ReverseVision continues to improve its software with frequent new innovations and by building on pioneering capabilities in reverse mortgage interactive graphs, scenario analysis, multi-environment performance analysis and workflow in the origination process.
