Q4 2022 ACES Mortgage QC Industry Trends Report Shows Decline in Critical Defect Rate to 1.84%

The quarterly defect rate declined 25.5% over Q3, though the annual defect rate remained above 2% for 2022 /ScoopCloud/ -- ACES Quality Management® (ACES), the leading provider of enterprise quality management and control software for the financial services industry, announced the release of its quarterly ACES Mortgage QC Industry Trends Report covering the fourth quarter (Q4) of 2022, as well as the full calendar year (CY). The latest report analyzes post-closing quality control data derived from ACES Quality Management & Control® software.

Notable findings from the Q4/CY 2022 report include the following:

* The overall critical defect rate declined 25.5% over Q3 2022, ending the quarter at 1.84%.

* Due to two consecutive quarters of +2% defect rates, the overall rate for CY 2022 was 2.07%.

* Of the four major underwriting categories, Credit improved considerably over Q3, while Liabilities achieved a more modest improvement. Both Assets and Income/Employment increased significantly, ending Income/Employment's multi-quarter trend of decline.

* Income/Employment remained the leading category of defects reported, with Assets and Borrower and Mortgage Eligibility completing the top three categories of defects cited.

* A sub-category analysis of the Assets and Income/Employment categories found documentation to be the leading driver of defects within these two categories.

* Appraisal defects also increased in Q4, ending another multi-quarter trend of decline.

* Purchase share remained high in Q4, with the industry achieving defect parity for the quarter.

* Despite declining in terms of review share, FHA defects increased for the second consecutive quarter, as did conventional loans. USDA and VA loan defects continued to improve.

"After last quarter's historic high of 2.47%, the reduction in Q4's critical defect rate to a sub-2% level is encouraging and illustrates just how much the precipitous drop in origination volumes impacted lending operations," said ACES Executive Vice President Nick Volpe. "However, lenders are starting to see the GSEs take an aggressive stance on repurchase requests for loans with curable defects. In addition, HUD has yet to complete its reviews of some vintage FHA loan production, an area notorious for defects. All of this may spell trouble for lenders that are already financially strapped due to declining volumes."

Findings for the Q4 2022 ACES Mortgage QC Industry Trends Report are based on post-closing quality control data derived from the ACES Quality Management and Control® benchmarking system and incorporate data from prior quarters and/or calendar years, where applicable. All reviews and defect data evaluated for the report were based on loan audits selected by lenders for full file reviews.

Vice Capital Markets Releases Integration with Freddie Mac Income Limits API

The API grants Vice Capital customers easy access to area median income (AMI) information to quickly determine if a loan meets the AMI percentage eligibility criteria for certain Credit Fee Caps.

Integration with the Income Limits API empowers Vice Capital's clients to send income information and the property address to easily assess whether the borrower may qualify for the waiver of certain upfront credit fees. The API identifies loan criteria for the following conditions: High-Cost Area, 120% AMI, High Needs Rural Region Indicator and Rural Area Indicator.

Additionally, the API allows clients to access the area median income limit percentage for loans not currently locked in the pipeline by entering the state and zip code. Lenders can then use this information, along with Exhibit 19 Credit Fees and Exhibit 19A Eligibility Criteria for Credit Fee Caps, to determine if the loan may be eligible for a Freddie Mac Credit Fee Cap.

Income Limits is one of several integrated Freddie Mac APIs that Vice Capital leverages to help its clients extract maximum value from their relationship with Freddie Mac. Other integrated Freddie Mac APIs include Cash Purchase Settlement Statement and Cash-Released Xchange®.

MCT AOT Automation Improves Mortgage Lender Profitability and Investor Efficiency

MCT First to Integrate with Freddie Mac’s Income Limits API

SAN DIEGO, Calif. /ScoopCloud/ -- Mortgage Capital Trading, Inc. (MCT®), a leading mortgage hedge advisory and secondary marketing software firm, is pleased to announce it is the first secondary marketing platform to integrate with Freddie Mac's Income Limits application programming interface (API) created for the first-time home buyer area median income (AMI) limits. Income Limits allows for the accurate pricing of Credit Fee in Price (Exhibit 19, or "Credit Fees") waivers. This is the latest in a series of successful API integrations between MCT and Freddie Mac, and helps promote both pricing transparency and housing affordability.

The API, a critical technological advancement for AMI-based pricing, allows the connecting party (either a lender or Secondary Markets Advisor (SMA)) to send income information and the property address through the API to return an answer on whether the borrower qualifies for the Credit Fees waiver. The API provides a more accurate confirmation than can be derived with a ZIP code estimation. The Credit Fees waiver is based on borrower income being less than 100% of AMI, and the API can also confirm whether the subject property is in a high-cost county, which allows for 120% of AMI. Other Duty to Serve elements are supported in this API, including rural and high needs rural areas.

"Freddie Mac continues to be incredibly responsive from a service standpoint for lenders and vendors, as well as from a capital markets technology standpoint," said MCT COO, Phil Rasori. "Freddie Mac values relationships and rapid innovation, both of which have become more critical with affordability issues, due to high interest rates and home prices plaguing the mortgage industry despite the robust credit profiles of potential borrowers."

As a refresher, a borrower's annual qualifying income must be less than or equal to 80% of the AMI for the location of the mortgaged premises for the loan to be eligible under Freddie Mac Home Possible®, Freddie Mac's flagship mortgage product. For Freddie Mac Refi PossibleSM mortgages, the borrower's annual qualifying income must be less than or equal to 100% of the AMI for the location of the mortgaged premises for the loan to be eligible. The Federal Housing Finance Agency (FHFA) directive included a key piece on Credit Fees waivers for first-time home buyers in cases where borrower income was less than or equal to 100% of AMI in the subject property census tract or 120% of AMI for high-cost areas.

Previously, price differences and best execution were difficult and tedious to calculate for lenders, as the MSA census tract (which goes within the ZIP code) for the given property address had to be geocoded into the loan file. The AMI API returns eligibility automatically from Freddie Mac's database after the subject property address and borrower income are entered, enabling lenders to accurately price Credit Fees waivers. This API is the latest in a series of enhancements to pricing, benefitting and incentivizing borrowers at a time when affordability in the housing market has waned.

MCT thanks Freddie Mac for bringing the Income Limits API to market in its Developer Portal, enabling MCT to be the first secondary market platform to put this API into production.
