McCaw PM Vendor of The Year Award Given to Keller Services

California Black Chamber of Commerce and National Association of Minority Contractors / Northern California Chapter Partner to Build Advocacy for M/WBE Construction Trades

SACRAMENTO, Calif. /ScoopCloud/ -- The new year is off to an industrious start with Jay King, CEO and President of the California Black Chamber of Commerce (CBCC), announcing a statewide partnership with the National Association of Minority Contractors, Northern California (NAMCNC), under the direction of its Northern California Chapter President, Pete Varma. The two organizations intend to spearhead a plan to direct support, education and contracting opportunities to Minority/Women Business Enterprises construction trades throughout California.

Together both CBCC and NAMCNC will act as catalysts, building relationships between corporations seeking subcontracting opportunities and underrepresented small businesses. The CBCC is the largest African American non-profit business organization, representing hundreds of businesses, affiliates and Chambers of Commerce in California while the NAMC is the oldest minority construction trade association in the United States.

The construction industry workforce in the United States is made up of over 25 million Black, Indigenous and People of Color (BIPOC) employees. The representation of BIPOC in critical roles has never been more crucial. While there are some corporations that are actively promoting inclusion and diversity in the awarding of work contracts, many are not, due to the inability to properly target these candidates. Both King and Varma hope to mitigate this disproportioned workforce by stimulating a productive environment of inclusive hiring-tactics, targeted training programs, and by forming partnerships with owners, developers and prime contractors.

"This last year has been a tumultuous one for the building and construction trades. Within this key industry group, no one has felt the crippling effects of the pandemic more than minorities, women, the disabled veteran-owned and especially the Black-owned construction trades," expressed Pete Varma, NAMCNC President. "As a result, this segment has faced additional roadblocks when it comes to talent acquisition, strategic partnerships and the opportunity to effectively scale their construction business."

Co-Living, Perhaps Model of the Future

The Sacramento SPCA Races to Complete The Zoe K. McCrea Animal Health Center

SACRAMENTO, Calif. /ScoopCloud/ -- The Sacramento SPCA announced today that they have reached more than 90% of their fundraising goal to finish construction of the Zoe K. McCrea Animal Health Center - and the non-profit organization is asking for community support to help cross the finish line.

Completion of the new 6,400 square foot animal hospital will increase the Sacramento SPCA's spay/neuter surgery capacity by 38% (to 23,000 annual surgeries), expand their low-cost vaccine and wellness clinics and help provide more animals entering the shelter with life-saving medical care.

The Zoe K. McCrea Animal Health Center was designed to help animals like Estelle.

When this four-week-old puppy and her littermates arrived at the Sacramento SPCA, they tested positive for Parvo, a highly contagious and often fatal disease. The shelter's medical team quickly began treatments and after making a full recovery, Estelle was placed in a loving foster home.

But Estelle's battle wasn't over, yet. After a few weeks in foster care, her family noticed that she was having trouble swallowing, and X-rays revealed an abnormal vascular ring around her esophagus, restricting her ability to consume solid food.

"One out of every five animals that enter the Sacramento SPCA needs specialized care before they can be placed up for adoption," said Sacramento SPCA CEO, Kenn Altine. "Completing the Zoe K. McCrea Animal Health Center will allow us to say yes to more animals like Estelle, who require life-saving care."

With her surgery scheduled in February, Estelle's future looks bright. Finishing the Sacramento SPCA's state-of-the-art medical facility will ensure a hopeful future for all animals and support the emerging needs of the community in 2021 and beyond by:

* preventing animals from entering all of the region's shelters

* getting animals who enter the shelter into homes faster

* providing early detection and treatment of high-cost illnesses that force many families to surrender their animal

Thanks to a generous lead gift by local business leader and animal lover Zoe K. McCrea, as well as the generosity of individuals and community partners throughout the Sacramento region, more than 90% of the funds needed to complete the project have been raised.

The shelter is seeking the community's support to help finish the life-saving project.

As the only full-service 100% non-profit animal shelter in the Sacramento region, the Sacramento SPCA relies on donations from individuals, businesses and foundations to support their work. They are local, independent, and do not receive funding from state or local government agencies.

Vistamar School Begins Construction on New Viking Commons

EL SEGUNDO, Calif. /ScoopCloud/ -- The COVID-19 pandemic has heightened many issues of inequity across our region. Vistamar School, an independent college preparatory day school serving grades 9-12, announced construction started this week on the Viking Commons, a new commercial kitchen and gathering space for the school.

The commercial kitchen will provide a nutritious lunch daily for the entire school community, and the innovative communal space will expand ways for Vistamar's students, faculty, and staff to connect. Construction is planned to be completed by August, 2021 for the start of the new school year.

The Viking Commons will provide an important way for everyone in our school community to come together daily over a great equalizer, food," stated Chris Bright, Vistamar Head of School. "We're removing the stress of having to figure out what to do about lunch each day for everyone in the school and instead, providing an array of healthful food options at no added daily charge in a beautiful space to meet."

Design of the Viking Commons has been a collaborative process. Originally envisioned by school leadership working together with the Board of Trustees, the year-long design and fundraising process has incorporated the work of trustees, staff, parents, and the architect, OKB Architecture. The interdisciplinary project team worked diligently using an efficient, cost effective approach to maximize the positive impacts of the project while minimizing funding needed. Care was taken to echo the innovative, open space design of the school.

"As a school committed to best practices in education, our campus design deliberately accommodates and supports the dynamic needs of the community," said Kris Rone, Chair of Vistamar's Board of Trustees and parent of students, classes of '18 and '21. "The Viking Commons will be one of our most dramatic building upgrades since the School was founded."

Vistamar's community is supporting the project enthusiastically and looking forward to the opening when we return to school in August. Developer Provides Update on Florence Project, Potentially Offering Massive Economic Impact to The Shoals

Since the initial reveal, developers have been in talks with a national grocery chain to create a large, ground-floor grocery experience with space for additional offices and retailers.

The Mandolin's primary purpose is to boost the local economy and offer resources that will aid in generating greater retention of recent University of North Alabama graduates, said CEO James Bobo.

The development is proposed to occupy the space between Tennessee Street, East Mobile Street, Walnut Street, and North Wood Avenue, across from Turbo Coffee and McDaniel Window and Door.

This much-needed resource for the Shoals area cannot happen without the public's help, though. "In order to attract, develop, and retain the jobs we need for our future, we need the types of developments that will attract and retain talented people," Bobo said. "We have to start thinking proactively as opposed to reactively."

Entrepreneur Moves Once Seasonal Lake Orion Sanitation Company to Year-Long Business Model

LAKE ORION, Mich. /ScoopCloud/ -- When Darin Gross purchased Turner Sanitation in early 2020, he never imagined that re-shaping the business would take him through a pandemic and increased need for his services. One of the advantages of Turner's year-round business model is that its employees are also on a year-round schedule meaning no seasonal layoffs.

"Before I bought the company, most everyone was laid off during the offseason. This year, my goal is to keep our folks employed throughout the year," said Gross.

One Turner service that has become more robust, aligned with a large increase in home sales in 2020, is the company's ability to provide septic inspections (video scopes) quickly and effectively for real estate transactions. Macomb County, for instance, now requires a septic inspection before a home is sold, and in many communities where population growth and new large home construction has put a stress on the community infrastructure, septic inspections have become a must.

"It's a new service for us and it's probably one of the least expensive and most important decisions you can make before closing on a home," said Gross.

With state infrastructure becoming a main economic driver in Michigan, Gross has also gotten Turner ready with a major purchase of combination toilets and sinks for use in road construction activities and special events. Additionally, with winter's snow and ice on the horizon, Turner has become extremely adept at septic pumping services for all weather conditions.

"People don't think we can pump in the wintertime, but that's actually the most efficient time for homeowners and businesses," said Gross. "There's usually a real rush to get septic systems pumped in the summer and possibly pay higher prices so they can expedite the job. We don't have these issues in the winter, and we can find septic lids without a problem, no matter the weather."

Iowa Manufactured Homes Stand Up to ‘Inland Hurricane’

DES MOINES, Iowa /ScoopCloud/ -- One thing Iowans are familiar with is wild weather, says the Iowa Manufactured Homes Association (IMHA). Positioned in the heart of the Midwest, Iowa's weather ranges from extreme cold and snow to temperatures in the triple digits. And let's not forget tornadoes. Iowans see virtually everything mother nature can throw, but on August 10, 2020, the state was in for a record-setting weather incident.

What has been compared to an "Inland Hurricane," a ferocious storm called a derecho swept across the state with winds equal to a Category 2 hurricane, taking down 100-year-old oak trees, stripping homes of roofs, destroying business complexes and more. But through it all, Iowa's manufactured homes, generally perceived an easy target for wind and storm damage, stood up to the derecho.

"We're blessed to say the least," said Troy Hames, General Manager and VP of Sales for Hames Homes. "But, honestly, we're not surprised."

Cedar Rapids, Iowa, where Hames manages three manufactured home developments totaling over 900 units, seemed to suffer the worst from Iowa's derecho. Striking an area with a population of just over 130,000, the damage was overwhelming. Businesses saw structural damage to buildings and signage. Parks and rural areas lost up to 80% of their trees, and thousands of acres of crops will need to be plowed under. Residential areas seemed to fare the worst. Over a month later, many residents are still cleaning up fallen trees and thrown debris. But Hames' communities, along with other manufactured home communities throughout the state, saw comparatively little damage.

While common perceptions of manufactured homes would lead one to think hurricane force winds would be catastrophic, reality and the recent derecho proved otherwise. Out of Hames' 900+ units, only three (3) were damaged beyond repair. That's less than 0.5% destruction. Most units, like the surrounding residential areas on the Southwest side of the city, saw shingles and siding damage. Some external buildings like garages or sheds saw worse, but the homes themselves were safe and secure. Why?

More than old school "Mobile homes," today's manufactured homes are subject to strict Federal HUD (Housing and Urban Development) construction guidelines. Based on HUD Code 3280 and 3285(2), "All ... manufactured homes built in the U.S. after June 15, 1976 must contain a certification label (commonly referred to as a HUD Tag) on the home. The label is the manufacturer's certification that the home section is built in accordance with HUD's Manufactured Home Construction and Safety Standards."

As it relates to the Midwest Derecho and why the manufactured homes in Iowa fared so well: section 3280.306 (a) on windstorm protection, states, "Each manufactured home shall have provisions for support/anchoring or foundation systems that, when properly designed and installed, will resist overturning and lateral movement (sliding) of the manufactured home as imposed by the respective design loads."

"This is where we have an advantage over homes built on foundations or even over basements," said Hames. "HUD requires manufactured homes to have another level of structural integrity - being anchored with galvanized steel straps, at a minimum of four feet into the ground at multiple places on each home."

Where other construction throughout the area saw devastating damage ranging from missing roofs to complete upper levels destroyed by the derecho, the manufactured homes anchored through their walls and floor joists into the earth saw little impact from winds that reached up to 140 miles per hour and lasted over 20 minutes.

According to a Cedar Rapids Gazette article from August 18, 2020, Lon Pluckhahn, City Manager of Cedar Rapids suburb Marion, Iowa said, "Ninety to 95 percent of all properties in the city sustained some degree of damage."

As Hames drove through his Summit View development in the southwest corner of Cedar Rapids, he saw the manufactured home community come together to help clean up the damage that did happen. Weeks after the storm, debris from the storm had all but disappeared from the streets of the community, but some units were still waiting on insurance and contractors to finish up minor repair projects.

"These are good, hard-working people," said Hames. "From first time homebuyers to retirees, we get to see every aspect of the community."

Chad and Laura Curl, who have been residents in the Summit View development for over 14 years, stopped Troy to give updates on the recovery process for their unit. The Curls property sustained minor roofing damage and cracked siding on the exterior of the home, but nothing more from the derecho. Directly across the street from the development stood a twisted heap of metal girders and splintered wood from a manufacturing plant that didn't survive the storm.

"Mobile homes have gotten a negative stigma over the years," said Laura Curl about their development. "Well, I rode a CAT3 hurricane out in mine, and it's still here," she continued with a wave of her hand.

The Curls were quick to point out that throughout their manufactured home community, it wasn't the actual structures that received the brunt of the storm damage, but the ancillary construction - decks, garages, car ports not included in the original structure - that were impacted most.

"We can deal with a little cracked siding," said Chad Curl. "It's good to know we have a strong home in a strong community."

While storms throughout the Midwest come with a litany of risks, the perception that manufactured homes are high risk investments because of these storms just doesn't hold true. With some models starting as low as the $30,000 range, first-time homebuyers have the advantage of "lower-than-renting" entry points. Others, like empty-nesters or retirees, find many more modern designs with over 2400 square feet of living space, granite countertops, hardwood flooring, all appliances and more.

"These aren't your grandfather's mobile homes," said Hames. "A manufactured home is as safe and secure as most of the houses in the neighborhoods surrounding us, but ours come with community services like snow removal and storm shelters and much less upkeep."
