LBA Ware Issues Q2 2020 Mortgage Loan Originator Compensation Report

MACON, Ga. /ScoopCloud/ -- LBA Ware(TM), a leading provider of incentive compensation management (ICM) and business intelligence software solutions for the mortgage industry, today released summary statistics on the state of mortgage industry compensation in the second quarter of 2020. The firm's analysis of data from its CompenSafe(TM) ICM platform shows significant refinance volume growth in Q2 2020 compared to Q2 2019 contributed to a 59% year-over-year increase in total loan originator (LO) commissions paid over the three-month period.

Methodology

LBA Ware reviewed account data for mortgage lenders who used CompenSafe to automate incentive compensation throughout the second quarter of 2020. The controlled, sample dataset consisted of retail, first-lien production from LOs who funded at least six loans during the three-month period beginning April 1, 2020, and ending June 30, 2020.

Key Findings
* Commissions earned by LOs in Q2 2020 increased 59% from Q2 2019, because the average LO originated and funded 63% more volume in Q2 2020 ($2.4M per month) versus Q2 2019 ($1.4M per month).
* Refinance transactions drove the market in Q2 2020, accounting for 56% of total volume funded in the quarter (versus only 21% of total volume funded in Q2 2019). LOs averaged $1.4M in funded refinance volume per month, an increase of more than 230% over Q2 2019.
* Although paychecks were larger in Q2 2020 than Q2 2019, the uptick in refinance production contributed to a 2.7% decrease in per-loan commissions from 108 basis points in Q2 2019 to 105 basis points in Q2 2020. Refinance leads are more likely to be company-generated versus self-sourced, so they tend to pay out at a lower rate than purchase loans, averaging 100 basis points in Q2 2020 compared to 110 basis points paid out for purchase loans.
* Purchase volume held steady year-over-year with LOs averaging $1.08M in funded purchase loans per month ($1.16M in Q2 2019) and receiving on average 109.9 basis points per purchase loan (109.7 in Q2 2019).

"In this year of bleak economic news, surging refinance volume and steady home purchase business have been bright spots. Low rates have fortified lenders' pipelines and put more money in originators' paychecks," said LBA Ware founder and CEO Lori Brewer. "Prior to the onset of the COVID-19 pandemic, only 22 states had passed RON legislation, and even fewer had those laws in effect at that time. Thus, the majority of states had to pass temporary executive orders to allow the notarial act to be completed remotely in some form or fashion, many of which only authorized remote ink notarization (RIN) rather than RON," Triola continued. "While RIN provided a necessary stopgap early on, it is not a scalable or sustainable solution, particularly for real estate transactions. With COVID-19 cases continuing to rise and a vaccine still a distant possibility, states would be well advised to extend and expand their current orders to make RON the de facto method of document notarization for the near future."

As noted in a July 1 article in MBA NewsLink, the MBA's official electronic publication, "The model executive order, designed for use by state governors, proposes legal protection of remote notarizations to preserve the public's health and well-being in light of COVID-19. The order emphasizes use of electronic documents and virtual communications to satisfy the legal requirements of notarizations." The draft model also seeks to provide greater legal certainty for mortgage transactions conducted using remote ink notarization (RIN), which many states opted to approve in their respective temporary authorizations rather than RON.

"While RON is certainly the preferable of the two methods, it is easy to see, in light of the larger implementation hurdle RON presents, why states would opt for RIN in their initial round of temporary measures," Mackey added. "However, states should view RIN as just that - a temporary measure to help address immediate concerns - while also committing to the goal of putting the legislative mechanisms in place to make RON the long-term solution."

2019 ARMCO QC Trends Report Indicates Overall Marked Improvement in Critical Defect Rate over 2018

DENVER, Colo. /ScoopCloud/ -- ACES Risk Management (ARMCO), the leading provider of enterprise quality management and control software for the financial services industry, announced the release of the quarterly ARMCO Mortgage QC Trends Report. The latest report, which provides nationwide loan quality findings based on data derived from ACES Audit Technology(TM) covers both the fourth quarter (Q4) and the 2019 calendar year (CY).

"Reduced interest rate volatility and declining interest rates over the course of the year created an environment in which lenders rode a sustained wave of refinances, increased their overall loan production and improved their profitability - all of which contributed to the improvements in loan quality in 2019," said ARMCO Executive Vice President Nick Volpe. "With the rate environment expected to remain unchanged throughout 2020, the loan quality levels observed in 2019 seem sustainable. However, this forecast does not and cannot account for the anomalies triggered by the COVID-19 pandemic. Therefore, lenders will need to keep a sharp eye out for negative spikes in their loan data as 2020 continues."

The report's noteworthy findings include:

* On a quarter-over-quarter basis, critical defect rates improved in the first three quarters of 2019 before reversing the decline and climbing in Q4 2019.
* Q4 2019 ended with a defect rate of 1.73%, an increase of 11% from Q3 2019.
* The share of conventional loans increased from 56.40% in CY 2018 to 61.99%, representing a nearly 6% increase.
* Purchase share fell 7.5% in CY 2019 as compared to CY 2018.
* Regulatory compliance issues were down 51% year-over-year, to a multi-year low of 5.17% of all critical defects.
* Loan Package/Documentation defects were volatile in CY 2019 but did post a 12% improvement compared with CY 2018.
* Income, Assets, and Credit (key qualification/underwriting criteria) related defects made up 53% of all critical defects in CY 2019, with Income and Credit increasing from the prior year, and Asset defects decreasing.
* Market stability contributed to an overall better 2019 for lending quality. However, these improvements will be severely tested as data comes in for the coming quarters as we start to see COVID's impact on mortgage lending.

The Q4/CY 2019 ARMCO Mortgage QC Industry Trends Report is based on nationwide post-closing quality control loan data from over 90,000 unique loans selected for random full-file reviews, as was captured by the company's ACES Analytics benchmarking software. Defects listed in the report are categorized using the Fannie Mae loan defect taxonomy.

"While 2019's critical defect rates represent a clear improvement over 2018 and suggest a continuation of that trend moving into 2020, the increase in forbearance requests, high unemployment rates and the potential for early payment defaults to spike later in the year will certainly put this prediction to the test," said ARMCO CEO Trevor Gauthier. "Recognizing the potential need for lenders to ramp up their EPD audit volume, ARMCO launched ACESXPRESS for Early Payment Defaults to better prepare our clients for this possibility and ensure they had a turnkey platform to help them maintain audit requirements and keep a vigilant eye on this potential source of risk."

Black-Owned Private Equity Firm Offers Zero-Percent Interest Loans to Businesses of Color Impacted by COVID-19, Civil Unrest

GREENSBORO, N.C. /ScoopCloud/ -- Today, North Carolina-based, black-owned private equity firm, Building Wealth & Communities (BWC) Capital, announced the launch of the BWC+invest Zero-Percent Interest Loan Program. Developed for small, emerging businesses of color across the country, the program will provide a minimum of $10,000 for businesses disproportionally impacted by temporary and permanent closures due to the economic downturn caused by the COVID-19 pandemic and civil unrest surrounding recent police brutality and racial bias cases.

Established in partnership with the Racial Equity Institute (REI), a Greensboro, NC-based alliance of racial equity trainers, organizers and institutional leaders, the program grants qualified borrowers three-years to repay the loan with an up to 50% loan forgiveness option.

"The Racial Equity Institute believes that we must begin taking stock of the glacial nature of racial disparities and economic inequity. Current approaches have been a bit anemic in response to the magnitude of issues at hand," said Deena Hayes-Greene, REI's co-founder and managing director. "The murder of George Floyd and the COVID-19 pandemic have presented us with indisputable evidence that the African American community suffers the greatest disproportionality of any group in this state, in this country."

Hayes-Greene adds, "While we will join the masses of people demanding systemic change, we will also join BWC in empowering ourselves and our community by putting our money where our mouth is. We encourage other organizations dedicated to building resilient communities of color to support our efforts to highlight the concerns for a broader approach to closing persistent racial gaps in our community."

BWC's goal is to deploy $10 million in loans over a five-year period to businesses of color. The firm has already committed $100,000 over five years towards the initiative and seeks to encourage single and multi-year investments from institutional investors, philanthropists, and the community-at-large.

"Since inception in 2005, BWC has helped to build financial strategies to ensure infrastructure improvements on black college campuses and access to capital for major projects and businesses in underserved communities of color to the tune of over $1 billion in transactions," said Bridget Chisholm, BWC's founder and managing partner. "We are proud of our accomplishments and economic impacts such as jobs created and Minority Business Enterprise (MBE) spending, but we know there is more to do. We refuse to stand by while communities of color collapse under the weight of business inoperability and racial inequities. The time is now, and we heed the call to act on behalf of black community growth and sustainability."

Qualifying businesses of color must have at least one year of operation, two or more full-time equivalent (FTE) employees and an established track record for producing enough cash flow (or a plan to re-establish it) to support loan repayment within a three-year period or to meet the requirements of the up to 50% loan forgiveness guidelines. Each application will be reviewed by a select community development committee within 72 hours of application submission. Loan approvals or disapprovals will be communicated to the applicant no later than seven business days after submissions.

"We believe our communities are in a state of emergency. Therefore, it is in the best interest of our program to work quickly to provide the capital needed to help businesses of color succeed," said Chisholm.

Application submission will open on July 1, 2020.
