GeekyAnts Launches AI Pods to Close the Enterprise AI Production Gap

Outcome-based embedded delivery model includes a six-month warranty on AI-generated code and production-grade infrastructure from day one

SAN FRANCISCO, Calif., March 26, 2026 (SEND2PRESS NEWSWIRE) — GeekyAnts, a global technology consulting and product development company, today announced the formal launch of GeekyAnts AI and AI Pods, a two-tier delivery program built to take enterprise AI systems from proof of concept to production, addressing the infrastructure and accountability failures that have stalled most AI pilot programs in 2026.

GeekyAnts
Image caption: GeekyAnts.

According to EY, 82 percent of enterprises are running active AI proofs of concept. Gartner estimates that more than half of those pilots never reach full deployment. The failure point is rarely the model. It is the operational layer that the model depends on to function reliably, securely, and within compliance boundaries.

“Building an agent that works in a demo is no longer the hard problem, as the tooling for that is widely available and improving every quarter,” said Kumar Partik, CEO of GeekyAnts. “The hard problem is building the operational layer that makes it work in production: across real transaction volumes, inside regulated data environments, and under the scrutiny of a compliance audit the demo never anticipated. That is exactly what we built AI Pods to solve.”

THE PRODUCTION GAP

Building a working AI agent takes days, sometimes hours, with the tooling available today. Taking it to production is a different problem entirely. The agent itself is roughly ten percent of the work. The remaining 90% is infrastructure: deployment pipelines, latency benchmarks under real-world load, token-cost guardrails, monitoring for output drift, human-in-the-loop checkpoints, governance frameworks that survive a compliance audit, and the observability tooling that tells an engineering team what the system is actually doing at any given moment.

In financial services, the gap has a specific shape. A real-time fraud detection system that performs accurately in a test environment degrades silently in production because no monitoring layer was built to catch decision drift over time. A pilot that processed 50 transactions a day falls under 1.2 million because the underlying infrastructure was never stress-tested under production load. And in a regulated environment, a system that cannot generate a forensic audit trail for every decision it makes is not a production system. It is a liability. Compliance review halts the deployment. The initiative gets deprioritized. The AI budget gets questioned.

In healthcare, the failure mode is equally predictable. Clinical documentation systems and patient triage tools built on AI require accuracy at a level that no generalist engineering team can validate without a purpose-built evaluation framework. A system with 80 percent accuracy in a demo is a 20 percent error rate in a patient record. Healthcare AI that cannot demonstrate its decision trail, its accuracy benchmarks, and its monitoring layer will not clear a security or legal review. Most do not.

The root cause is organizational as much as technical. Enterprise engineering teams are evaluated on shipping a prototype that impresses in a review meeting, not on building the operational layer that keeps it running a year later. Infrastructure design gets deferred because it slows the demo cycle. A senior AI engineer with LLM orchestration and observability experience costs $180,000 or more in base salary, requires three to six months to recruit, and represents a single point of failure if they leave mid-project. The delivery model breaks before production code ships.

HOW AI PODS WORK

GeekyAnts has structured its AI delivery program around two tiers. GeekyAnts AI is a full-stack consulting and delivery practice for enterprise AI transformation. AI Pods is a pre-configured embedded team model for organizations that need continuous delivery capacity rather than a project engagement. Both tiers operate on the same production standard: infrastructure is not a second phase. It is designed from day one.

The structural differentiation is in the accountability model. AI Pods engagements are priced by outcome, by feature shipped, migration completed, or integration live, and not by hours billed or tokens consumed. Every custom agent configuration and RAG knowledge base built during an engagement is the client’s property from day one, not held on the vendor’s infrastructure. And GeekyAnts backs its AI-generated code with a six-month warranty: if a severity-one defect traceable to a Pod’s output surfaces within six months of delivery, the company fixes it at zero cost. In an industry where liability for AI-generated code failures typically transfers to the buyer at handoff, that warranty is not a standard term.

PRODUCTION RESULTS

A fintech client running a real-time transaction monitoring system built through an AI Pod reached 92 percent fraud detection accuracy across 1.2 million daily transactions, with sub-second response latency. The system shipped with token cost guardrails, a defined audit trail for every decision, and a monitoring layer that tracks output drift without manual intervention. The engagement moved from proof of concept to production in four weeks on a fixed-outcome model.

A second engagement, for an enterprise SaaS client running vendor risk and compliance workflows, reduced vendor onboarding time by 65 percent through an AI-powered intelligence platform automating risk scoring, compliance tracking, and contract monitoring. The platform was built audit-ready by design, so procurement teams could approve vendors faster without sacrificing the documentation trail required for regulatory review. Delivery completed in twelve weeks, on time, with zero launch blockers.

GeekyAnts AI and AI Pods are active across fintech, healthcare, and enterprise SaaS engagements in North America. Engineering and technology leaders working through a specific use case, whether an AI feature stalled in prototype, a system without a monitoring layer, or a compliance review that halted a deployment, can reach the team at geekyants.com

FAXVIN Marks 16 Years of Helping Buyers and Dealers Make More Informed Vehicle Decisions

Founded on March 26, 2010, FAXVIN marks sixteen years in vehicle-history reporting with a data platform built to make used-vehicle research faster, clearer, and more practical

EDINBURGH, UK, March 26, 2026 (SEND2PRESS NEWSWIRE) — Today, we at FAXVIN are proud to mark 16 years in business. Since our founding on March 26, 2010, we have focused on one core mission: helping buyers, sellers, and automotive businesses make more informed decisions by giving them easier access to vehicle history information.

FAXVIN
Image caption: FAXVIN logo.

What began as VINCarHistory has grown into FAXVIN, a broader vehicle intelligence platform offering vehicle history reports, VIN checks, VIN decoding, license plate lookup, recalls, and other VIN-based research tools designed to reduce uncertainty before a purchase, trade, or inventory decision.

As of March 2026, our platform has provided more than 3,000,000 reports, built a database of more than 14 billion records, and covers over 820 million vehicles, with historical data collected since 1981. FAXVIN also reaches more than 280,000 monthly unique visitors.

Our reports compile records from licensed data providers and official databases into a single time-stamped report. Depending on source availability, that may include title history and brands, odometer readings, total-loss indicators, theft indicators, prior registration jurisdictions, recalls, lien or impound-related flags, and service, inspection, or auction entries from partner sources. FAXVIN reports also include NMVTIS data obtained through approved NMVTIS data providers.

For sixteen years, our goal has stayed the same: make vehicle history easier to access, easier to understand, and more useful when a real decision has to be made. We believe buyers and dealers should be able to review critical vehicle records in a format that is direct, practical, and built for action, not confusion.

This anniversary also marks the start of our next chapter. In March 2026, we welcomed Kevin Carter as Head of Product. As we continue to improve report clarity, usability, and decision-support tools across the platform, his leadership will help guide the next phase of product development at FAXVIN.

“Sixteen years in this market means sixteen years of earning trust one report at a time,” said a FAXVIN spokesperson. “We built FAXVIN to help people understand a vehicle’s past before they commit money, time, or risk. That remains our focus today, and it will remain our focus as we keep improving the platform for both consumers and businesses.”

As we look ahead, we remain committed to accuracy, accessibility, and continuous product improvement. Our job is simple: give people a clearer picture of a vehicle’s history so they can make better decisions with fewer surprises.

Global Old Vine Registry Surpasses 10,000 Vineyards – A Major Milestone in Documenting the World’s Historic Vines

SAN FRANCISCO, Calif., March 26, 2026 (SEND2PRESS NEWSWIRE) — In just three years, a global effort to document the world’s oldest vineyards has reached a major milestone. The Old Vine Registry, the world’s leading public database dedicated to historic vineyards, announced today that it has surpassed 10,000 registered vineyards worldwide, achieving a goal originally set for 2027 more than a year ahead of schedule.

The Old Vine Registry
Image caption: The Old Vine Registry.

Launched in 2023 as a crowdsourced effort to identify and document living vineyards older than 35 years, the registry now spans 42 countries, representing more than 40,900 hectares of historic plantings and 1,144 grape varieties.

The project was created with a simple premise: we cannot protect what we do not first identify.

“Old vineyards are among the wine world’s most valuable agricultural and cultural assets,” said Alder Yarrow, Architect and Manager of the Old Vine Registry. “But until recently there has been no global effort to systematically document where they are, what they contain, and how old they are. The registry exists to change that.”

The initiative aligns closely with the goals of the International Organisation of Vine and Wine (OIV), which in October 2024 adopted Resolution OIV-VITI 703-2024, formally defining “old vines” as those 35 years or older and recommending that wine regions promote the cataloguing of historic vineyards.

“When we launched the registry, I thought there might be tens of thousands of old-vine vineyards worth cataloguing around the world,” Yarrow said. “As the data has come in, it’s become clear that the real number may be in the hundreds of thousands. Reaching 10,000 vineyards this quickly shows how much momentum there is across the global wine community to document and celebrate these historic plantings.”

The registry has grown rapidly through contributions from growers, researchers, importers, and regional wine organizations around the world. Importers including Skurnik Wines, Becky Wasserman & Co., and Kermit Lynch Wine Merchant have helped document historic vineyards within their portfolios, while regional bodies such as Wines of Moldova, the Armenian Wine and Vine Foundation, and the Empordà Denomination of Origin have contributed data from their regions.

Beyond documenting vineyards, the project aims to raise awareness of their value and encourage their preservation.

“When vineyards are identified and documented, they become visible,” Yarrow said. “And when something becomes visible, it becomes something people value, celebrate, and ultimately protect.”

The 10,000th vineyard recently added was Beaumont Wine Estate’s Hope Vineyard, in the Bot River region of South Africa, planted to Chenin Blanc in 1974. With this milestone now reached, the Old Vine Registry is inviting growers, regions, and researchers worldwide to continue contributing vineyards to the database. New targets for vineyard counts remain to be set.

“We want every region with historic vineyards to be represented,” Yarrow said. “The more we document these places, the stronger the case becomes for preserving them.”

The registry can be explored, and vineyards submitted, at https://www.oldvineregistry.org/.

About the Old Vine Registry:

The Old Vine Registry is the world’s first and largest database cataloguing vineyards aged more than 35 years of age around the world. The registry aims to be a resource for the wine industry, academia, and consumers to discover and learn about old vineyards, as well as a conduit for the sale of wines made from these vineyards.

Originally started by Jancis Robinson, the Registry launched as a crowd-sourced, public resource on the web in June of 2023, funded by a donation from Jackson Family Wines and managed by Alder Yarrow of Vinography.Com. The site is owned by The Old Vine Conference, a not-for-profit organization dedicated to building a credible category for old vine wines and a community that sustains and communicates its value.

As of 2026, the registry includes more than 10,000 vineyards across 42 countries, representing over 40,900 hectares of historic plantings.

From ‘Bug Man’ to Nine-Figure Exit: Cameron Bawden Reveals the Blueprint in New Book ‘Home Service Empire’

LOS ANGELES, Calif., March 25, 2026 (SEND2PRESS NEWSWIRE) — In his powerful new book, “Home Service Empire: How I Built, Scaled, and Sold a Family of Businesses Worth Over $100 Million” (ISBN: 978-196833-852 paperback; 978-1968339869 ebook; 978-1968339845 hardcover; Legacy Launch Pad Publishing), entrepreneur Cameron Bawden shares the battle-tested blueprint behind building one of Arizona’s largest privately owned home service companies—and exiting on his terms.

Cover, 'Home Service Empire’ by Cameron Bawden
Image caption: Cover, “Home Service Empire” by Cameron Bawden.

Bawden didn’t start with venture capital, an MBA, or industry connections. He started knocking on doors in the Arizona heat, spraying pest-infested backyards himself, and questioning whether he’d made a catastrophic mistake. After years of grinding, near bankruptcy, federal audits, and $4 million of debt, he transformed Green Mango Pest Control into a $27 million-per-year operation with 30%+ profit margins – ultimately fielding offers of $40 million, $50 million, and $60 million before closing on a life-changing exit in 2024.

In “Home Service Empire,” Bawden introduces what he calls the “Value Vortex,” a nine-point framework designed to help entrepreneurs build scalable, sellable companies without sacrificing their families, health, or sanity. Drawing from seven businesses launched, five exits totaling more than $100 million, and dozens of private equity negotiations, he reveals what buyers actually value and how founders can build with leverage from day one.

“Building to sell isn’t about cashing out,” Bawden says. “It’s about never feeling trapped again. When you build a business that works without you, you gain options. You gain freedom. You gain control.”

The book challenges the romanticized “hustle at all costs” narrative and replaces it with a systems-driven, identity-first approach. Bawden argues that entrepreneurs must evolve from operator to owner if they want to create true enterprise value. Through candid stories of failure, resilience, and reinvention – including walking away from multiple businesses and navigating a $400,000 federal fine—he delivers a practical roadmap for turning service businesses into premium, acquisition-ready assets.

As demand for skilled trades and home services continues to surge nationwide, “Home Service Empire” arrives at a pivotal moment for contractors, founders, and blue-collar entrepreneurs seeking to scale beyond owner-operator status and build companies that command top-dollar valuations.

Cameron Bawden’s groundbreaking business memoir and playbook, “Home Service Empire,” is available now on Amazon, Barnes & Noble and other major booksellers.

ABOUT CAMERON BAWDEN

Cameron Bawden is an entrepreneur, investor, and enterprise builder best known for scaling and exiting multiple home service companies totaling more than $100 million in transactions. After building one of Arizona’s largest privately owned pest control platforms and completing a nine-figure exit, he launched Hype Pharm, an operator-led holding company focused on acquiring and scaling home service businesses into premium, enterprise-value assets.

Through Hype Pharm and the 1% Club, his private membership community for ambitious service entrepreneurs, Bawden teaches founders how to evolve from owner-operator to enterprise architect. His frameworks center on operational excellence, brand positioning, leadership development, and building businesses that create freedom, optionality, and long-term wealth. Secured Signing Achieves Approval for RON and IPEN in Rhode Island and South Carolina

MOUNTAIN VIEW, Calif., March 25, 2026 (SEND2PRESS NEWSWIRE) — Secured Signing, a leading provider of tamperproof Digital Signatures and Online Notary solutions, is proud to announce its official approval as a trusted provider for Remote Online Notarization (RON) and In Person Electronic Notarization (IPEN) in nearly 40 U.S. states.

Secured Signing Achieves Approval for RON and IPEN in Rhode Island and South Carolina
Image caption: Secured Signing Achieves Approval for RON and IPEN in Rhode Island and South Carolina.

The latest states to grant approval include:

  • South Carolina – approved for IPEN
  • Rhode Island – approved for both RON and IPEN

These additions mark a significant milestone in Secured Signing’s mission to equip independent notaries, enterprise notary teams, and organizations with the most secure, compliant, and future ready notarization tools available.

With approval in both states, more than 200,000 notaries now have access to the Secured Signing Notary solution.

Rhode Island, a major regional banking center, and South Carolina, known for its strong financial services presence, represent strategically important markets. As the banking and legal sectors continue their rapid transition toward digital workflows, Secured Signing’s expansion into these states underscores its commitment to supporting the nationwide shift toward secure, efficient, and fully compliant online notarization.

MEETING THE NATIONWIDE DEMAND FOR SECURE ONLINE NOTARIZATION

As of 2026, most states accepting RON and IPEN notarizations. While specific identity proofing and security protocols vary by jurisdiction, the shift toward a digital-first notarization process is nationwide in the banking and real estate industries. Secured Signing’s expansion ensures that more notaries can meet this demand using a platform built on cryptographic security and user-centric design.

At the same time, recent federal policy developments, most notably the Promoting Access to Mortgage Credit Executive Order; are accelerating digital transformation across the U.S. housing finance ecosystem. The Order emphasizes reducing regulatory friction and modernizing mortgage processes, creating a powerful tailwind for secure digital notarization solutions.

ENABLING THE DIGITAL MORTGAGE TRANSFORMATION

The Executive Order represents one of the most significant shifts toward a fully digital mortgage ecosystem in decades. Secured Signing is uniquely positioned to help financial institutions align with these new mandates:

  • Eliminating “Wet-Signature” Barriers
The Order calls for removing unnecessary paper-based signature requirements. Secured Signing’s PKI-based digital signatures provide a seamless transition to fully digital workflows without compromising legal enforceability or long-term document integrity.
  • Advanced Fraud Prevention Through Identity Verification
As digital adoption increases, so does the need for secure identity verification. Secured Signing integrates biometric face matching, 3D liveness detection, and deepfake detection technology to deliver a multi-layered defense against fraud.
  • Modernizing In-Person Closings with IPEN
For institutions that value face-to-face interaction, IPEN offers a fully digital, paperless notarization process while preserving in-person verification—bridging traditional practices with modern efficiency.
  • Standardizing Remote Online Notarization (RON)
The push for standardized acceptance of eSignatures and RON aligns directly with Secured Signing’s all-in-one platform, enabling remote closings that reduce costs and increase accessibility.
  • Secure Digital Audit Trails and Compliance
With automated time-stamping and comprehensive audit trails, Secured Signing supports secure execution of time-sensitive documents such as rescission notices while minimizing compliance risks.
  • Accelerating Document Workflows and Integration
Through API integrations and Smart Tagging, Secured Signing enables faster collateral processing and seamless document flow into downstream systems, reducing manual workloads and delays.

LAYERS OF FRAUD PROTECTION: THE SECURED SIGNING ADVANTAGE

Secured Signing prioritizes authentication at every stage. Built-in real-time identity verification, biometric face matching, and deepfake detection ensure that every signer is verified with confidence.

With its all-inclusive annual subscription, notaries and organizations gain access to robust fraud protection embedded across the entire signing experience.

“With Secured Signing, you’re not just notarizing documents online. You’re using a fraud-proof, legally binding, and highly reliable platform built for today’s digital world,” said Mike Eyal, CEO of Secured Signing. “As the industry moves toward digital mortgages and modernized workflows, trust, compliance, and security have never been more critical.”

WHY NOTARIES AND FINANCIAL INSTITUTIONS ARE CHOOSING SECURED SIGNING

Recognized in recent industry evaluations as a “Best Value” and features rich platform, Secured Signing stands apart from one-size-fits-all solutions. It is designed to serve diverse sectors, including real estate, legal, finance, and government, while remaining accessible to independent notaries.

London AI Startup Offers Free Tool to Make AI-Written Text Undetectable – And a Detector to Catch It

LONDON, UK, March 25, 2026 (SEND2PRESS NEWSWIRE) — Coda One has built two tools that probably shouldn’t exist in the same company. One rewrites AI-generated text so it reads like a person wrote it. The other scans any text and tells you exactly how much of it looks machine-made. Both are free. Neither requires an account.

Before and after: Coda One's AI Humanizer drops a detection score from 56% to 12% in one click.
Image caption: Image caption: Before and after: Coda One’s AI Humanizer drops a detection score from 56% to 12% in one click.

The London-based startup launched both tools on the same platform, and founder Miles Wong doesn’t see a contradiction.

“Everyone’s using AI to write now. That’s not the issue,” Miles said. “The issue is that most of it reads like AI wrote it — and Google knows, your editor knows, your professor knows. We built one tool for the people writing, and one for the people checking. Turns out they’re often the same person.”

The humanizer isn’t subtle about what it does. Paste in a block of ChatGPT output, pick a mode — Academic, Blog, Formal, or six others — and it comes back rewritten. Different sentence lengths. Different word choices. The kind of small imperfections that make text feel human. Miles says the output consistently passes major detection platforms including GPTZero, Turnitin, and Originality.ai.

The detector works the other way. Feed it any text and it highlights sentences that look AI-generated, with a probability score for each. It’s free with no daily cap — Wong’s reasoning being that if you’re going to sell a humanizer, you’d better give people a way to check the result.

What’s interesting is who’s actually using these tools. It’s not mainly students. Wong says the biggest user group is content marketers and SEO teams. Agencies producing blog posts, landing pages, and product descriptions at scale. They draft with AI because it’s fast, then humanize because Google’s algorithm updates have made AI-pattern content a ranking liability. The detector gets used on the other end — editors and clients checking deliverables before they go live.

The academic use case exists too. Universities have rolled out detection tools. Students want to use AI as a starting point without getting flagged. Coda One’s tool page includes a note encouraging users to follow their institution’s policies. Wong frames it as editing, not cheating: “Your ideas stay. Your arguments stay. We just fix how it sounds.”

The humanizer sits inside a broader platform. Coda One offers 59 free tools — PDF merge and compress, image background removal, developer utilities like JSON formatting and JWT decoding. All the non-AI tools run in the browser. Files don’t touch a server. A Chrome extension puts the humanizer and detector into the right-click menu on any website.

Pricing: detection is free, no limits. The humanizer and other AI tools get three free uses a day. Paid plans run $9.99 to $39.99 a month. Everything else — the PDF tools, the image tools, the dev tools — stays free permanently.

Friday Harbor partners with Waterstone Mortgage to expand underwriting capacity

National lender adopts AI pre-underwriting technology to support production growth without adding fulfillment staff

SEATTLE, Wash., March 25, 2026 (SEND2PRESS NEWSWIRE) — Friday Harbor, an AI-powered platform that helps loan officers assemble complete and compliant loan files in real time, today announced that Waterstone Mortgage has implemented its AI pre-underwriting platform to strengthen file quality and expand underwriting capacity across the lender’s nationwide retail operation.

Image caption: Friday Harbor partners with Waterstone Mortgage to expand underwriting capacity.

Waterstone Mortgage, a national retail lender with more than 200 loan officers operating in 48 states, deployed Friday Harbor to help surface issues earlier in the loan process and deliver cleaner files to its lean underwriting team. Since implementation, Waterstone has seen stronger pre-approval confidence, faster file resolution and fewer conditions at the underwriting desk.

“Cleaner files mean our underwriting team can focus on high-value risk decisions instead of clearing avoidable conditions,” said Jake Rowoldt, vice president of information services at Waterstone Mortgage. “Friday Harbor is the first AI solution we’ve tried that actually delivers on what it promises. It’s helping us scale production while maintaining the standards that define our business.”

Friday Harbor analyzes loan files during origination to flag missing documents, surface income calculation issues and identify potential underwriting conditions. The tool evaluates files against investor guidelines and lender overlays, providing loan officers with visibility into problems that would otherwise emerge days or weeks later in the process.

“Waterstone approached this implementation with a clear understanding of what they needed: a way to improve file quality without disrupting their workflows or undermining the expertise of their underwriters,” said Theo Ellis, CEO of Friday Harbor. “Their success demonstrates what becomes possible when lenders use AI to support judgment rather than replace it.”

Waterstone piloted Friday Harbor in late 2024 and has since rolled the platform out across its sales and operations teams. Loan officers report that Friday Harbor’s income and asset calculations align closely with their own analysis and underwriting’s final determinations, building confidence in pre-approval scenarios involving complex borrower situations.

The implementation has driven strong engagement, with teams actively incorporating the platform into their daily workflow within weeks of launch. The integration with Waterstone’s Encompass loan origination system from ICE Mortgage Technology allows loan officers to access Friday Harbor’s capabilities without disrupting their established processes.

Hann Builders and Collaborative Design Group Showcase the Ivanhoe Modern Home on the 2026 Houston Modern Home Tour

A Houston builder, architect, and interior designer reveal how a 20-year partnership and shared commitment to craft produced one of the tour's most distinctive residences

HOUSTON, Texas, March 24, 2026 (SEND2PRESS NEWSWIRE) — Hann Builders and Collaborative Design Group Architecture and Interiors will open the doors of the Ivanhoe Modern Home, located in Houston’s Afton Oaks neighborhood, on March 28 as part of the 2026 Houston Modern Home Tour, a self-guided showcase of five of the city’s most compelling contemporary residences.

TWENTY YEARS OF BUILDING TOGETHER

The partnership between Hann Builders and Collaborative Design Group stretches back more than two decades. Their first project together was a 15,000-square-foot residence in Sugar Land. Since then, Hann and Bufalini have collaborated on homes across Houston’s most sought-after neighborhoods, developing a shorthand that lets each bring out the best in the other’s work. When Olivia Bufalini stepped into leadership at CDG in 2023, she brought a new generation of design thinking to a partnership already built on trust.

“Stephen is a builder with a project manager’s mindset. He is focused on what happens between now and completion, down to the smallest detail,” said Mark Bufalini, a fellow of the American Institute of Architects and the American Society of Interior Designers, and principal of Collaborative Design Group. “When you have that level of trust, you can push the design further because you know the execution will match.”

A DESIGN SHAPED BY THREE DISCIPLINES

Extreme drainage requirements and on-site detention created engineering challenges before construction could begin. Hann’s team resolved the permitting and site work long before the first wall went up, clearing the path for the design to unfold without compromise.

From the street, the Ivanhoe Modern Home reads as warm and contemporary. The exterior features steel siding imprinted with high-resolution wood grain, a solution the team chose after years of watching traditional wood siding deteriorate in Houston’s climate. The result reads as white oak with the resilience of metal. Inside, a real wood statement ceiling carries the same tone, with Hann matching the indoor stain to the exterior siding for a seamless connection between outside and in.

“Every home teaches you something new,” said Stephen Hann, founder of Hann Builders. “On this one, it was finding a way to give the homeowners the warmth of real wood on the exterior without the maintenance issues Houston’s climate creates. The steel siding with a wood-grain imprint was the answer, and matching the interior wood ceiling to that tone tied the whole design together.”

The first floor is organized as a single, flowing entertaining environment. An open plan connects the family and dining areas to a glass-enclosed wine room, an elliptical bar designed by Collaborative Design Group, and a fully integrated golf simulator. Expansive sliding glass doors along the rear elevation dissolve the boundary between the interior and the pool and landscaped yard beyond.

Olivia Bufalini led the interior design around how the family actually lives.

“The interiors were thoughtfully conceived with family living at the forefront, beginning with finishes chosen for their durability, ease of care, and timeless appeal. A serene palette of soft hues, clean modern lines, and layers of warm wood create a home that feels both elevated and effortlessly livable,” said Olivia Bufalini, COO and Design Director of Collaborative Design Group. “This design language carries seamlessly into the furnishings, where comfort meets intention, resulting in spaces that are inviting, refined, and designed to be enjoyed by every member of the family.”

LIVING IN THE DETAILS

The primary suite features a dual-entry bath with separate his-and-her zones, each with its own water closet and dressing closet, sharing shower access. Five additional ensuite bedrooms accommodate immediate and extended family. A secondary staircase leads to an exercise room and a private retreat overlooking the two-story garage through interior glazing, where a specialty car sits on a raised lift. A dedicated playroom completes the upper level.

The main staircase serves as a sculptural focal point that expresses itself both inside and out. A dramatic two-sided fireplace anchors the two-story family room and foyer, while an upper-level circulation gallery visually connects the home’s private spaces.

ABOUT THE 2026 HOUSTON MODERN HOME TOUR

The self-guided tour takes place Saturday, March 28, from 10 a.m. to 4 p.m. Tickets start at $20 and are available at houstonmodernhomestour.com. Visitors can tour homes at their own pace in any order and meet the architects, designers and builders inside each home. High-resolution images available upon request.

Florida’s Best Hair Transplant Doctors: Drs. Harold Siegel and Matt Huebner Secure #1 Ranking for 2026

Ditching the traditional per-graft billing model, the renowned surgeons at Natural Transplants take the top spot in Your Health Magazine's annual evaluation, celebrated for their flat-rate pricing, VIP privacy, and High-Yield Unit Extraction (HUE) 'Mega-Sessions

FORT LAUDERDALE, Fla., March 24, 2026 (SEND2PRESS NEWSWIRE) — In an industry frequently complicated by complex per-graft pricing and high-volume clinical schedules, Drs. Harold Siegel and Matt Huebner of Natural Transplants have been officially recognized as the premier surgical team in the state. Your Health Magazine recently published its highly anticipated 2026 evaluations, placing Drs. Siegel and Huebner at the very top of their “Top 5 Most Trusted Hair Transplant Doctors in Florida” list.

Image caption: Dr. Matt Huebner (left) and Dr. Harold Siegel (right) of Natural Transplants, recently recognized as the #1 Hair Transplant Doctors in Florida for 2026 by Your Health Magazine.

The rigorous evaluation assessed top-rated surgeons across three core operational factors: pricing models, surgical yield, and patient privacy. The publication highlighted Drs. Siegel and Huebner’s unique concierge structure, which operates under a strict one-patient-at-a-time protocol. This dedicated approach ensures that individuals seeking hair transplants for men and women receive the undivided attention of the surgeon and the entire medical staff, resulting in a highly private, focused clinical environment.

“Our surgical philosophy has always been centered around the individual patient, not clinical volume,” said Dr. Matt Huebner, Chief Medical Officer. “By dedicating to just one patient at a time, we can safely move a large amount of hair to achieve exceptional density and natural results in a single sitting. We are incredibly honored to be recognized by Your Health Magazine, as it reinforces our unwavering commitment to operating as the best hair transplant doctor in Florida.”

Unlike standard hair restoration doctors that charge by the individual hair follicle, Drs. Siegel and Huebner were specifically commended for their upfront, flat-rate pricing. This model eliminates the financial guesswork of traditional “by-the-graft” billing, allowing patients to pay a single fee for the surgical session regardless of the exact graft count.

Furthermore, the hair restoration surgeons were recognized for their mastery of the High-Yield Unit Extraction (HUE) method. Designed specifically for “Mega-Sessions,” this surgical technique aims to safely harvest and transplant an exceptionally high volume of hair in one day. This maximizes density immediately, making it an ideal fit for patients looking to minimize the need for multiple future surgeries.

Siegel and Huebner’s leading operational model and how they compare to other surgeons in the state, view the full list at: https://yourhealthmagazine.net/article/hair-care/top-5-most-trusted-hair-transplant-doctors-in-florida-for-2026-pricing-yield-privacy/.

Drs. Harold Siegel and Matt Huebner are board-certified physicians and the lead surgeons at Natural Transplants in Fort Lauderdale, Florida. Specializing exclusively in hair restoration, they are pioneers of the High-Yield Unit Extraction (HUE) method. By rejecting the industry-standard volume approach in favor of a one patient at a time concierge model, they provide unparalleled VIP privacy, transparent flat-rate pricing, and world-class surgical yield for patients traveling from across the globe. Camino Author Spearheads New Pilgrim Tradition Along the Camino de Santiago

As part of her global Camino Cleanup campaign, Kiser is spearheading a new pilgrim tradition of picking up one piece of litter each day while walking the Camino

SAN DIEGO, Calif., March 24, 2026 (SEND2PRESS NEWSWIRE) — The Santiago de Compostela Pilgrim’s Reception Office in Spain reports that 530,999 people received a Compostela certificate of completion in 2025, up 6% over 2024. Author Karin Kiser of Camino Chronicles Press says the actual number of people walking or biking the Camino de Santiago routes is more than that – much more.

Karin Kiser picking up trash on the Camino
Photo caption: Karin Kiser picking up trash on the Camino.

According to Kiser, many people walk sections that don’t end in Santiago de Compostela. Repeat pilgrims often choose not to get a second or third certificate of completion. Spaniards, who represent more than 40% of annual Compostelas, often walk the Camino in stages over several years.

That means there are well over 600,000 people on the trails each year – with more to come as the Camino celebrates the next Holy or Jubilee Year in 2027. With new flexible starting point requirements to receive a Compostela, the Camino could soon see one million walkers on the trails annually.

“More people walking the Camino means more litter,” notes Kiser, “both on the trail itself and behind the bushes where unprepared and unaware pilgrims are going to the bathroom and leaving their dirty tissues behind. I hope to change that.”

“Unfortunately, there isn’t an established infrastructure for cleaning the Camino,” Kiser adds, “so it’s up to each of us to do our part to keep these sacred paths free of litter and human waste. Most pilgrims carry a shell on their backpacks and a stone in their pockets for the Cruz de Ferro. Why not one item of litter each day as a way of giving thanks to the Camino?”

As part of her global Camino Cleanup campaign, Kiser is spearheading a new pilgrim tradition of picking up one piece of litter each day while walking the Camino. “If every pilgrim who walks the 500-miles from in St Jean Pied de Port does this, it would equal more than one million pieces of rubbish collected by a small fraction of pilgrims,” Kiser explains. “Imagine what the Camino will be like when this tradition catches on.”

Empower LOS clients gain an enhanced eClosing workflow that accelerates funding and improves the borrower experience

JACKSONVILLE, Fla., March 24, 2026 (SEND3PRESS NEWSWIRE) — Dark Matter Technologies (Dark Matter®), an innovative leader in mortgage technology, today announced a new integration between its Empower® loan origination system (LOS) and Snapdocs, the mortgage industry’s leading digital closing platform. Through the seamless, two-way integration, closing teams can generate orders, track transaction progress with real-time status updates and automate key closing and funding workflows, all without leaving their system of record.

By eliminating the need to toggle between platforms, lenders gain operational efficiency while maintaining full visibility into the closing process. Borrowers benefit from the ability to preview closing documents before signing—across wet, hybrid, and full eClosing transactions. This helps identify and resolve potential issues early and reduces funding delays. The centralized workflow supports automated quality control checks and a streamlined signing experience, resulting in shorter appointments and more predictable closings.

The integration is available to Empower LOS clients regardless of document provider, providing flexibility as lenders continue to evolve their technology stacks.

“This integration reflects our commitment to delivering a modern, connected mortgage ecosystem,” said Sean Dugan, CEO of Dark Matter Technologies. “By embedding Snapdocs’ digital closing capabilities directly within Empower, lenders can simplify operations, reduce errors and provide a more seamless experience for their borrowers.”

“At Snapdocs, we believe lenders should have the flexibility to connect best-in-class solutions across their technology ecosystem,” said Michael Sachdev, CEO of Snapdocs. “With so many lenders already using Empower and Snapdocs, this integration creates a natural bridge between the systems, empowering lenders to automate critical closing workflows, reduce manual effort and errors, and scale digital adoption with confidence.”

Empower LOS clients interested in activating the Snapdocs integration can contact their Dark Matter account manager for more information.

Coastal Windows & Exteriors Completes Fifth ‘Roof for Heroes’ Donation for Marine Veteran in Middleborough

Local contractor installs full GAF roofing system at no cost for veteran Lenny Szrlong as part of community initiative

MIDDLEBOROUGH, Mass., March 20, 2026 (SEND2PRESS NEWSWIRE) — Coastal Windows & Exteriors (CWE) of Beverly today announced the installation of a complete GAF roofing system installation at no cost for Marine Corps veteran Lenny Szrlong at his Middleborough home. This marks the 5th Roof for Heroes donation since the program launched in 2020.

Photo caption: Stephanie Vanderbilt and Marine veteran Lenny Szrlong at the Middleborough home during the Roof for Heroes installation.

Szrlong, a U.S. Marine Corps veteran residing in Middleborough, Mass., was selected for this donation through Coastal Windows & Exteriors’ Roof for Heroes program. The initiative reflects the company’s ongoing commitment to serve those who have served our nation.

“This initiative holds dear to our hearts and mission as a company,” says Stephanie Vanderbilt, Owner of Coastal Windows & Exteriors. “Providing shelter means making a promise — a promise of protection and security. Donating a free GAF roofing system is a great way to keep that promise, as its layers of high-quality protection work together to keep the home and the people inside safe from the elements.”

The energy-efficient roofing installation features America’s #1 shingle brand, offering multi-layered defense against weather damage. The winter roof replacement helped provide leak prevention, guard against moisture penetration, minimize attic heat buildup, and prevent ice dam formation during harsh New England winters. This winter, the Farmers’ Almanac forecast a “Chill, Snow, Repeat” pattern, reinforcing the importance of a durable roofing system to protect homes from heavy snow, ice dams, and freezing temperatures common across New England.

Szrlong expressed his gratitude for the life-changing donation. “I’d like to thank Coastal Windows & Exteriors for this incredible opportunity,” said Szrlong. “As a Marine Corps veteran, and lifelong Massachusetts resident, it warms my heart that there are companies like this who help local veterans through real action and tangible results. Most contractors I’ve dealt with didn’t know their product, and only wanted a sale. Theo, and the rest of the team at Coastal proved they were different. And for that I am grateful!”

Roof for Heroes addresses an incredibly important need for veterans across the region. Many service members face financial hardship after their military service, making major home repairs impossible without assistance. A failing roof can lead to structural damage, health hazards from mold and moisture, and significant energy loss. Poor roofing performance accounts for up to 25% of a home’s total energy loss.

A properly installed roofing system from Coastal Windows & Exteriors regulates attic temperatures and maintains consistent heating in New England homes. The timing of this donation is critical, as electricity rates have increased 31% since 2021. Over the past year alone, National Grid rates increased 13% and natural gas rates jumped 27%. With a cold winter bringing higher energy bills, a high-performance roof delivers both immediate comfort and long-term savings for veteran families.

“Thank you so much for supporting our amazing Veterans. GAF is proud to support Coastal in this Roof for Heroes event,” said Lisa Kingsley, GAF New England Regional Sales Director.

“Reaching our 5th Roof for Heroes donation is a meaningful achievement for our team,” says Vanderbilt. “Each veteran we help represents a life changed and a family protected. We’re honored to continue this mission and look forward to supporting more veterans in the years ahead.”

“We can’t thank Coastal Windows & Exteriors enough for honoring those who served with a free roof…there is no better feeling than helping veterans in need. The town and veterans applaud your company for its compassion and commitment to helping veterans!” said Stephen Adelman, Chief Warrant Officer 2 (Retired), Veterans Service Officer, Town of Middleborough. “This is wonderful what you are doing, and the Veterans Office and Town can’t thank you enough for what you are doing for Lenny.”

“The town of Middleborough is grateful to Coastal Windows & Exteriors to provide this roof for Lenny, a deserving Vietnam veteran and Middleborough resident,” said Jay McGrail, Town Manager, Middleborough.

“I am so impressed that Coastal offers these free roofs for our veterans and I’m thrilled that they chose to replace one for Lenny, a Marine Veteran here in Middleborough,” said State Representative Norman Orrall (Precincts 2, 4 & 5).

“Our veterans deserve to feel safe and secure in their own homes. The Roof for Heroes program is a meaningful example of a community honoring service with action. By providing a new roof for Marine veteran Lenny Szrlong, Coastal Windows & Exteriors is making a real difference, and I’m proud to join Middleborough in recognizing Lenny’s service and sacrifice. Thanks for all you do!” said State Senator Kelly Dooner (3rd Bristol & Plymouth District).

CWE earned the Minuteman Service Award in 2022 for outstanding dedication and leadership supporting active-duty American military personnel and veterans. As an SBA award recipient for exceptional community service, the company’s commitment extends beyond the Roof for Heroes donations, offering a $750 additional discount on top of any current promotion for all military personnel, plus up to 20 years of financing based on credit approval.

“You protect our country, we protect your home,” Vanderbilt adds. “That’s the foundation of our Roof for Heroes program. We believe actions speak louder than words, and this is our way of demonstrating gratitude to the men and women who have sacrificed for our freedom.”

U.S. active and military veterans interested in these programs can contact Coastal Windows & Exteriors for more information at https://www.mycoastalwindows.com

Adonna Wines Makes Its California Debut This Spring, Celebrating Heritage, Resilience, and the Art of the Moment

Japanese American biochemist-turned-vintner Donna Kato opens her spring allotment on March 20 - the first day of spring with a vision rooted in the Japanese philosophy of Ichigo Ichie

HEALDSBURG, Calif., March 20, 2026 (SEND2PRESS NEWSWIRE) — On March 20, the first day of spring, Adonna Wines officially opens its spring allotment to the California market. Founded by Donna Kato, a Japanese American biochemist who left the world of science to tend the land and make wine of uncommon elegance, Adonna Wines is an allotment-only label available exclusively to mailing list members. The spring release includes the 2023 Pinot Noir, the 2024 White Pinot Noir, and the 2024 Chardonnay — each a reflection of a vineyard, and a founder, devoted to beauty, intention, and the irreplaceable nature of each moment.

Photo caption: Donna Kato, Proprietor Adonna Wines in the Canfield Vineyard, Russian River Valley, CA.

A SPRING RELEASE ROOTED IN MEANING

The timing of Adonna’s spring launch is no coincidence. March 20 carries resonance for Donna Kato both as the vernal equinox — a season of awakening and renewal — and as an echo of the Japanese tradition of hanami, the centuries-old custom of gathering beneath cherry blossoms as they bloom and fall, transient and luminous. At the heart of Adonna’s philosophy is the Japanese concept of Ichigo Ichie— “one time, one meeting” — a reminder that every shared moment is singular and will not come again, embedded in the wines, the label, and the way Donna approaches her craft.

“I wanted the wines to carry that feeling,” says Kato. “That a glass poured with the people you love is something that can never be exactly replicated.”

FROM BIOCHEMIST TO VINTNER: LIVING THE DREAM

Donna Kato’s path to wine was not a straight line — it was a life deliberately reimagined. A trained biochemist, Kato brought her analytical rigor, her reverence for nature, and a family legacy of farming — rooted in a great-grandfather who farmed peaches— to bear on one of California’s most treasured wine regions: the Russian River Valley. Her experience with breast cancer deepened her commitment to living with presence and purpose — the founding of Adonna Wines is, in every sense, the embodiment of that resolve. Kato holds a master’s degree in Viticulture & Enology from UC Davis, bringing scientific rigor alongside personal conviction to every vintage.

In December 2025, Forbes featured Kato in a profile by Chelsea Davis titled “From Heritage to Harvest: Japanese American Winemaker Donna Kato Debuts Adonna Wines.” The April 2026 issue of The Tasting Panel Magazine will profile Kato in a feature called “Women Who Raise the Bar in Wine,” in which Publisher Meridith May awards the 2023 Adonna Pinot Noir a score of 95 points. Kato also earned a Silver Medal at the prestigious San Francisco Chronicle Wine Competition in March 2026 for its 2023 Russian River Pinot Noir.

CANFIELD VINEYARD: REGENERATIVE FARMING IN THE RUSSIAN RIVER VALLEY

The backbone of Adonna Wines is Canfield Vineyard, a five-clone, 100% Pinot Noir estate in the southern reaches of the Russian River Valley, influenced by the Petaluma Gap and the Pacific Ocean — one of the coolest and most distinctive sites in the appellation. Originally planted in 2009 under the stewardship of Judy Jordan of J Vineyards, the vines now belong to Donna Kato, who is grafting two acres to Chardonnay this year as her vineyard program evolves.

Upon acquiring the vineyard, Donna began a comprehensive restoration program grounded in regenerative farming principles — an effort that has become central to Adonna’s identity. The vineyard is Certified California Sustainable through the California Sustainable Winegrowing Alliance.

At Canfield, 40 Navajo sheep graze the cover crop under the watch of vineyard manager Cody Garzini and a Maremma sheepdog named Honey, who keeps a devoted daily vigil over the flock. The wines from Canfield are crafted by talented winemaker Ashley Holland, who trained under the legendary Bob Cabral at Three Sticks Wines. Adonna also sources Pinot Noir from Eden Vineyard and Chardonnay from the esteemed Martaella Vineyard.

THE WINES

The spring 2026 allotment features three wines, available March 20 – May 1:

2023 Pinot Noir, Russian River Valley | $85 | 95 Points, Tasting Panel Magazine

2024 White Pinot Noir, Canfield Vineyard, Russian River Valley | $65

2024 Chardonnay, Martaella Vineyard, Russian River Valley | $85

Members of the Allotment List may purchase up to six bottles total — two of each wine with a spring and fall offering. Wines are available exclusively in California, with expansion to other markets planned. In fall 2026, Adonna will release the first Estate Pinot Noir from Canfield Vineyard. To join the allotment list, visit adonnawines.com.

A COMMITMENT TO THE ARTS, CULINARY EXCELLENCE, AND COMMUNITY

From the outset, Adonna Wines has expressed itself through cultural engagement as much as viticulture. Kato collaborated with celebrated Japanese calligraphy and performance artist Aoi Yamaguchi, whose work — described by the New York Times as “transcendent” — animates the brand’s visual language. On March 20, Adonna serves as a Sponsor of the Fork2Film Festival in St.Helena, a fitting celebration as the spring allotment opens. Adonna has also supported the San Francisco Symphony’s Lunar New Year Concert (February 28) and the James Beard Foundation Taste America Bay Area event (March 1) — underscoring Kato’s commitment to excellence in both the culinary and cultural worlds.

ABOUT ADONNA WINES

Rooted in the Certified Sustainable Canfield Vineyard in the Russian River Valley, Adonna produces Pinot Noir, White Pinot Noir, and Chardonnay of refined elegance and deep site expression. The brand name is drawn from the Latin donna — “a lady” — woven together with founder Donna Kato’s own name, and its wines are available exclusively to members of the Adonna Allotment List. Wines are released twice yearly, in spring and fall, and are currently available in California only. For more information or to join the mailing list, visit https://www.adonnawines.com/. Former DOE NEPA Chief and Save LBI Advocacy President Warns SPEED Act Would ‘Eviscerate’ Environmental Protections and Violate the Constitution

LONG BEACH ISLAND, N.J., March 19, 2026 (SEND2PRESS NEWSWIRE) — Bob Stern, Ph.D., President of Save Long Beach Island (LBI) Advocacy and former manager of the Office of National Environmental Policy Act (NEPA) Affairs for the U.S. Department of Energy (DOE), today issued a sharp warning regarding the Senate’s consideration of the Standardized Permitting and Expediting Economic Development (SPEED) Act. While framed as “permitting reform,” Stern argues the bill is a dangerous overreach that threatens the bedrock of American environmental law and constitutional separation of powers.

Save Long Beach Island (LBI) Advocacy
Image caption: Save Long Beach Island (LBI) Advocacy.

“The SPEED Act does contain some useful deadlines for Agency action but goes way too far and essentially eviscerates the NEPA itself,” Stern said. “This bill ignores the reality that delays are often caused by poor Agency implementation and a failure to fully disclose environmental impacts. In many cases, it isn’t the NEPA vehicle that needs fixing, but rather the ‘nut’ behind the wheel.”

FLAWED IMPLEMENTATION, NOT FLAWED LAW

Only a few agencies have a problem with the National Environmental Policy Act. Stern highlighted the extensive litigation facing the nation’s current offshore wind program as a primary example of implementation failure. He noted that the Department of the Interior (DOI) currently awards lease areas — the most important environmental decision — with virtually no environmental impact information, locking developers into flawed locations and inevitably leading to downstream litigation when environmental problems are brought to light years later in environmental impact statements (EIS), other statutory reviews, and comments by informed stakeholders.

COUNTERPRODUCTIVE REQUIREMENTS

“The bill limits the scope of environmental reviews to the ‘immediate’ and ‘proximate’ effects of a project, dismissing impacts that are caused by the project but separated geographically and timewise,” explained Thomas Stavola Jr. Esq., attorney on behalf of Save Long Beach Island Advocacy. “It also would eliminate the current requirement for an assessment of cumulative impacts. While this may make a consultant’s life easier, it conflicts with well-established case law and the full disclosure requirements of the Act.”

Stavola further noted that “a decision-maker considering such limited information would not be operating in the “real world” and, therefore prone to making flawed decisions, creating more opportunity for litigation and delay.

CONSTITUTIONAL AND LEGAL RED FLAGS

In an extensive markup sent to Senators Sheldon Whitehouse and Martin Heinrich, Save LBI Advocacy identified many provisions in the House-passed version of the SPEED Act that are counterproductive, legally indefensible, and in need of major revision:

  • Citizen Rights: The bill would limit the rights of affected parties to seek relief in Court, which conflicts with the standing prerequisites mandated by Article III of the Constitution. It also conflicts with and violates the Administrative Procedures Act (APA), which holds that a person adversely affected or aggrieved by an agency action is entitled to judicial review.
  • Restrictions on the Courts: The proposed restrictions on vacatur and injunctive relief improperly constrain judicial power and contradict the APA’s clear mandate to “set aside” or vacate unlawful agency actions. By dictating deference to agency judgement of impact, the bill undermines the court’s ability to equitably weigh harms to the parties involved.
  • Conflicts with SCOTUS Precedent: The requirement for “substantial deference” to agencies violates the recent U.S. Supreme Court Chevron deference reversal ruling, which now demands that courts exercise independent judgment in interpreting statutes.
  • Separation of Powers: Provisions that make a court’s remand power contingent on developer consent constitute an unconstitutional impingement on Article III judicial authority.

CONCLUSIONS

“This is not good law,” Stern concluded. “In its present form, the bill creates confusion and does not foster wise decision-making. It would eviscerate NEPA, which has been a bedrock of national environmental policy for over 50 years, and stands in direct conflict with other law and the Constitution itself. Most importantly, the bill does not address the root causes of many delays, which can be fixed with more informed and cooperative applicant and agency staff work.

A CALL FOR CAUTION

Save LBI Advocacy is calling on the Senators Whitehouse and Heinrich to exercise extreme caution in proceeding with the SPEED Act to be sure they are: (1) addressing the root causes of delay and not creating more chaos and confusion, which will serve no one, and (2) not removing environmental protections that have served us well for over a half-century. To that end, Save LBI Advocacy is asking them to consider its markup of the bill, which can still achieve significant permitting reform while preserving the Act.

California Resident Files Writ of Mandate Regarding State Ferret Ban

Domestic ferrets are legal to own in 48 U.S. states, yet California continues to maintain a prohibition

LA MESA, Calif., March 18, 2026 (SEND2PRESS NEWSWIRE) — Pat Wright, a California resident and advocate for ferret legalization, and founder of LegalizeFerrets.org, has filed a Petition for Writ of Mandate in Sacramento County Superior Court against the California Fish and Game Commission and the California Department of Fish and Wildlife.

Domestic ferrets are widely kept as companion animals and are legal household pets in 48 U.S. states.
Image caption: Domestic ferrets are widely kept as companion animals and are legal household pets in 48 U.S. states.

The petition asks the court to compel the agencies to comply with their duties under the California Administrative Procedure Act in response to Petition 2025-003, which challenges the continued classification of domestic ferrets as prohibited animals in California.

Domestic ferrets are legal to own in 48 U.S. states, yet California continues to maintain a prohibition that originated in early importation regulations adopted in 1933.

Under Title 14 of the California Code of Regulations, section 671, ferrets are prohibited because they are categorized as animals “not normally domesticated in this state.” Historical materials describing the regulatory history of ferrets in California indicate that this determination appeared in regulatory language adopted in 1988, stating that the Commission had determined the listed animals were not normally domesticated in California.

A chronology of California’s ferret regulations appears in Appendix II: History of California Regulations / Policies Pertaining to Ferrets, compiled from multiple sources including Kizer and Constantine (1989), Weisser (1991), Moore and Whisson (1998), Herman (2000), Graening (2010), and California Department of Fish and Game records.

In June 2025, the California Fish and Game Commission unanimously accepted Petition 2025-003 for consideration and referred it to the Department of Fish and Wildlife for review.

According to Wright, the agencies have not yet issued a formal response to the petition.

Seeking to understand what work had been conducted in response to the petition, Wright submitted California Public Records Act requests for documents describing the Department’s review.

“The Department responded that it may take up to 90 days to produce records showing what actions have been taken,” Wright said.

Wright argues that the pace of response contrasts with how the Commission has handled other petitions.

In a recent case involving Asian water buffalo, the Commission completed the petition review process in approximately eight and a half months.

“The Commission accepted Petition 2025-003 last June,” Wright said. “We are simply asking the agencies to perform the review and provide the response required under California law.”

The lawsuit asks the court to order the agencies to perform their statutory duties and properly respond to Petition 2025-003.

The filed petition and supporting notice can be viewed here: (PDF) https://www.legalizeferrets.org/wp-content/uploads/2026/03/Writ-and-Exhibit-A.pdf

Evergreen Development Brings Fitness, Dining, and Retail to One of Gilbert’s Last Master-Planned Commercial Sites

Parkview at Morrison Ranch Advances at Higley & Warner as Evergreen Continues Active Development in the Valley Across Industrial, Retail and Multifamily

GILBERT, Ariz., March 18, 2026 (SEND2PRESS NEWSWIRE) — Evergreen Development has construction well underway on Parkview at Morrison Ranch, a Mountainside Fitness-anchored neighborhood center at the northeast corner of Higley Road and Warner Road in Gilbert, Arizona. Completion of the approximately 15-acre development is targeted for Fall 2026. Sitework began in November, with vertical construction starting in February 2026.

Parkview at Morrison Ranch is one of the final remaining commercial parcels within the Morrison Ranch master-planned community. As Gilbert approaches build-out with a projected population exceeding 330,000, sites like this represent some of the most compelling development opportunities remaining in the East Valley.

The project advances alongside an active Evergreen pipeline across Arizona. The company recently started construction on Marketplace at Tres Rios, a Fry’s Marketplace-anchored shopping center in Avondale developed in partnership with the Vanderwey family and the City of Avondale, earning the support of both the mayor and city council. In multifamily, Evergreen executed a 90-day close on a shovel-ready Mesa apartment site which will join a second Evergreen apartment project already underway in Mesa. Three industrial projects are also nearing completion, advancing a sector expansion launched with the company’s first Arizona industrial groundbreaking in 2023.

“While many companies are forced to drop projects because they’re unable to secure debt or equity, we continue to move forward with the deals in our pipeline. We make it happen––that’s who we are,” said Laura Ortiz, President of Evergreen.

The center will include an approximately 41,000-square-foot Mountainside Fitness, a freestanding Chipotle Mexican Grill with dine-in service and a mobile pickup lane, Black Rock Coffee, a retail shops building, and multiple additional freestanding retail and service pads.

Evergreen developed Parkview at Morrison Ranch through a joint venture partnership with members of the Morrison family. That model has become a defining element of how Evergreen works: partnering directly with long-standing landowners to bring legacy parcels to market, structuring deals that align interests over the long term and delivering high-quality destinations that become natural extensions of the communities they serve.

“We are excited to see Parkview at Morrison Ranch come to life and to welcome Mountainside Fitness as a destination for health, wellness, and connection within the Morrison Ranch community,” said Bryan Lamond, Senior Vice President of Arizona Acquisitions at Evergreen. “Evergreen has earned a reputation as a partner of choice in the market, and we are grateful for the trust and collaboration of the Morrison family in bringing Parkview to fruition.”

The development team includes Joe Doucett (Newmark), Upward Architects, Hubbard Engineering, AR Mays, and Equity Bank.

About Evergreen Devco, Inc.

More than 50 years strong, Evergreen is one of Arizona’s most established and active real estate development companies with a track record of more than 650 completed projects across retail, multifamily, industrial, and mixed-use asset classes. La Belle Farms and Hudson Valley Foie Gras to Challenge Recent Appellate Ruling That Limits State Review of NYC’s Foie Gras Ban

Upstate Duck Farmers Will Ask New York's Highest Court to Restore Earlier Ruling that Protected Farm Practices and Farmers' Livelihoods

FERNDALE, N.Y., March 18, 2026 (SEND2PRESS NEWSWIRE) — La Belle Farms, a fourth-generation, family owned and operated duck farm located in Ferndale, N.Y., announced today it will appeal the recent decision by the Appellate Division, Third Department, which ruled that the State Department of Agriculture and Markets misapplied state law when it blocked New York City’s 2019 ban on the sale of foie gras (Local Law 202).

Last week, the appeals court found that the state agency’s protection of La Belle’s farm operations went beyond what the statute allows. The farm said it respects the court system and will seek review by the New York Court of Appeals to resolve the competing priorities at issue – NYC’s animal-welfare concerns and New York State’s longstanding policy to support agriculture as a vital part of the economy.

“Today’s ruling is a setback, but we will not stop fighting for our right to farm and to sell our product,” said Sergio Saravia. “This appeal is about more than foie gras; it’s about protecting family farms and the many jobs and small businesses that depend on them. We’ll be asking the Court of Appeals to clarify how state agricultural protection should operate so farmers aren’t left vulnerable to local measures that reach well beyond city limits.”

La Belle Farms is a fourth-generation, family-run duck farm on 40 acres in Sullivan County, NY. Founded by the Saravia family in 1999, La Belle is one of the few farms nationwide producing foie gras and premium duck meat, and it supports the regional economy by employing hundreds of local workers and partnering with area businesses.

“Agriculture depends on predictable and consistent policies so farmers can operate with certainty,” notes Marcus Henley, manager of Hudson Valley Foie Gras, a premier New York foie gras producer. “It becomes difficult when different municipalities adopt their own restrictions on products that are otherwise legal under state law.”

Edward Phillips of Keane & Bean, PC, who represents La Belle Farms, added: “We will ask the Court of Appeals to review the record and uphold the Commissioner’s determination. The Appellate Division held that the Commissioner was powerless to stop the City from imposing a sales ban that was admittedly designed to restrict a farming practice. That ruling, which is unprecedented and leaves all farmers across the state vulnerable to similar sales bans, should be reviewed by New York’s highest court.”

While the Appellate Division ruled against the agency’s interpretation, La Belle Farms notes that a separate injunction from another case currently prevents the city from enforcing Local Law 202.

“Every certified performance target, every methane measurement, every evidence document is only as valuable as the trust chain behind it,” said Mark Smith, Chief Strategy Officer of CleanConnect.ai. “By routing production data generated by ProveZero through Diode’s zero-trust network and anchoring it on Oasis, we give producers, traders, and buyers cryptographic proof that the attributes encoded in every Environmental Attribute Certificate reflect real, verified, source-level data — not a registry spreadsheet someone emailed. Our ProveZero multi-certification platform can now generate tokenized energy as a verifiable Real World Asset on the blockchain, spanning ISO 14067, ISCC, EO100™, MiQ, OGMP, EUMR, and more — giving the market a single, auditable chain of custody across every major standard simultaneously.”

“We see private, automated, and cross-vendor AI systems as the next frontier for regulated data,” said Hans Rempel, CEO of Diode. “By leveraging our private AI control plane anchored on Oasis, CleanConnect.ai can rapidly deploy new assurance capabilities without sacrificing privacy, compliance, or control.”

“Oasis provides the private foundation that makes zero-trust networking so powerful for regulated industries,” said Marko Stokic, Head of AI at Oasis. “Seeing that infrastructure now underpinning real-world certification workflows in the energy sector is the kind of adoption we built for. We look forward to seeing CleanConnect.ai and Diode push the boundaries even further.”

Global Foundation Launches to Reawaken Cultural Identity

Guardians of Culture & Arts Foundation launches international initiative to preserve endangered heritage through music, film, and cultural awareness

LAS VEGAS, Nev., March 17, 2026 (SEND2PRESS NEWSWIRE) — For centuries, the first sacred music written in the Americas lay hidden in archives, waiting to be rediscovered. Now, an international effort is bringing those voices back to life. The Guardians of Culture & Arts Foundation (GOCA), a newly established 501(c)(3) nonprofit headquartered in Las Vegas, has officially launched with a mission to preserve, protect, and revitalize cultural heritage through music and the arts. Through international collaboration among artists, scholars, historians, and cultural leaders, the foundation seeks to rediscover endangered traditions and help communities reconnect with their identities.

Guardians of Culture and Arts Foundation

GOCA’s inaugural event will take place August 1, 2026, at the Cathedral of Our Lady of the Angels in Los Angeles, California, where sacred Baroque music from Perú — silent for more than 300 years — will be reawakened in a grand performance.

ABOUT THE GUARDIANS OF CULTURE & ARTS FOUNDATION

Rather than focusing solely on archival preservation, GOCA emphasizes living cultural experience. Through documentary storytelling, concerts, and educational initiatives, the foundation raises awareness of traditions that still exist but are often overlooked — from music and language to culinary heritage and architecture. Proceeds are reinvested directly into the communities whose traditions are being preserved, supporting music education, instruments and training for young musicians, and programs that help sustain language and artistic heritage.

LEADERSHIP VISION

The foundation was established by Dennis Bonilla (Founding Trustee, Chairman & Chief Learning Officer), David Rodriguez (Founding Trustee & Chief Executive Officer), and Robert Golden (Founding Trustee & President) in response to a growing global need to protect endangered cultural expressions. Together, they envision a world where sacred traditions are not forgotten, but rediscovered and brought forward for future generations.

“Guardians of Culture & Arts exists to preserve, protect, and revitalize music and art as living expressions of cultural identity — not artifacts behind glass, but works that are performed again, studied again, and honored again,” said Dennis Bonilla, Founding Trustee, Chairman and Chief Learning Officer.

“Cultural identity lives in the music, stories, and traditions that communities carry across generations. When these works are restored and performed again, communities reconnect with their heritage and the world gains a deeper understanding of its shared history and unity,” said David Rodriguez, Founding Trustee and Chief Executive Officer.

“Cultural heritage is one of humanity’s most valuable resources, yet many artistic traditions are disappearing without recognition. Through initiatives like The Lost Music of Perú, GOCA is working to ensure these extraordinary works are rediscovered, performed, and carried into the future,” said Robert Golden, Founding Trustee and President.

THE LOST MUSIC OF PERÚ

“The Lost Music of Perú” is an international documentary and cultural project exploring sacred Baroque compositions from the viceroyal period — hidden in Peruvian archives for more than three centuries. These works reflect a remarkable fusion of European, Indigenous, and African influences that shaped the spiritual and cultural identity of the Americas. During the viceroyal era, Perú emerged as one of the continent’s most vital cultural centers, producing music, architecture, and visual arts that influenced the broader hemisphere, along with agricultural and culinary traditions that continue to shape global culture today. Through historical research, documentary filmmaking, and live performance spanning multiple countries, the project traces the rediscovery of these manuscripts and the musicians and communities working to restore them.

ABOUT THE AUGUST 1 EVENT

The concert is presented in coordination with the Cathedral of Our Lady of the Angels – Los Angeles, and the Archdiocese of Los Angeles. The concert, recognized by the respective embassies as part of the 200th year celebration of diplomatic relations between the U.S. and Perú, will feature orchestras, choirs, and musicians from across the Americas performing rediscovered sacred compositions that have not been widely heard for centuries. The event will be streamed globally.

“This project represents more than a concert,” said Rodriguez. “It is a moment of cultural restoration — music that has been silent for centuries will once again be heard in a majestic sacred space, a setting designed for voices that endure across time.”

The concert will also be documented as part of a forthcoming film — ensuring its impact extends far beyond a single evening and into a lasting cultural record.

A GLOBAL CALL TO CULTURAL STEWARDSHIP

GOCA invites communities, scholars, supporters, and cultural partners worldwide to join this work. These traditions belong to all of us — and preserving them honors identity, memory, and the shared human story. To learn more or to become a Guardian, visit https://gocafoundation.org/.

MarketWise Advisors study finds mortgage lenders increase efficiency by over $1,000 per loan with Optimal Blue

Hundreds of surveyed lenders report major improvements in accuracy, operational capacity, execution and risk reduction, including 1,193% ROI for PPE clients

PLANO, Texas, March 17, 2026 (SEND2PRESS NEWSWIRE) — Optimal Blue today announced key results of an independent analysis by consulting advisory firm MarketWise Advisors LLC quantifying the operational and financial efficiencies of its end-to-end capital markets platform and the significant value it generates per loan. The study found that mortgage lenders using Optimal Blue technology are more efficient and competitive. Optimal Blue mortgage lenders report an average net financial benefit of $1,006 per loan, reflecting measurable gains in execution quality, error reduction, automation and operational efficiency.

Across the institutions studied, lenders reported improvements in accuracy, performance, operational capacity and capital markets execution. The analysis highlights both the cumulative value created when lenders adopt multiple capabilities across the Optimal Blue ecosystem and the value delivered by specific Optimal Blue technology solutions when combined with individual strategic decision-making. By combining pricing, execution, data and secondary marketing tools within a single platform, lenders are able to scale loan production more efficiently and respond more effectively to changing market conditions.

“In mortgage capital markets, every basis point matters. That is why our core goal is providing our clients with data that enables them to be more competitive. When lenders are gaining more than $1,000 per loan and achieving a rate of return of $12 for every $1 spent, that’s more than efficiency, that is operational advantage,” said Joe Tyrrell, CEO of Optimal Blue. “This independent analysis confirms what our clients experience every day: when lenders have better technology, including use-case specific AI tools backed by real expertise, the impact shows up on their bottom line.

“The results confirm that Optimal Blue delivers substantial, measurable value – contributing to clients’ ability to scale efficiently, improve execution, manage risk and achieve strong returns across the ecosystem,” said Jordan Brown, founding principal and CEO of MarketWise Advisors.

KEY FINDINGS

The analysis identified five key findings showing how lenders use Optimal Blue’s solutions to make smarter decisions, resulting in:

  • Average positive impact of more than $1,000 per loan. Across the Optimal Blue ecosystem, lenders reported an average net benefit of $1,006 per closed loan.
  • Nearly 45% increase in operational capacity. Respondents reported a 43.65% improvement in their ability to manage higher loan volume using Optimal Blue technology without requiring an increase in staff.
  • More than $400 per-loan impact from advanced hedging and secondary marketing tools. The AI-driven hedging and trading capabilities supporting strategic execution, trade optimization, MSR valuation and mark-to-market reporting produced an average financial impact of $401.43 per loan.
  • 12X ROI for Optimal Blue PPE clients. Clients reported a median return on investment of 1,193%, representing nearly $12 returned for every dollar spent with Optimal Blue.
  • Universal error reduction with measurable financial impact. 100% of survey respondents indicated that Optimal Blue helps reduce errors, with 98% reporting financial benefits tied to improved pricing and eligibility accuracy. These benefits represent an average additional gain of $181.83 per loan.

Full results from the study will be available in early May. To explore these key findings in greater detail or be notified when the full report is released, visit https://www2.optimalblue.com/2026-study.

METHODOLOGY

The ROI analysis was conducted by MarketWise Advisors LLC, a consulting advisory firm specializing in financial services technology and benchmarking. The study evaluated client-reported outcomes across Optimal Blue’s end-to-end platform, including its Product and Pricing Engine (PPE), hedging and trading solutions, data solutions and Comergence counterparty oversight solution.

More than a quarter of Optimal Blue’s nearly 1,000 unique lender customers participated in the analysis, representing a balanced mix of banks, credit unions, independent mortgage banks and housing authorities. Because Optimal Blue’s client base spans various segments of the mortgage market, the participating institutions collectively provide a representative cross-section of lender types, sizes and business models.

MarketWise Advisors applied a deliberately conservative methodology to assess value delivery, using median production volumes and client-reported outcomes to quantify financial and operational impact while avoiding assumptions that could overstate results.

NOTE ON RESULTS

Results reflect client-reported outcomes collected as part of the MarketWise Advisors analysis. Neither MarketWise Advisors LLC nor Optimal Blue provide any warranty or representation regarding performance outcomes, which rely on clients’ independent business strategies and decision-making. Individual results may vary.

Archive directory unlocks secrets of world’s knowledge repositories

The Guide to Public Archives II is a unique navigational tool ideal for researchers looking for a comprehensive directory to the documents and artifacts of history

LOS ANGELES, Calif., March 17, 2026 (SEND2PRESS NEWSWIRE) — For the first time, journalists and researchers have a searchable directory of over 1,500 of the world’s knowledge repositories. The new publication is from Newsjunkie.net, the data-journalism resource known for its “Who’s Behind the News” reporting. Guide to Public Archives II, a fully revised and expanded directory of the world’s artifact and document repositories, is designed to help journalists and scholars quickly and easily locate essential research materials.

Image caption: Interactive mapping tool from Guide to Public Archives © Newsjunkie.net.

The updated guide now includes a full representation of essential archives from major institutions such as the Library of Congress and the Vatican Apostolic Archive to regional and specialized collections devoted to particular communities, disciplines, and eras, such as the Timorese Resistance Archive. Each entry has been significantly expanded, with richer descriptions, improved structure, and more detailed information on collections, access policies, and contact points.

The Guide to Public Archives II has never been more necessary. It arrives at a moment of heightened urgency around the preservation of public records. As federal agencies remove datasets, government websites are compromised by misinformation, and historical records whitewashed, archivists, researchers, and journalists need a destination untarnished by ideology. The Guide to Public Archives II is a permanent, free reference to the world’s institutions that hold the record of human activity not altered by prejudice or partisanship.

“In the 20th century, the world put its history into archives, libraries, and museums. In the 21st, the collections are being fully digitized, and while this benefits researchers immensely, information on collections is hard to find,” said Gordon Whiting, publisher of Newsjunkie. “The Guide to Public Archives solves that problem. For example, a journalist researching colonial-era Indonesia can see a description of the collections held at the Nationaal Archief in The Netherlands, which hold exactly the records they need, and how to access them.”

Whiting added, “Institutional archives preserve everything from ancient census records and scientific observations to modern newspapers, photographs, and government documents. Our goal was to develop a navigation tool that allows these wonderful materials to be easily found.”

Newsjunkie’s Guide to Public Archives II helps match researchers to specialized repositories that serve not just as custodians of historical materials, but as active centers of documentation, interpretation, and collaboration. Many archives also function as applied research centers. India’s Archives and Research Centre for Ethnomusicology, in Gurugram, produces original field documentation on regional forms of folk music, in addition to managing a collection of historic recordings.

Contributor Dr. Amy Catlin-Jairazbhoy of UCLA notes, “It’s a collaborative educational institution working with local and foreign scholars. I find it very unusual. It’s an applied approach to archiving.”

Future updates will add new search and filtering tools. “The scale of these collections can be overwhelming,” Whiting added. “But they’re critically important. These collections belong to everyone. We’re making every archive discoverable.”
