U.S. Department of Justice Closes Investigation of Cole Engineering Services

As previously reported by some media outlets, a search warrant was executed at Cole’s facilities in June 2024. Following this event, the company retained former senior DOJ officials to conduct an independent review of the matter on behalf of company leadership, engage with DOJ to understand the basis for the search, and work toward the resolution of the investigation.

On December 13, 2024, Cole was formally notified by DOJ through counsel that the investigation had concluded, and no further action was required on the company’s part. This result is consistent with our belief that neither Cole nor any of its employees engaged in inappropriate conduct. The ORLP program is a nationally competitive, dollar-for-dollar matching grant program that aids communities that lack access to close-by outdoor recreation.

City Park was the first of several projects in the Comprehensive Facilities Plan aimed at Building Oakland Park’s Second Century. Funded through a bond that was approved by 67 percent of voters in 2018, the ten-year redevelopment plan includes additional projects like the North Andrews Gardens Community Center, opened in 2023, and Fire Station 9, completed in 2024.

Future phases of City Centennial Park include plans for a new community library, furthering Oakland Park’s role as a center for learning and cultural enrichment. The city also plans to expand the park by repurposing the adjacent public works complex, adding five acres of green space to this vibrant neighborhood. Election Audit Warning to 17 North Carolina Counties

The foundation of computerized voting systems is based on the implicit assumption that there will always be an exact one to one ratio between every electronic ballots and every physical ballot.

Unfortunately that requirement depends on every voting system computer programmer being both 100% competent and 100% honest which many not always be the case such as when incompetent or dishonest computer programmers leave electronic test ballots that get silently tabulated.

Previously it was thought that only a 50 state hand count of all ballots in the 3,143 counties in the country could detect when the one to one relationship between electronic ballot and physical ballot was violated in a presidential election.

Fortunately two weeks ago he discovered an audit that can detect such ballots using the normal auditing technique of detecting incorrect totals by looking for small subtotals that are far from the normal values.

In presidential elections a super majority of the voters who vote in president race also vote in the House race, therefore we can use the normal 3% of the voters who didn’t vote in the House race as the that small subtotal.

The “Frank Moseley Presidential Election Audit” known by the acronym “FMPEA” is done by calculating the county’s percentage of these no House race ballots to the yes presidential race ballots.

A green FMPEA is from 0.00% thru 2.99%, a yellow FMPEA is from 3.00% thru 4.99%, a red FMPEA is from 5.00% and over which means a mandatory count of these yes president race no House race ballots.

The 17 red FMPEA counties in North Carolina are as follows: Beaufort = 10.57%, Cabarrus = 8.89%, Carteret = 10.72%, Craven = 14.65%, Dare = 14.95%, Davidson = 6.94%, Davie = 7.17%, Duplin = 14.89%, Forsyth = 6.86%, Guilford = 7.72%, Hyde = 14.50%, Jones = 13.86%, Onslow = 13.41%, Pamlico = 17.46%, Pitt = 23.49%, Rowan = 12.49%, Sampson = 17.65%.

He has sent each of these counties a warning letter requesting that they voluntarily perform this FMPEA audit to confirm that they are actually “flying pigs” statistical anomalies, and if they don’t, then he will file a complaint in North Carolina state court to order them to do it.

NJ Coalition Demands Full Accounting of All Costs Associated with Controversial Atlantic Shores South Offshore Wind Project

Save LBI Urges NJ Board of Public Utilities to Include Costs Omitted in Prior Review of the Multibillion Project

BEACH HAVEN, N.J., Nov. 12, 2024 (SEND2PRESS NEWSWIRE) — Save Long Beach Island (Save LBI), a New Jersey citizens group working to protect the ocean and local shore communities from the destructive impact of offshore wind projects, has called on the New Jersey Board of Public Utilities (BPU) to conduct a comprehensive cost-benefit analysis of the federally-approved Atlantic Shores Offshore Wind South project that includes costs omitted in previous economic analyses of the controversial plan to place two-hundred wind turbines off the coast of southern Long Beach Island, Brigantine, and Atlantic City.

If the additional anticipated subsidies are approved, the project would cost New Jerseyans an estimated $110 billion over its lifespan, almost twice the amount of the entire State budget for 2025 of $55.9 billion, according to Save LBI. This staggering amount includes $73 billion in generic costs that occur for all such projects and an additional $37 billion in costs associated with siting 1,048-foot-tall wind turbines radically close to the coast. (See generic and site-specific cost breakdowns below.)

The State’s Offshore Wind and Economic Development Act requires a cost-benefit analysis showing a net benefit to the State before electric rate subsidies can be awarded to an offshore wind project. In a letter dated October 30, Save LBI asked the NJ BPU to include costs that were not factored into the previous financial calculus for the Atlantic Shores South project, including the sizeable cost associated with siting the turbines closer to shore than anywhere else in the world.

“The BPU is looking at spending an enormous amount of public money on a single project,” said Bob Stern, president and co-founder of Save LBI. “It’s no wonder potential recipients of that largess show up in droves at wind-energy-sponsored events such as the Offshore Windpower Conference & Exhibition held recently in Atlantic City.”

Save LBI has provided a breakdown of the $110 billion project cost to the BPU and awaits the Board’s award decision and cost-benefit analysis to see: (1) the full costs of the Atlantic Shores South project, (2) what possible benefit would outweigh this huge cost in order to satisfy the State’s “net benefit” test, and (3) how the extra $37 billion could be justified compared to other projects. The NJ BPU is expected to make a final determination in December.

Save LBI has also called on NJ State legislators to review and hold hearings on these costs to determine whether or not the Atlantic Shores South project is a wise use of the State’s limited resources.

GENERIC COSTS OF ATLANTIC SHORES SOUTH

1. Substantially higher electricity rates across the State’s residential, commercial, and industrial sectors. The BPU is considering a more highly subsidized price for the Atlantic Shores project that would increase average bills by around 12% (11% residential, 13% commercial, and 15% industrial). Based on 2024 numbers, the cost of this increase over the lifetime of the project would be $20 billion [*note 1]. It’s worth noting that the NJ BPU has underestimated prior electric bill increases by about 40% [*note 2].

2. State investment in the Paulsboro, Salem County, and Sea Girt facilities. In addition to direct subsidies of individual offshore wind projects, the State is investing substantial NJ taxpayer money to provide infrastructure support for the Atlantic Shores South project and other offshore wind projects. To date it has committed at least $250 million for the Paulsboro marine terminal [*note 3], $637.6 million (with another $462 million planned) for the Salem county windport,[*Note 4] and another $1.2 billion for the Sea Girt/Larrabee transmission system/upgrade (with an additional $7.1 billion expected to follow) [*note 2]. Combined, we’re looking at another $9.7 billion. And this does not take into account a new, even more costly offshore transmission system, now on the drawing boards, that would divert power from wind projects off the coast of NJ to New York. All of these additional State costs should be proportionally allocated to each project that will use them when evaluating costs verses benefits, with an assumed $3 billion allocated to this project.

3. Loss in business revenue and jobs due to electric rate increases. A 2011 study [*note 5] found that a 2 percent increase in Statewide electric rates results in an annual loss of 2,219 jobs, with an average decrease in wages of $111 per year, which adds up to a Statewide loss of $330 million in annual disposable income. A 12 percent rate increase from the Atlantic Shores project would result in a present (2024) value cost increase of $40 billion [*note 1]. Costs such as these have been omitted from previous BPU cost-benefit analyses, but are major and should be included.

4. State cost of removal and onshore processing of wind turbines at the end of their useful life. These costs are likely to fall to the State because there are no federal or State requirements for the company to remove the turbines. What’s more, Atlantic Shores or government agencies have never disclosed a feasibility study or cost analysis for the removal and onshore processing of the turbines — a massive undertaking that could approach the cost of installation, on the order of $10 billion. The BPU cost benefit analysis should clearly state whether turbine removal and processing is included in the project decommissioning plan, what cost was allocated toward that, and what provision was made to provide for financial assurance for funding that cost. It should be noted that any failure to address this issue, resulting in the turbines left in place after their useful life, would incur additional long-term costs such as those discussed below in items 6, 7 and 8.

5. Energy back-up costs and the “wake effect.” The introduction of intermittent wind-powered energy to the regional electric supply system requires more back-up sources, potentially within New Jersey. In addition, the BPU has not considered the “wake effect”: how wind is diminished in a row of turbines that is downwind from another row, which will significantly reduce the power output of the Atlantic Shores project due to the close spacing between turbines. A recent study [*note 9] of a wind complex close to the Atlantic Shore South area indicates that the internal wake effect within the complex itself is significant in terms of reductions in wind speed. The nature and cost of the necessary energy back-up should be included to attain an accurate cost-benefit analysis.

ADDITIONAL COSTS ASSOCIATED WITH SITING WIND TURBINES CLOSE TO SHORE

6. Loss in tourism. A 2024 study [*note 6] estimated the Atlantic Shores project would cause a $668 million loss in annual tourism revenue and the loss of 6,700 tourism-related jobs per year in Ocean County, NJ, attributable to the project off Long Beach Island. The present (2024) value of that lost tourism revenue would add up to $12 billion over the first 20 years of turbine operations. Another 2024 study [*note 7] estimates an additional annual $1.6 billion loss in tourism revenue in neighboring Atlantic County, with related job losses of 10,700 per year and a total cost to Atlantic County of $21 billion over the lifetime of the project. The total expected loss in tourism revenue over the life of the Atlantic Shores project for both areas is $33 billion. Such costs have not been addressed in prior BPU cost-benefit analyses, but are major and should be included.

7. Decline in property values. Government agencies and wind developers like to cite a Block Island (Rhode Island) study to conclude that offshore wind development will have no impact on property values. But this is highly misleading because Block Island only has only five small wind turbines located off rocky coasts and cliffs, much farther and less visible from popular beaches. Five turbines is a long way from 200, each three times the height of the Statue of Liberty and less than 9 miles from shore at their closest point.

A study commissioned by the NJ BPU [*note 8] that examined how the visibility of offshore wind turbines would impact property values found that oceanfront and ocean-view properties would lose significant value. It assumed that an oceanfront or ocean-view property would drop to the value of the row behind it with turbines visible. Applying that principle to the 1,100 oceanfront properties on LBI predicts a reduction in property value of 38 percent for each home, for a total loss in property value of $1.6 billion; homes one house away from the beach would each experience a 25 percent reduction in value for an additional loss of $0.6 billion. A similar analysis conducted for Brigantine Beach [*note 7] shows losses of up to $0.8 billion for the first two rows of houses nearest the ocean.

This results in a total loss of $3 billion just for the first two rows closest to the ocean in these two towns, and would likely have a cascading effect on other property values. Anticipated losses in property value and tax revenue for all affected structures were missing from prior BPU cost benefit analyses and should be included in the cost-benefit analysis of the Atlantic Shores South project.

8. State costs for beach cleanups of debris from wind-turbine component failures. These costs are uncertain because offshore wind companies and government agencies have not released an analysis of the frequency and consequences of turbine component failures. But, as we know from the Vineyard Wind turbine failure off the coast of Nantucket in July, the cost of removing fiberglass and other debris from beaches is substantial, as is the comparable cost of cleaning up beaches in the aftermath of vessel wrecks, which have run into tens to hundreds of millions of dollars. Depending on failure frequency, the cost of such cleanups over the project’s lifetime could approach $1 billion, or even more if failures occur during tourist season. Costs covering the eventuality of turbine failures have not been factored into prior BPU cost benefit analyses but should be accounted for in the cost-benefit analysis of the pending Atlantic Shores South project.

School districts are suing special needs children, says Maria Isabel Arias, Candidate for San Bernardino County Board of Education, Area C

FONTANA, Calif., Nov. 4, 2024 (SEND2PRESS NEWSWIRE) — “When I first enrolled my children in the school district, I had no idea that merely asking for help with their education would lead me to the courtroom,” says Maria Isabel Arias, a Candidate for San Bernardino County Board of Education, Area C. The litigious road of special education is a well-kept secret, and the vast public does not know that the education tax dollars they are contributing to special education, are actually being diverted to the courtroom instead of the classroom. In many instances, the cost of the lawsuits far exceeds the cost of special education services that parents are requesting.

How does a child get sued?

The law that governs special education is the Individual with Disabilities Education Act (IDEA). This law states that a “team”, not the parents of a child; get to make decisions about their education. The parent is one of the members of the team but is outnumbered by the majority of the team comprised of school district employees and administrators. When there is a disagreement, it is resolved through the “Due Process” system.

“Due process” in special education refers to a legal procedure that allows parents of a child with a disability to formally dispute decisions made by a school district regarding their child’s identification, evaluation, educational placement, or the provision of special education services, giving them the right to a hearing where they can present evidence and arguments to resolve disagreements with the school district about their child’s educational needs; essentially, it promises a fair process to address concerns about a child’s special education program. Since it is the child who is entitled to the educational services, the parents are only representatives of the child and the parents can either request a hearing on behalf of the child or, in many cases, it is the school district who files the legal proceedings against the child. Basically, the child gets served with a lawsuit. This happened to each one of my three children. My school board had no clue of the initiation of due process.

Your TAX dollars at work, funding lawyers

Due process has all the components of litigation. It has a judge (Office of Administrated Hearing Judge), demandant (petitioner) and respondent (defendant). This process is very expensive, it costs taxpayer thousands of dollars. The process is very unfair, school districts have a full-time legal advisor helping them with the case, advisors, etc., ALL funded by TAXPAYERS. Parents have no resources. Note, district legal counsel gets paid whether they win or lose. Again, due process is completely funded by taxpayers. On the other hand, parents must fund their own legal advisor and witnesses.

Special education in California is based on a system of unelected bureaucrats, called Special Education Local Plan Areas (SELPAs). These are shadow entities and many taxpayers do not even know they exist. The West End Special Education Local Plan Area (Rancho Cucamonga, Upland, Chino Valley, Central, Mountain View, Mt. Baldy) has an annual budget of over $300 Million and employs multiple out of town for profit law firms who specialize in suing students with disabilities to quash parent’s requests for special education services. Untold millions of tax dollars are spent throughout San Bernardino County on these lawsuits when this money could be better spent on reading programs like Lindamood-Bell (a specialized reading service sought by families) or behavior supports rather than making lawyers rich.

For profit law firms have learned to milk the system and have become special interest groups with great influence over school district staff who simply defer to whatever the for-profit lawyers tell them to do. We have seen many examples of the injustices done to children with disabilities. Lawyers in Alta Loma, sued two brothers in a 48 hour period. They subsequently filed motions to remove the parent as the guardian. Thankfully, they failed. In Chaffey Joint, the same out of town law firms, defied the district’s own psychologist’s opinion and tried to remove a parent as the guardian for an adult with autism. They failed and the Judge found that the attorney representing the district, violated a court order. In Upland, the same lawyers went to Court to get a parent to pay $42,000 for an expert that they never used in the proceeding. They failed, but they got our tax dollars just the same.

Currently, the San Bernardino County Superintendent of Schools, pays the lawyers for the districts. This process is done in secrecy and without approval by the local school boards, so the public never sees the lawsuits. Instead, these decisions are being made in a back room between school administrators and the lawyers who stand to make a profit from instigating disputes. Lawyers do not get paid to help children read. They get paid to go to court, so that’s what they do.

Transparency is the Solution

The lack of local control and transparency has led to abuse and misuse of public funds. Oftentimes, special education dollars are used to litigate against children to deny them needed special education services, rather than provide them with an appropriate education. Students with disabilities are being treated as second class citizens and being denied the very basic access to their elected officials (school board members). For example, in the Fontana district, the school board has washed their hands of students with disabilities and is clueless about who their district is suing. At a school board meeting, I notified the board that the district had sued my children and had to literally make a copy of the front page of the lawsuit. Board members had no idea that the lawyers working for them had sued my children, in the name of the district. Through public records requests, I found out that the Fontana SELPA approved contracts for over $600,000 to hire lawyers to sue kids with disabilities.

Elected official oversight, which is at the core of our democratic process needs to be brought into special education. Decisions to engage in litigation should be made by elected school board members, not by administrators and out of town litigators who stand to profit from suing kids.

Martin Recreation Center polling location on Tuesday for a press conference in support of “Overload the Polls,” a statewide voter mobilization effort kicking off the first day of early voting. This widespread effort underscored the growing influence of women and young voters, and surely contributed to the historic turnout, with over 300,000 people casting their ballots on the first day of early voting—more than double the record set in 2020.

Helen Butler, executive director of People’s Agenda and convener of GA BWR, energized the crowd with her passionate call to action. “We are here today to overload the polls. We’re here to make sure our voices are heard, Black women and women in general are the highest voting demographic in Georgia. Today, we have 32 counties of women participating in this event across Georgia, and we’re all overloading those polls,” Butler declared. “Our ‘Power of the Ballot’ bus will continue touring the state to encourage voter participation.”

Former Atlanta Mayor Shirley Franklin emphasized the urgency of the moment. “Now it’s time to do what we said we’re going to do. It’s time to show up, stand up, and to vote – and to get everyone else out to vote. We’re starting on day one and going to finish on Nov. 5. We’re not leaving any stone unturned,” Franklin said.

Atlanta City Councilwoman Andrea Boone encouraged community involvement saying, “We want our neighbors to pick up their neighbors, text their church members, and ask businesses if they’ve voted. Then, we’re going to party at the polls.”

Highlighting the stakes of the election, Congresswoman Nikema Williams exclaimed, “Our freedoms are on the ballot. Our future is on the ballot. Warning voters about potential challenges on Election Day, State Rep Shelia Jones, representing DeIta Sigma Theta Inc, asserted, “I encourage all of you to early vote because we don’t know what is going to happen to our votes on Election Day.”

Civil rights activist and attorney, Rose Sanders, who traveled from Selma, Alabama to help mobilize voters, galvanized the crowd by leading the crowd in freedom songs. She was joined by Betty Boynton and other foot soldiers who marched across the Edmund Pettus Bridge on Bloody Sunday, symbolizing the ongoing fight for voting rights.

Legalize Ferrets Pauses Lawsuit, Files Petition for Regulatory Change with California Office of Administrative Law

SAN DIEGO, Calif., Oct. 11, 2024 (SEND2PRESS NEWSWIRE) — Legalize Ferrets, the grassroots organization advocating for the legalization of domestic ferrets in California, has announced a strategic pause in its ongoing lawsuit in San Diego Superior Court. The decision follows the filing of a petition for regulatory change with the California Office of Administrative Law (OAL), marking a new approach in the effort to challenge the state’s longstanding ban on ferrets.

The shift in strategy stems from the fact that California’s ferret ban, enacted in 1931, predates the establishment of the OAL and the Administrative Procedure Act (APA). The APA mandates that all regulations go through a formal process to ensure transparency, accountability, and public input—something that did not occur with the ferret ban. By filing this petition, Legalize Ferrets is now addressing the issue where it originated: before the OAL.

“We believe this petition represents our best path forward,” said Pat Wright, founder of Legalize Ferrets. “The OAL was created to ensure that regulations like this are properly vetted through a formal process, which is something the ferret ban has never gone through. We are optimistic that this will lead to a fair and thorough review, which has been missing for nearly a century.”

The OAL has sixty days to respond to the petition, during which Legalize Ferrets remains committed to pursuing all available avenues for justice. While the lawsuit in San Diego Superior Court is paused, the group believes that the regulatory petition offers a strong chance of success by revisiting the legal basis for the ban.

California Legislature Approves Landmark IVF Bill to Require Insurance Coverage for Fertility Healthcare, Sending Measure to Governor Newsom

SACRAMENTO, Calif. /ScoopCloud/ -- The California State Legislature approved Senate Bill 729, authored by State Senator Caroline Menjivar (D-San Fernando Valley) and sponsored by California State Insurance Commissioner Ricardo Lara, with bipartisan support today sending the measure to Governor Newsom's desk with votes of 55-0 in the Assembly and 30-8 in the Senate.

SB 729 requires large group health plans to provide coverage for fertility care, including treatment for infertility and in vitro fertilization (IVF) - expanding access and removing economic barriers for 10 million eligible Californians. Fourteen other states have enacted similar insurance laws.

"For almost 30 years the archaic and discriminatory Knox-Keene Act has blocked the pathway to family building for Californians without the financial means and has deplorably excluded LGBTQ+ folks from fertility treatment coverage. The current mandate to offer fertility care is toothless and does not include IVF, one of the most successful modern advancements available," said Senator Menjivar. "IVF has become a national topic, and as other states look to restrict access the California Legislature has affirmed we are the torch bearers of reproductive freedom by sending SB 729, mandating fertility treatment coverage in large group insurance plans, to the Governor. Never before have we been so close to victory over this barrier to reproductive justice, and I urge Governor Newsom to live up to his claim to be a reproductive rights champion by signing SB 729 into law."

"As Insurance Commissioner, my role is to protect consumers and ensure they receive the best value from their coverage. This measure is one way we are achieving this goal," said Insurance Commissioner Ricardo Lara. "California has led the nation in safeguarding access to reproductive healthcare, yet we still have significant work to do. The safest and most reliable methods of fertility care have been out of reach for most Californians, with rates of access the lowest for Black and Latina women, as well as the LGBTQ+ community. SB 729 is a powerful reminder of how we define family and how we can help Californians build theirs by being a leader in reproductive healthcare."

SB 729 is in alignment with model legislation created in 2020 by RESOLVE: The National Infertility Association as it provides equitable access to the LGBTQ+ community and unpartnered individuals by expanding the definition of "infertility" to include anyone seeking to build a family - regardless of relationship status or sexual preference. The American Society for Reproductive Medicine (ASRM) published a similar more inclusive definition of infertility in October 2023, further establishing that every person deserves equal access to reproductive medicine.

"With the overwhelming support of SB 729, our legislature sent a clear message - we need to bring California out of the dark ages on fertility care," said State Assemblymember Buffy Wicks (D-Oakland). Wicks co-authored SB 729 and has introduced several measures since 2019 to address this issue. "California's current law not only leaves out coverage for IVF, it also defines infertility in such a narrow way as to exclude the LGBTQ+ community and single people needing medical intervention to build their families. We must address this gap in our healthcare system."

SB 729 ensures cancer patients are eligible for IVF insurance to continue their family building after preserving their eggs, sperm or embryos under SB 600. In 2019, Governor Newsom signed SB 600 into law requiring insurers to cover the cost of fertility preservation for patients facing chemotherapy and radiation.

"SB 600 gave cancer patients access to emergency services to prevent imminent sterility and infertility as a side effect of cancer treatments. This is the critical first step in the IVF process" said State Senator Anthony Portantino (D-Burbank), who introduced SB 600. "But SB 729 is an essential next step that would allow these survivors to use their frozen tissues to realize their family-building dreams."

"I can attest to the adverse consequences of California's outdated law and the downstream health issues and costs when patients cannot access or afford fertility care due to lack of health insurance coverage," said Dr. Marcelle Cedars, the Immediate Past President of American Society for Reproductive Medicine and Director of UCSF Center for Reproductive Health. "When fertility services including IVF are covered, physicians can tailor care to provide the most medically and cost-effective treatment, sparing families unnecessary health risks and costs."

"Our state is a leader in reproductive freedom, but we're lagging behind when it comes to ensuring that all people who want to have children are able to do so," said Reproductive Freedom for All Director of State Campaigns Caroline Mello Roberson. "California's existing law is grossly inadequate; coverage for fertility and infertility treatment is the only element of reproductive care excluded from insurance coverage. By excluding IVF alone, it leaves out the most effective treatment for infertility."

"With the financial burden of fertility treatments being simply insurmountable for most, SB 729 is a long overdue bill that will finally make IVF and other treatments more affordable and accessible in California. The bill also addresses the outdated and discriminatory definitions that have shut out too many LGBTQ+ couples from accessing the care they need to start a family," said Equality California Executive Director Tony Hoang. "We commend the Legislature for recognizing the importance of inclusive fertility care and for taking bold action to support all families. It's time that we join the growing list of states that have already guaranteed this essential coverage. We urge Governor Newsom to sign SB 729 into law and solidify California's role as a leader in reproductive freedom and LGBTQ+ rights."

"How much should equality cost California?" said Our Family Coalition Executive Director Mimi Demissew. "Passing SB 729 will finally bring an end to California's bigoted law and bring California closer to standing on the right side of history by supporting the human right of wanting to and having children. I trust that Governor Newsome will not stand in the way of progress and am hopeful that he will sign SB 729 into law. Like our former First Lady, Michelle Obama, for many Californians medically assisted fertility treatment is the only way to have children."

SB 729 is cosponsored by Insurance Commissioner Lara, RESOLVE: The National Infertility Association; Reproductive Freedom for All California; The Alliance for Fertility Preservation; Equality California; American Society for Reproductive Medicine; Our Family Coalition; and the Service Employees International Union (SEIU).

SB 729 has received the endorsement of more than 75 non-profits, associations, and organizations across the state, as well as thousands of advocate letters to lawmakers voicing support for the bill.

Alyssa Book is a Cuban American fiber artist who uses rug tufting techniques to create one-of-a-kind, tactile works of art. Based in South Florida, Book's vibrant style uses bold lines and bright colors to evoke a sense of childlike wonder.

After a challenging experience with postpartum depression, Book turned to her craft as a source of solace and healing. Inspired by the Woodstock era and the inherent restorative power of color, she creates yarn art that sparks joy and inner peace. Her works have been exhibited at galleries throughout South Florida's Tri-County area.

Angelica Clyman

Broward County's dramatic transformation serves as a wellspring of inspiration for artist Angelica Clyman. Growing up amidst these changes, her artistic focus centers on forgotten spaces and their bygone eras, utilizing a variety of mediums to explore the life cycles of these ordinary places. Her creative process involves visiting abandoned sites and collecting remnants, which she transforms into paintings, sculptures, and prints. These artworks act as narratives, preserving memories and giving voice to the past.

Clyman's artistic journey is marked by solo exhibitions and featured works in the Miami Children's Museum permanent collection. An alumna of New World School of the Arts and Florida International University, she currently shares her artistic knowledge as a studio art instructor at Broward College and serves as the director of the Rosemary Duffy Larson Gallery.

Constance Ivana

With a lifelong passion for art and a mission to expand artistic access, Constance Ivana uses her creative voice to tackle issues of social justice and Black history, primarily through vibrant works in spray paint and acrylics. Currently an artist-in-residence at History Fort Lauderdale, her pieces are often imbued with messages of hope and encouragement.

A retired Broward County educator with 21 years of teaching experience, she transitioned to HR recruiting. Constance is a regular volunteer with the City of Fort Lauderdale and has fostered collaborations with a wide range of organizations, including the Broward Center for the Performing Arts, YMCA, Boys and Girls Club, Art Prevails, Art 13, Art n Soul, Heal the Planet, numerous schools, independent artists, and various nonprofits. Beyond selling her artwork, Constance actively engages the community by hosting painting parties and workshops and creating impactful murals.

Florencia Clement de Grandprey

Florencia Clement de Grandprey is a self-taught mixed-media figurative artist. Originally from Spain, her mission is to empower and inspire through positive and meaningful artwork. Painting full-time since 2014, she initially used canvas, incorporating discontinued fabric and paper samples to create backgrounds and "dress" her subjects. Eventually, discovering she could paint directly on upholstery fabric and area rugs, she fell in love with this new medium. Through her artwork, she celebrates our uniqueness and imperfections, highlighting our strengths and beauty.

Lauren Georgia

Lauren Georgia is a digital artist and educator who creates immersive installations that blend reflective surfaces, light, and shadows into unique experiences. These environments focus on transformation, offering participants opportunities to confront their own reflections and perceptions of identity and self. Balancing deeper questions with a playful approach, Georgia incorporates bright colors and patterns into her work and has exhibited in both group and solo shows throughout Florida.

Raised in Pompano Beach, Florida, Georgia graduated from the University of Florida with Bachelor of Fine Arts degrees in Art Education and Digital Media. As an educator, she most recently taught digital art and design portfolio development at Dillard High School.

Mark Viau

Mark Viau is a multimedia artist with a strong foundation in classical fine art techniques. His creations are known for their rich layers of color and captivating depth. He invites viewers into a world brimming with life, where traditional methods meet contemporary innovation.

A native of Detroit, Michigan, Viau attended Wayne State University on a fine arts scholarship. The COVID-19 pandemic rekindled his passion for art, inspiring him to channel his experiences into a vibrant and expressive body of work. As the father of triplets, Mark's life journey has been both dynamic and enriched by the joys of parenthood.

ALIGUORI

Nino Liguori has always enjoyed telling stories through his paintings, which are visual parables and allegories. His work alludes to art history, design, innovation, and humanity itself, intertwining fable and fact, imagination and realism. An art educator, he has worked with diverse socio-economic and racial groups in Broward County and was twice a finalist for Visual Arts Educator of the Year.

Liguori advanced his painting studies by obtaining a master's degree in Europe and Asia. He studied at The Academie de Beaux Arts in Paris, collaborated with art collectives in Rome, and learned brush and breathing techniques in East Asia. Katie Hobbs declared Jan. 26, 2024, as "ImpactAZ Day," acknowledging its role in advancing economic growth in The ImpactAZ 2025 faculty includes key partnerships from JPMorgan Chase, Bank of America, Arizona Public Service (APS), the City of Scottsdale, Arizona Hispanic Chamber of Commerce, Greater Phoenix Economic Council (GPEC) , ViaWest Group, the City of Phoenix, American Landmark, Commerce BankAZ, and SCORE-Phoenix Chapter.

In its first year, ImpactAZ helped participants secure $2 million in contracts, expand business operations by 40 percent and allocate $300,000 in capital funding. Eighty percent of the initial cohort registered as diverse suppliers and nearly one-quarter hired additional staff. This year's class represents the second cohort of three.

Osceola, Iowa’s Housing Boom: Working to Meet All Levels of Housing Needs

OSCEOLA, Iowa /ScoopCloud/ -- At the beginning of the year, another call into the Clarke County Development Corporation's (CCDC) offices rang, telling Executive Director, Bill Trickey, the Osceola Building Incentive Program is still connecting with home builders and developers. Since its inception in early 2019, the lot program, originally referred to as the "Free Land Program," has resulted in more than a half dozen lots exchanged with developers and home builders in lieu of standard homeowner tax abatements.

The latest call, from husband-and-wife team Andrew and Kaitlyn Harvey of Eighth + Harlow Design and Build out of the Des Moines metro area, saw two more homes on the list of Osceola housing developments from that program, adding to a housing boom across the area that addresses a wide range of income levels.

Kaitlyn Harvey, also a CENTURY 21 Signature Real Estate agent, spoke with the Development Corporation about the housing need to help their customer who was being transferred to Osceola, Iowa for a new job.

"We found about the {incentive} program through extended family when discussing our client's relocation needs," said Harvey. "Their timeframe was a bit more flexible, and the location of the lot fit the family's interests, so why not take advantage of the financing opportunity?"

Their lot, located at 401 Putter Ridge Place in the Country Club Estates area, was reasonably priced, considering its location. Where competing lots in the area were going between $120,000 and $180,000, the Harveys and their clients saw the Putter Ridge Place decision as a "no-brainer" and used the Osceola Building Incentive Program lot price as equity for the development of their 1,600 sq. ft. home. Eighth + Harlow Design and Build also utilized the investment opportunity to purchase the neighboring lot to build a 1,300 sq. ft. spec home.

"Our clients had a budget they needed to stick to, and the program gave us the flexibility to finish out some higher-end detail work and the basement before they permanently moved to the area," said Harvey.

As Kailyn discussed the details of the two homes, both that will fall in the $290,00 to $400,000 price range as new listings, she estimated development of both homes to be complete by August of 2024.

The two new developments in the County Club Estates area added to a housing boom Osceola has been experiencing over the recent 18-24 months.

More than two years ago, local manufacturers communicated their need for workforce housing to maintain employment and help grow their base. To answer that call, a new, 122-unit development will be coming online in the next 30- to 60-days. Another, recently finished, 18-unit condominium off South Gustin was fully leased by November of 2023. As part of the workforce housing tax credit program, Osceola developer, Advanced Homes 360, has delivered 4 new, single-family homes throughout the city and are considering additional plans.

To add to the much-needed workforce housing, mid-level and executive homes continue to go up off Clay, behind Revelton Distillery and at the picturesque Arbor Valley Lake. And, with the City of Osceola and Clarke Community Schools on their second trades housing development project of the school year, it makes more than 160 new front doors and 160 new opportunities across a wide range of income levels hitting the local housing market.

"This is exciting news for our entire community," said Bill Trickey, CCDC Executive Director. "As we continue to build homes at all levels, Osceola and Clarke County should see an influx of new, dedicated community members adding new business and new growth opportunities across the area."
